My hot water tank smells like sulfur and I have requested more than 4 times to the manager about this issue and they have yet to fix it. I have requested maintenance because my roof has a leak in it and they have did nothing about it! Now I have a black stain in the roof that’s creating a moldy smell. I do not recommend
If I could give this place a negative score, I would! My son moved in there for his first apartment, only due to the recommendation of his coach to keep players together. This was chaos from the beginning with the application process. First they tell us all parents need to do application, plus all roommates, and the application was a mess; then in the end only one parent is on application. We go to see the apartment - It is NOTHING like it shows online. It looks old, is rusted everywhere, stairs, amenities, etc. They act so nice to get you in the door and again we only went there due to coach keeping players together in same complex. We moved in June with 20 items on the move-in checklist and as of October, absolutely NOTHING has been fixed. I have numerous emails, calls, etc. and still nothing fixed. I have spoken to Assistant Property manager, Ashley, and Property Manager, Courtney, and still nothing fixed. I had to contact an attorney because 5 months is unacceptable to not have repairs done. NOt to mention the water is off EVERY OTHER WEEK with NO NOTICE! They go to take showers before classes or after practice, only to find out there's no water, so they have to go to class without showering. Not to mention, no water means the toilet doesn't flush. This happens Every other week. The maintenance is HORRIBLE; they are useless and the two times they came to see about toilet, they didn't know what they were doing. Even said toilet should just be replaced. 5 months and still not replaced. To make matters worse, they NEVER answer the phone and NEVER return calls. Each time we try to reach someone, I have to call the sister property and leave a message and still don't get a call. My son had to go to the office to reach someone. Then the property has a police that lives there, yet, my son's roommate car got egged, and destroyed his paint costing thousands of dollars. The neighborhood is unsafe, dirty and nasty. I put in a notice to vacate after only a few months. I refuse to pay them $2000 and my son can't live comfortably. We had to pay $3400 to get out of the lease early (June-Oct), but that goes to show how bad it was to only live there a few months and pay that large amount of money to get out. Learn from our mistake, THE APARTMENTS ARE HORRIBLE, LOOK NOTHING LIKE WEBSITE, MANAGEMENT IS HORRIBLE, MAINTENANCE IS HORRIBLE, AND IT'S UNSAFE!!! Very misleading from website and they are so polite to get you in the apartment, then everything changes.
I moved in these apartments in April 2019 and in June the air conditioning went out several times. The air conditioner had to stop working several times before they would replaced the unit. And though you aren’t supposed to smoke in these apartments, there was this constant smell as though someone was smoking marijuana. Not to mention that you will be overpaying for rent in apartments with outdated appliances and a severe need for upgrades. You will practically be forced to pay $45.00 per month Comcast cable (most individuals would prefer internet/WiFi). And rent goes up EVERY YEAR. Please save yourselves the headache and find someplace else that is more comfortable.
Our lease ended just a week ago and I get an email about owing more than $800 for “damaged carpet” which is a lie. It was dirty yes, just like any apartment you live in for 3 years so we paid $140 for express cleaning which I never even heard of. I was like fine ok we’re finally done with this place thank God. Then there goes the $800 that I owe for carpet that wasn’t even brand new when I moved in.

The only good thing I have to say about these apartment is the staff in the front office are very friendly while you are living there. They always spoke to us when we saw them in passing and have a great demeanor, but my compliments stop there. The apartment complex has terrible foundation issues to the point where sometimes I was worried I wouldn't be able to open my front door and I had to keep things shoved against doors to keep them closed. We lived there for 2 years and about 1 year in our AC went out and it took almost a month for them to finally agree to replace the unit. At one point we were told because we lived on the second floor of an older complex that it was just going to be hot. However, my largest complaint is after moving out they claimed that our entire carpet needed to be replaced due to a pet odor. I know for a fact there was no pet odor and emailed them asking of we could view the unit with an unbiased 3rd party before the carpet was replaced. They responded to my email early in the morning while I was at work saying that we had a 30minute window to view the unit because the carpet was scheduled to be replaced that same day. I did not even see the email until an hour after the 30 minute window was up. They did at least agree to slightly reduce the cost of the carpet replacement, but they did not even respond to my email telling them I couldn't make it in their time frame because I was at work.

Pear Orchard apartment is a great place if you just need a mildly quiet living in the Jackson/Madison metro area: Pros: Staff is a great group of people that will talk to you and are friendly to you. The area is nice to walk around and you are next to Park perfect for walking, There are parks, pools and tennis courts to give a great environment for the price. Price is very competitive in the Ridgeland area Cons: the leasing company forces cable onto you which is an extra $45/month, They say it's a good deal but I do not know MAA's definition of deal by forcing something many do not want. Better idea provide Internet. When signing the lease agreement be sure to understand the leasing company expect you to predict the future, They want a 60 day notice no matter if you are breaking your lease and the fees will be the prorated for the lack of 60 days (2 month rent) and breaking lease (2 months rent). The apartment space is surprisingly small and the updated apartment is old updated appliances.

The apartments use to be an awesome place to live. However, now the management team does not fix things as they break. Instead they patch things and or not at all.. The pest control people walk in, leave their note, without spraying. When this is reported nothing is done about it.. So the cycle continues.. They collect rent on time but nothing else. No extra activities are held by the apartment except one October magic show.. Even though they advertise others.
My roommate and I currently reside in ridgeland, ms at the pear orchard apartment complex, an affiliate of MAA. We have lived there since October of 2014, and had a fair share of ups and downs. I want to start by saying that on a surface level, this is the perfect apartment for young, single people, as well as families starting out. The management team is wonderful, the area itself makes me feel safe (more than not, anyway), and the complex is well kept. I feel I must preface by saying that I hate the "trollers" out there. You know, the ones who like to set a fire just to watch things burn. That being said... I feel frustrated, like there's almost a disconnect in the chain of command. I sort of feel like I live in a band-aid station. For example, if my toilet stops working, I am required to submit a maintenance request. They come, they fix it. Three weeks later, it stops working again. So, request, fix, done. Right? Negative, ghost rider. This has continued to happen more than four times in the last three months. I have gone to management, with no new results. This is just an example of many things that we can't seem to get a permanent fix for. This varies from small things (toilet) to large, important things (a/c broken when the internal temp won't go below 85 degrees). All that to say, we kind of feel like we're stuck in this (not cheap) endless, nauseating maintenance merry-go-round, with no way out (or puke bucket) in sight.
The apartment is nice and cozy. The facilities are amazing there are two pools one located in the front and one in the back. And a playground is further back. Less than a mile away from Krogers, Buffalo Wild Wings, Planet fitness and other restaurants. Also Friendship Park is right around the corner. Safe place being that two police officers stay here. Definitely happy with my decision to stay here. Only thing is at night finding a parking spot close to your building can be a bit difficult.
THE PEAR ORCHARD APARTMENTS USE TO BE AN AWESOME PLACE TO LIVE. THEY ARE OLDER NOW, AND UPDATES ARE NOT BEING MADE AS THEY SHOULD. HOWEVER, YOU CAN' BEAT THE CONVENIENCE. YOU ARE RIGHT UP THE STREET FROM THE MALL, GROCERY STORE, AND THERE IS A PARK IN YOUR BACK YARD.
Decent apartment with hookups for washer dryer, appliances, and pretty door knobs. However, it's overpriced and the rent goes up minimum $80/month per year. The one bedrooms are 700sq ft which is fine if you're single but it gets crowded wit a significant other. The other tenants are loud and disrespectful of others (many nights of screaming in the parking lot to catch up worth your friend at midnight) and if any apartment in your block decides to smoke weed in their nonsmoking apartment, get ready for that nasty smell to seep through the vents and into your entire living space. Office workers are fine, don't expect FedEx to actually check if you're home (or leave it at the main office because it's easier to mark Business Closed at 1pm). If you're okay with the noise, smokey smell on weekends, and paying upwards of 900/month for the privilege of no peace and forced cable from Comcast, go ahead and check this place out.
The neighbors are friendly and we haven't had a problem yet. We keep mostly to ourselves, it's a lot of kids around and the apartments are on the high end but the location is pretty good only 3 miles from my job and various shopping centers and restaurants.
I got a job in the area and was in a rush to move here, the staff was nice and help me do everything I need to do fast and easy. Move in day was fast and I love the location.
We moved here from a small town and love the location. The mall is right down the road and we are close to everything even in a bigger city. You can have pets here and it's pretty quiet. Our fridge was broke when we first moved but maintenance was pretty fast...it's on the higher sode but if you can afford it it's well worth it! Preparing us for a home!
