Property Ratings at Pearl Midlane River Oaks
I wish there was an app to access the doors, elevators, and gates. It makes it difficult to allow guests to access the property. If I could activate the app from my apartment to allow the access would be safer for a single woman. Instead I'm waiting by the gate and the elevators at night.
My family and I have been at Pearl Midlane for over 2 years and have not had an issue. When you go, ask for Elizabeth! She is awesome! We have been working with her since we moved in. She is very attentive, informative, and helpful. She made our experience at Pearl a great one! Thanks Elizabeth!
Perfect location. Elevators need to be updated, gates need to be updated. Hallways always bad smell. Needs to be cleaner all areas. Been here 5 years , this 2024 was the worst. I hope 2025 is better with repairs (gates, elevators)
Great experience touring and signing a lease with Elizabeth! Made the whole process very straight-forward, transparent, and simple! Was able to tour multiple units before locking down the one of my choice.
Not happy with how things are ALWAYS broken. Elevators, Chute door, gates, fountain in the courtyard. The shady people moving in here. It used to be much nicer.
So far I have loved living at Pearl Midlane! All my neighbors are so kind and friendly, and I feel safe and a part of the community here. The maintenance team are quick in response to requests. Considering the location, too, you can't beat living here!
Very happy with my decision to move here. Friendly community, clean and safe! Leasing staff is very helpful and jump to help when needed. Hallways are always clean, amenities all well maintained.
I'm deeply saddened to learn that the exceptionally friendly housekeeper has left. During Hurricane Beryl, when everyone was struggling to get access to water, he went above and beyond. He personally ran a hose from the first floor to the second-floor patio, ensuring everyone could access fresh water. Despite the lack of any communication from the management team, he took it upon himself to inform us as we gathered by the pool, asking us to spread the word. He truly was a hero in that moment. On a separate note, during the freeze of 2021, the previous management team at least provided us with buckets to collect water from the swimming pool. Unfortunately, during Hurricane Beryl, there was no such support or action taken.
I have only lived here for a little less than a week, but am already loving the community and complex as a whole. Everyone I have run into has been incredibly friendly. The move-in process was about as smooth and seamless as you can get. The interiors and amenities within the unit are a huge upgrade from my previous apartment.
I moved into my unit on August 9th. Initially, every thing seemed nice. However, after getting settled in I noticed #1 there was a strong dog/pet odor. Secondly, I noticed my flooring looked very dated. Lastly, there’s a big pest problem in my unit that is creating a very dissatisfying experience living here. I reported issue right away like 2 days after moving in. However, this unit needs to be completely exterminated which I mentioned to pest control the same day he arrived. I’m sooooo upset I can’t even enjoy living here. I work from home and a roach climbed onto my table while I’m working in broad daylight! It’s completely unacceptable. Unfortunately, i can’t give this community high remarks. I noticed the hallways are unclean as well and smell of pets. I also saw roaches in the hallway trying to enter my apartment I had to spray the heck out of my exterior and interior. I moved here for cheaper rent but never did I imagine freaking roaches! Very Disappointed.
The staff are so friendly and approachable. They keep the place nice and clean by scheduling regular maintenance and fixing things promptly. Great location.
Loved living here. Maintenance is quick and friendly and the apartments are nice for a great price. Management is responsive and makes updates to the property.
Great walkable location, all staff is friendly and helpful, the gates and elevators work, and calm environment. It is overall a good place to live.
Great and easy move in experience. The building is clean and the staff is friendly and efficient. Matience is very quick to respond and the area is beautiful
2 years! I wouldn't leave, but I'd purchased a home. You'll enjoy it here. Closd proximity to everything. Can't complain, best area to live in.
The apartment is very nice and comfortable. So far, so good. Lease process was simple and quick. Thanks. Nice neighborhood too. A lot to do f good places to go

Leonardo, it's wonderful to see that your new apartment home appeals to you, as does our convenient location. Thank you for sharing your great leasing experience. We are glad you're here!
Overall good experience. Just some of the amenities need to be cleaned on a regular basis. The resort chairs in the pool are very dirty and need better upkeep.

Arielle, we are glad our community is a good match for you. That said, we also appreciate your feedback about the upkeep of our amenities, especially the resort chairs around the pool. We have noted this for further action. Please get in touch if there is any additional way we can uplift your comfort.
Firstly the team in Midlane is got some sort of attitude. I dont understand why you dont understand you are also in the business of good customer service. Secondly never get into contract with them before reporting any issues you see while moving in as they will clearly get at you later even for minor things - even if it may not be your fault.

We appreciate your sharing this experience. Our team values resident service and is sorry to see your dissatisfaction with your experience. Please contact us at manager.2121midlane@morgangroup.com so we can work with you directly to address any concerns.
The management team has a contract with a towing company and goes into the garage to put orange stickers on their residents windshield for any reason that will get a car towed. Paying residents have to worry about their apartment complex looking to see if their car registration is expired or if someone slashed their tires in the garage or else they will have a orange sticker placed on their car (which is hard to get off) for the ow truck to come tow you.

Thank you for sharing this concern. We want to assure you that we have the highest regard for each of our residents and would never do anything to break that trust, including improper towing of residents' vehicles. We are eager to learn more about your experiences and address any questions you have. Please contact us at manager.2121midlane@morgangroup.com at your convenience.
Security problems with gates being broken or call box out of order. Trash all throughout back of property where "construction" is ongoing. Would not recommend.
Property Manager at Pearl Midlane River Oaks, Responded To This Review
We are sorry that our gates and the upkeep of the construction area have not met your expectations. Please get in touch at manager.2121midlane@morgangroup.com for us to gather more details and resolve this. Thank you for your time.
My boyfriend and I have been living at Pearl Midlane for 2 to 3 years now (we signed back when it was still under old management and the place was called 2121 mid lane). We really love it here! This is why: 1. The location is super super walkable. lots of neat little shops near by, super close to target (admittedly a little dangerous being so close to that place for me... but that's another story) and the neighborhood is very residential, despite being close to many things to do. 2. The apartments are well maintained and management is super responsive. I have never gone for more than half a day with a maintenance issue, and in terms of things breaking, I have had few and fair between in the years we have been here. In any case, my concerns, though minor, were always heard and addressed with urgency. 3. The price is very comparable considering where it is. 4. The units are *super* insulated. The noise cancellation in this place is insane. I do not have quiet neighbors.... and I only know this because I hear them when I am walking in the hallways, but in my particular unit, I do not hear a single thing! We are even somewhat near the train, and we barely hear that..... also my boyfriend and I kind of get frustrated when we are on opposite sides of our 2 bedroom unit yelling out to eachother because we cannot hear what we have to say and we need to get up and go to the other person's room.... it's a good problem to have! And finally: 5. These apartments are wired for AT&T Fiber... so internet is very fast. I have built my own "smart apartment" (I like to tinker with that kind of stuff) and so there's a lot of burden on our ISP... but I never ever feel it. Part of that is our good service, but I believe that part of it is also that we have a fiber cable, so data runs very fast across the unit. I could be wrong... but either way I am not complaining. The only small quirks I have with this place are as follows: 1. Sometimes packages are left in the mailroom even though I pay for the parcel...and so I need to go downstairs to get them off of the mailroom table. Perhaps it's luck on my end, I have never ever lost a package. 2. There aren't many elevators on my side of the building (1) , so you can end up waiting a hot minute if you are living on the 5th floor like I am.

Thank you so much for the wonderful review! We greatly appreciate that you took the time to provide so much detail of the community. We are so glad that you are getting to enjoy the new amenity spaces and appreciate your patience while the improvements were being done.Melinda Thomas, Property Manager
Unfortunately the crime here has gotten way out of hand. There have been multiple car break-ins where at least 15 cars are hit each time. They know there is an issue with crime here including apartment break-ins, but will not spend the money on 24-hour security. They do not hold themselves accountable. The dog park is hardly cleaned and the garage constantly smells like a sewer due to the dog park. This complex can do better for its tenants.
I have lived here for a year and this has been the best experience. The location is amazing! Property is always clean, SAFE, quiet and nice neighbors. Management and Maintenance are wonderful, dedicated and prompt on addressing my requests. The renovations are gorgeous, I love the quaint pool area and fitness center. Very pet friendly with a nice dog park. The apartments are very well constructed as I never hear my neighbors or other outside noise. Plenty of parking. I truly could not find anything bad to say about this place and love to be able to call this community my home.

We moved to 2121 15 months ago and moved out the day our lease was up because it was the worst apartment we have ever lived in. This building is very loud you will always hear what’s going on. The hot water heater is not big enough to take a hot bath and for a bath person like me that was a real bummer. The workmanship is bad with ill fitting fixtures, thick peeling paint, lights blowing out from poor electrical work, and so on this place is done on the cheap. The icing on the cake was the carpet it was not installed correctly this turns out to be by design so they can look under it. On average we live in a apartment for 3-4 years this is the first place in 15 years we refused to extend a lease.
I visited this property in hopes of signing a lease for a new apartment home. I was met with cold stares upon entering the leasing office. Instead of receiving a warm welcome, I was greeted with, “May I help you?”. Before I could finish explaining what I was looking for, 2 leasing agents cut me off stating they didn’t have any of those units available. The thing is, my realtor contacted the property 3 hours prior to schedule my appointment for a specific floor plan. When they talked to her, they stated they had 5 units available. I went as far as showing them the text messages and information from my realtor - that didn’t help at all. It’s a shame that they didn’t even attempt to offer alternative floor plans. I mean, that is their job. It is very alarming the way they treat prospective residents. If you are looking to lease here, I say look elsewhere. Other properties in the area have a nicer appeal and even nicer leasing staff.
the only thing that is very nice about leaving at 2121 Mid Lane is the location. Everything else from the staff, the facilities, the facility availability and the maintenance is horrible. Every single staff member from the leasing office staff and the maintenance crew are very unprofessional and rude. The hallways always smells like trash and it’s very embarrassing when you have visitors. The elevators Are usually out of order a few times a month.
My wife and I have really enjoyed living at 2121 Midlane. The leasing office is always very helpful if there are ever any issues and maintenance always comes very quickly. We both like to go running, so the safety and calmness of the neighborhood around the apartment is wonderful. There is a built in security system and the locks and doors are very secure. The gym, pool, and other amenities are amazing and are never too crowded. Parking is great for residents, but especially great for guests. There is usually street parking available whenever people come over, but if those are full there is an entire lot inside the gates dedicated for visitors. It is very dog and pet friendly. We have our cat here and have not had any issues. The dog park by the parking garage is perfect if you are a dog owner and there are lots of great places to take your dog on a walk around the complex. We don't have any of the complaints that most of our friends in apartments have. All of our neighbors are very friendly, the apartment layouts are nice, and parking is great! We recommend 2121 to any friends looking in the area.

Thank you very much for your feedback. We value our residents and community and take pride in providing a great place to live. Your positive comments mean a great deal to us because we truly strive to have loyal residents. Thanks again!
Been living here a short amount of time and I've learned the 50 gallon water heater is only able to provide enough hot water for about a 13 minute shower. Their maintenance supervisor was nice enough to inform me that this problem is property wide and there is nothing they can do about it. Beware if you are looking for a 2-bedroom apartment as he also said the problem is worse for 2 bedroom apartments. He recommends not using any water including for washing dishes, clothes, or brushing your teeth before taking a shower. Basically the hot water heaters do not work and they cannot fix this. Just sharing because I only wish someone would have informed me beforehand. I have never had any such limitation in any apartment I've ever lived in however, this is an issue here at 2121 Mid Lane.

2121 Midlane is the true definition of fraud, deception and many other words that could describe discontent. The only true statement about their business is their sales pitch "paint the town red", this is because they will make you bleed in agony and discomfort. Below is a list of thing I had to experience since I moved in: * Expect the elevators to be broken when you move in, adding 3 to 4 hours more on your move. * Dog park, which the will sell you as nice and luxurious, is never clean and it has so much dog feces that it will make vomit. * They charge a $28/month valet trash, but the halls always smell like trash and the trash chute might even smell worst than the dog park. I really feel bad for the people that live close to them. They also charge you $30/month for pest control. * I once paid rent earlier and by mistake put one wrong number of my bank account and since the transaction couldn't go through they charged an extra $100 fee. When I try to explain the situation to the leasing office their response was "is not our fault you put the wrong bank account". The locks are with electronic chips so if you refuse to pay they will lock you out of your home. * The so much mention renovations are nice, but don't even think about using the game room as they will charge you for everything. They put nice arcade machines, but you have to put quarters in all of them, so much for a luxurious place. Doesn't surprise me no one ever uses these amenities. * Noise is everywhere, up, down, left and right. * The only plus of the building is the location, but they should just hand the keys to more competent people. * There is only one nice staff member (Carlene), it is a shame she must have to deal with so many complains. * I am not going to lie the units are nice and spacious, but the overall experience just takes all the good away. For the price hidden fees there are better options in Houston. I could go on and on with this list. The worst part has been feeling guilty for referring a few friends when we hadn't discovered the true identity of this place. Now they are stuck here because of me. Stay away if you want to live a happy life.
I would not recommend this community at all. 1. Gates and elevators are constantly broken. At minimum once a month the elevators are out of service. The gates seem to be down once every week or so. 2. Poor construction. You can hear your neighbors constantly. 3. There is a train behind the community you can hear at all times of the night and day. They say the train does not blow its horn but that is untrue as I have heard it several times. The noise is so bad if you live on the far end where the building backs up to the train tracks, the train sounds like it is in you living room. Luckily for me I live in the front of the building, but I still heard the train. 4. Crime. There were 2 robberies in a 2 week period at this community. There is an on-site officer but he doesn't seem to do much. The most I have seen him do is walk around in his uniform at 10pm when the pool closes checking out the community...other than that, he seems to be useless. 5. The community is kept very unclean at times. The smell of urine, feces and trash is a common occurrence. 6. Noise. The halls are very loud and you can hear people yelling in the halls at all hours of the night....since the hall echoes this sound runs through the entire building. With all the new units popping up, there are way too many options available to lease here. Do not be fooled by the sales pitch, this place is very disappointing for the price you pay. The only thing this community has going for it is the location.

Hello Anonymous - We would like the opportunity to meet with you about your concerns at the property. In the meantime I would like to address the comment you made about crime. Unfortunately, no apartment community is immune from crime; however, this property has had the fewest incidents over the years than any other in the area. The HPD Courtesy Officer that lives onsite does regularly walk through the community and is available to the residents for noise complaints and other issues. We again ask for you to reach out to either the Property Manager or myself to discuss your concerns. Margie Fielder Regional Manager margief@morgangroup.com
I lived at 2121 Mid Lane for one year. I leased here since I found the apartments to be spacious and also since they had a unit available on the top floor. However, I quickly got over the nice view and high ceilings once I spent more time on the property and reality sank in. The construction is cheap and t is common to hear a LOT of noise from those in the units around you. Also, when neighbors slam their doors your walls will shake. Regarding the amenities: they seem to try to keep things running but everything is just so beat-up by the tenants that it’s difficult to keep things looking nice. Many of the residents seem to have little regard for the public spaces and it’s common to see piles of trash left in the hallways for days, empty beer bottles left around, or dog waste left in stairwells by pet owners that are either plain inconsiderate or just got too tired of waiting for the elevator that often never works. The pool is pretty small and the hot tub is always broken and often very dirty. I personally dealt with neighbors that had parties until 5 or 6 AM, sometimes on weeknights. Management instructed me to call the "courtesy officer" on such occasions but I was never able to reach anyone and am not convinced that this courtesy officer is not some sort of urban legend. I also don't feel this place is safe. Doors are often left propped open and non residents seem to come and go freely. I had interactions with weird threatening people in the elevator and emailed the manager and the corporate office of Morgan Group and they just directed me to the aforementioned courtesy officer. If you do decide to rent here for some reason, make sure you get everything in writing, especially when moving out. I was pretty surprised at the methods they employed to make a few extra bucks off of someone on the way out. Only rent here if you don’t necessarily need to sleep, relax, or feel safe. Note: I rated staff based on my experience with a newer assistant manager on site.

Hello Timmy T - First we would like to thank you for your feedback about your experience at 2121 Mid Lane and would appreciate the opportunity to discuss the issues you mentioned. I would like to address the comment concerning the Courtesy Officer. I can assure you that there is a Courtesy Officer and not a myth. He is a SGT with the Houston Police Department and as been a part of the property since it opened in 2010. He attends most all resident functions and is considered by many residents as a true amenity to the community. I look forward to hearing from you. I have resided at 2121 Mid Lane now for approximately 1.5 years. This is my second lease and I wouldn't have signed this one unless I really liked this property. Overall it is a great location, clean complex and usually drama free. My first lease never had ANY issues. This second lease I am sort-of wondering why I signed here again. I have been in this new unit now for about 3 months and have had several issues. When I moved in, I requested that several items be fixed and/or replaced. As of today, months later, these items still remain on the "to do list" apparently. I have brought up these issues to the staff, but I guess it goes in one ear and out the other. So I gave up. Then I had another issue in the bathroom and it took them over a week to fix after I told them I was taking cold showers. I also want to mention I have been living in apartments ever since I was 19 and HAVE NEVER had a noise violation, EVER! I received my first one this week, which doesn't make any sense because I have been sick for the past 9 days and have not had anyone over. I guess my neighbors are just bored with their lives so they have to make up lies about other people, I don't know, but this is just ridiculous! So, with all of this being said, I will NOT be signing a third lease and actually wish my lease expired sooner than next year
My fiancé and I have be living here for a little while and it is such a great community and place to live. It's got great amenities for us like a gym, game room, theater, pool/jacuzzi, and great parking. They are animal friendly too and except German shepherds which is great because we have one! Their dog park is great always full of doggy bags to pick up messes and a place you can wash your dogs too. It comes with a built in security system and the doors have great locks. Love this place!
its the perfect blend of price, location and amenities.
Great place to live. You can't beat the price or the location. Stainless steel appliances, granite countertops, and spacious wood floors and cabinets. I've never lived in an apartment that's felt so secure. Gated access, keycard entry into the building, parking garage, and mailboxes inside.
