DO NOT MOVE IN HERE! Only my 2nd day here and I’m already disgusted. I feel the need to let anyone that plans on leasing here to back out immediately. The apartment rented out to me is not ready for move in but yet they still rented out to me. Apparently apartment was cleaned before hand but I was able to tell management never once stepped into unit to make sure it was cleaned and ready to go. Every inch of this unit is filthy. Ceiling and walls have cracks, mold and just plain dirt. ROACHES everywhere! Opened up my window blinds and they were covered in roach eggs and droppings. Bathrooms are horrible. Flooring in the bathrooms have cracks and are ridiculously filthy. Mopped like 5 times already and still looks disgusting. Bathtub in both bathrooms are peeling and disgusting. Signed a 1 year lease so I’m screwed but as soon as my lease is over I’m getting out of here. Literally have been cleaning since I moved in and unit is still dirty. Scared of putting my clothes and food away in the closets/pantries. Im waiting to get contacted from the manager to see what they can do for me. This unit definitely needs a deep cleaning and fumigation. This unit is definitely not ready for someone to live inside. Moved from out of state so didn’t have time to inspect apartment before signing contract. Mistake I will never make again. Now for the pictures of this disgusting unit! 2 day later and I found mice in my unit! Overall the worst experience I’ve had!

Both my husband and i are retired, my husband suffers an illness and we can say we live in a very peaceful place. We have never had any problems with any of our neighbors. Every time I request something from the office, they respond quickly to our needs. I highly recommend The Pearl Apartments to anyone seeking a peaceful place to live.

I have lived in my fair share of apartments throughout my college career (now around 7 years). I have never felt as respected by the staff as I do here. Antoinette made everything so easy during move in and always takes care of my concerns when I call. When my AC malfunctioned, it was handled within the day. They even responded to my concerns about mosquitos outside my apartment. It is also wonderful to be greeted by name when I pick up packages. I know this property has a bad reputation, but I am pretty impressed with my experience so far. My apartment is one that was recently remodeled and it looks amazing. The office communicates everything and the online portal makes it easy to communicate with them when I am too busy to call. The outside of the buildings still looks a bit rough, but they are always improving on it. It is definitely worth the price with utilities included--even with the dreaded pet rent. Affordable for students and teachers and those who are both!

I lived at the Marc for two years. During my time at the Marc the police were involved with non student residents multiple times for offenses such as drugs, fighting and public drunkenness. It is not a safe place to walk around after dark. The Valero on the same property was robbed twice while I lived there. My refrigerator also died during my last year there and they did not replace it for over 3 weeks! The manager is very unprofessional and was rude when I tried to get her to light a fire under her employees to get me a refrigerator. The Marc only replaced it when my roommate and I withheld our rent until they fixed the problem. The place smells TERRIBLE because nobody picks up after their dogs! There is also trash everywhere. Don't take y word for it just go look and smell for yourself. The grounds are disgusting. Once you sign the contract they have you for a whole year of your life which will be miserable so do not fall for the cheap prices.
Female residents are harassed. Shootings. Multiple animals being mistreated by residents. One owner left their dog in a cage outside their front door on a cold night. Multiple people living in one bed room apartment smoking pot. Trash throughout the grounds and low maintenance. No hot water many times. Bugs. Management could care less. Security guard is never there. If your student has a signed lease the university has a service that helps them break it. Get them out!! The pictures you see of residents living there happily is a lie! I would give it no stars if there was an option.
To Start off the day we moved in the ac unit that is located in the ceiling right above the entrance of the restroom and or rooms was leaking, it wasn't a small leak either. we had to put pots under to catch the water and it would fill 2 a day. We filled a maintenance complain but it wasn't until the 4th complain and SEVERAL calls and visits to the office they finally fixed it a month and a half later. We were also promised wooden floor but got an ant infected, dirty carpet. There were screws just thrown around the carpet and tape everywhere in the bathroom. it still smelled like wet paint. I subleased my room to a friend of mine but continued to get charged for 2 months with interest for "late fees". I emailed 3 times and still got no fix or reply. We were originally looking for a 2 bed x 2 bath apartment but settled on a 2 room x 1.3 bath because it had a washer and dryer in the unit. These "brand new" washers and dryers broke twice in the span of 4 months and it took them more than a month to get it fixed. This place is the worst apartment to stay in. It has been infuriating dealing with this useless management. They clearly don't care about their residents and will not try to get better.
My daughter lives in these apartments. Stay away. I am ready to break the lease. Like mentioned below drug deals going down. There was a shooting in the complex a few weeks ago. Her neighbors deal drugs. She never has hot water only to put in a work order and it work for 1-2 days. This is very unsanitary. She has no working heat. When she asks for help in the office they are clueless (a bunch of college kids) and no help. This place has been a nightmare...
So, I have lived at the Marc for over a year now. We have gone through many managers and maintenance staff and horrible problems the entire time. First we had black mold in the bathroom, that they came to "fix" multiple times by spraying it with spray paint. It's still there. We've been charged hidden fees and "overages" multiple times with no explanation. The ac barely works and when it does, it leaks everywhere. You are not allowed to cover your windows with foil to try and keep it a little bit cooler, or you get a notice about being fined. The water, water heater, and internet always goes out with no notice. We've dealt with "squatters" above us that they never bothered to deal with after multiple complaints. There has been multiple shootings and stabbings in the apartment complex including a pickup getting shot multiple times with a bb gun. You are not allowed to have anything on your patio besides "lawn furniture" you cannot have toys or bikes there for your children or you will get a letter pOsted on your door that the items will be removed at the cost of the resident. It is definitely not safe here- for you or your property. If you value your time, sanity, money or safety do not rent here!
If the name all over the news hasn't deterred you yet, just know that not everything makes it into their stories. Since moving in around the end of March, my roommate and I have had to contact authorities on numerous occasions from anything between people fighting in the middle of the night to domestic violence to having our lives threatened. There were also a few occasions where, when leaving the door unlocked just to go to the store, we came home to our apartment smelling strongly of marijuana. The apartments themselves aren't too terrible if you can put aside the internet regularly having issues, the water often (At least once a week or so) being shut off to have work done, and the insects (ants AND roaches) swarming to the place. Along with this, even though they "cover all utilities," they do have a $55 limit per room, and it seems that even if you're never home, you're always being charged a ridiculous amount in overage. I suggest looking literally anywhere else to reside.
This is literally the worst place I have ever had the displeasure of dealing with. Do not be fooled by the display unit they show you. The apartment you will move in to will be nothing like it. I was told that I was unable to move in early due to they needed three weeks to make this apartment "move in ready". When I moved in, the whole apartment smelled like a musty old abandoned bar that was smoked in for decades. There was dust on the ceiling, pink paint on the carpet, kitchen sink faucet housing is loose and moves back and forth by about 2 inches in each direction, NO SMOKE DETECTOR, mold/mildew in various places, amongst MANY other things that were complained about and told would be fixed ASAP. That was over two months ago... The best part, they charge you the WHOLE MONTHS RENT for August even though they won't allow you to move in until the 21st. The best part is, you have to turn around and pay September's rent on the 1st too. Gotta love it. I was also told that I would get a $500 gift card for signing my lease when I move in. SPOILER ALERT, it is not upon move in. It's not paid out until "October". No particular day, just some time in October. After bugging the office two weeks in, I was told they would be received by weeks end, and they would notify that they have arrived. Fast forward a week later, and SURPRISE they've had them, but they never told me. You would think that if you are limiting hours on when you can pick up this gift card you would at least tell someone right? Yeah... good luck with getting any info from these people... I stop by the office around 5:30 after work and was told they weren't giving them out past 4:30 and to come back the next day. I come back on my lunch and pick it up. Go to use it and what do you know... The mother heifer DOES NOT WORK! Call the card, and they tell me that my card was requested by the issuing bank to be suspended because of FRAUDULENT ACTIVITY!!! I'm only two month in, and this place has been super shady from the get go, and to be told that the gift card they are trying to give me is locked up because of fraud and the only transaction on this card is them purchasing it is just further proof that they are not to be trusted. Their track record of any kind of request being handled in a timely manner is non-existent. Who knows, I may get my $500 before I move out. I thought my old complex was bad, but it is heaven compared to this place... Even if there was a shooting there a couple of weeks ago.
I decided to write a review for The Marc (formerly known as Campus View) when I saw that the first review to come up says that it is a "facility that cares for their residents," but then goes on to detail their complaints regarding pricing. Folks, I had the opposite experience back when I lived there. I chose it for its good location and what I thought was reasonable pricing given the accommodations. Sure it's run-down, dingy, the windows are thin as paper so people outside can hear your conversations. Sure car alarms go off almost constantly. Does the parking lot have holes with rebar sticking up, threatening to slash your tires? Yeah, from the day I arrived to the day I moved out, it did. But none of that is the problem. I don't really think of myself as someone who really values customer service, but these people are just terrible. They lie to your face. You will end up paying more than you signed up for. Stuff will break. They won't fix it. They'll say they are going to do something, but they won't. You will inevitably have a serious issue and be unable to get in contact with management, because they are off-site. And the people actually in the office will tell you they can't do anything about whatever your problem happens to be. Save yourself some stress and just STAY AWAY.
I lived at the Marc from January through May. On Move-in day: doors had been left open and so had windows. The toilet did not work and there was no running water. At the end of February my AC went out. My AC was not fixed until the middle of April. During this time, I filed multiple work orders and lease termination paperwork due to unlivable conditions. I followed up with the regional manager and was told I would receive rent credit for the inconvenience but never did. I sat in the front office for 3 hours waiting to walk the maintenance man to my unit. They took another week to fix my AC and in the mean time left nails, splintered wood, and my AC unit hanging out of the wall. (Not to mention I have an ESA that they knew was there and yet they left everything out for her to eat) I asked they come fix it along with the other issues I had put work orders in for. To this day, the AC unit is still hanging out of the wall and nothing has been fixed. In May, I moved out and relet the apartment. I paid the fees, had the man go through the office to make sure it was legal. He signed an as-is lease contract and I asked that the office complete my open work orders before he moved in. They did not. He was supposed to move in on May 24th. On June 3rd, I got a call from the Marc saying that my rent was due or I would be charged late fees. I explained that I had relet the apartment and the other guy had signed a lease and was supposed to have already moved in. Their comment was “we let him break the contract because he changed his mind”. So they required me to pay the rent with threats to evict me and charge my credit. There was no refund of my relet fees even though they chose to let him walk away after he had already started the lease and taken over my apartment. Now, they have not let me have the keys back to the apartment that I am paying rent for. Now (end of June), There is $120 utility charge on the account. When I left, the lights were off and AC was on 78. The Marc “pays all utilities” with a $50 electric cap. When asked to comment they sent me to the electric company. The only people who have had access to it during that time was management. The only person who has confirmed entering the apartment since I turned in keys was the property manager, account manager, and the guy I relet to. If this is not enough, I called the cops for shootings 3 times while I lived in the apartment.
this happens to be one of the worst apartments we have lived in. when we first moved in we requested a downstairs with hardwood floor with our floor plan and was promised if we waited two extra weeks we would get the apartment we requested but they put us upstairs . then following we had mold in a small spot of our bathroom where the shower is and then it started getting bigger. they cam and cleaned and painted over it. following two weeks later its coming back through the paint and cleaner and now the mold is all over the bathroom. we have been sick ever since we moved here. i DON'T recommend this place to anyone . they like to play with your rent also.
When I toured the complex, I walked through a well lit, very clean and well maintained apartment. After that, everything went downhill. I was given two applications for lease with no differentiating factors and "signed the wrong one" and did not get the layout I was promised. Did not get the washer and dryer I was promised. Did not get the $250 signing bonus I was promised. On top of all that, I received a late fee for August even though I received an email telling me it was not due. In order to talk to a property manager, I had to wait for over an hour and a half with no one checking in on me and leasing agents talking about taco bell and complaining about tenants. When I confronted the manager, she told me that because it was the corporate office who sent that email it wasn't binding and I had to pay the fee anyways because the local office sent a different email. There was even a representative from the corporate office there and they said nothing. The complex I got had a myriad of problems from mold on the ceiling to leaky faucets. The hot water was broken more times than it was not. There is no lights or fans in the bedrooms. There are always bugs in the apartment and the complex will not cover pest control inside the unit, only outside. The "wood flooring" in the kitchen peels up at the edges and same with the "tile" in the bathroom floor and walls. The moldings along my walls and window look like they've been chewed on and painted over to make it look better. Maintenance was quick but they left mud all over my floor and bathtub and left my countertops covered in water. I can hear my neighbors constantly and the whole complex smells like marijuana. Parking lot is always a mess and leave full garbage bags in the open. I do not feel safe here.
