Best place I ever live! I would definitely recommend this place. So far I’m thinking about staying here for another year once my lease is over.
Moved in a few months ago and so far my only complaint is the noise from the bar next-door. Other than that the complex is wonderful. Great amenities. Great location great staff.

Very clean apartments, staff is very communicative & attentive to the needs and improvements to the complex. Very safe and convenient location to downtown life and businesses.
What I love the most from this apartment complex, is the maintenance team that is always there to help and provide support. Also the staff team is very friendly and caring!
Overall great resident experience! TJ the concierge is that girl she’s so sweet and helpful and Grace has been holding everything down since I toured! HATE the new parking rules like HATEEEEEE it so that’s my one negative complaint.
Noise levels and everything that’s broken could be fixed. Also keeping poop bags stocked would be good. Otherwise, i love the concierge and leasing office staff.
Love the location, amenities, and the staff in the office have been wonderful. The property is kept clean and people are quick to clean up if there is a mess anywhere.

I lived at Pearl Washington for 30 months. The first half was great, but then it all went to hell in the Spring of 2022. My brand new custom Jeep was stolen from the parking garage, due to lack of security and gates not working. I had to ask every day for the security footage to be sent to the police officer, but of course they didn’t care to follow up. My last 32 days (I kept track), our elevator didn’t work and we lived on the top floor; probably lasted for weeks after moving out. Parking garage and hallways smelled like weed frequently. Apartments were broken into, and way more vehicles vandalized or stolen. Three to five apartments down the hall had a sprinkler malfunction and a huge flood on our floor, which left our hallway and many apartments looking like a construction zone for MORE THAN A YEAR. Also, can’t forget the fire alarms going off in the middle of the night because of malfunctions. Oh! Here’s another thing. On weekends, the garages are SO PACKED!!! People sneak inside to park for free. They always send out emails threatening to tow vehicles without a parking sticker. But guess what?! You guessed it! They never do. One of my last weekends, I counted about 24 vehicles without the stickers (Only in my corner of the building, by the way), only a portion of the garage. Which now brings me to the most infuriating part. They still had the audacity to send itemized charges, the main one being carpet replacement for $400ish. The total was $800+ in charges. After we went in to complain, they brought it down to a measly $85. Charges like lint left in the dryer lint cover for $7, dishwasher not clean for $10. Things they could’ve called me for, and I would’ve gladly gone to clear it up in 15 minutes. That’s $17 for 15 mins of work, $68 an hour. I should become a housekeeper with the rates they charge their tenants after moving out. Point being, the apartments completely did a 180 as well as the area. It is now crime-ridden. My roommate and I woke up to a man running at another at Clutch across from us and shooting him. Cars revving their engines or burning wheel from 2-4am on the east side of the building from Thurs-Sunday. I hope you take everything into consideration before deciding to move to the Pearl Washington, as it is not a place to move to from Mid 2022 moving forward. Can’t wait for the generic bot comment response to this. They will tell me to call a number to resolve any issues or apologize for the inconvenience.

After two years at Pearl, it was time to go. Unfortunately the staff never seems to have answers and constant back and forth on key issues that everyone continues to face is absurd. Please do yourself a favor and stay as far away from this place as you can.

I can’t go without saying this is by far the best place I’ve ever lived. Down to the staff, how quick emergency maintenance was able to come help me. The amenities, I mean it’s definitely worth it, the experience physically and mentally is just 5 stars.

I stayed at pearl for 3 years and recently just moved out September 20202. My last six months were horrible. The noise at night started getting really bad, a car was stolen from the lower parking garage (building management never reported this), bicycle was stolen from the bike storage area (lock was broken on storage area door. Was never fixed after incident), and management will try and charge you anything after move out to take your deposit. I have email conversations with Melissa, manager, saying I would get pictures of all charges and since I lived there for 3 years carpet would be replaced at no charge. Well I was charged $150 for a pet slab treatment. I emailed Melissa about the charge asking for pictures. All I received was pictures of the carpet and was told it was an enzyme cleaning fee. I was confused since this is not a slab issue and more a carpet issue based on the pictures I was sent and explanation. To end this I DO NOT RECOMMEND the Pearl unless your under the age of 25 and just want to be near the bars. It’s over priced for what it is.
For those of you looking to live at the Pearl at Washington, DO NOT. This place might have a decent location but it is overshadowed by how poor the management team is here. They are rude, unaccommodating and generally unprofessional. If you are looking to live here for the location, DO NOT, there are plenty of other locations in the area with the same amenities and prime location. I have lived at a few other properties in the area and I can tell you first hand that all of these other properties treat their residents with the utmost respect and friendliness that one should come to expect with a claimed class A living experience. Please please please, if you live here, you must come in with the understanding that you can expect a very unprofessional staff that will lead you astray and provide false information to get you to lease with them. They do not have your best interest in mind and will not be accommodating in any way. I am sure that whatever response they give to this review will further highlight their unprofessional nature.

Have lived here for 18 months and I'm moving out at the end of this month. Pros: Maintenance requests resolved quickly, clean (unlike other apartments where dogs pee in the hall/elevator every single day), good location, parcel service (this is literally the best if you're an Amazon fiend like myself), minimal crime (probably saw 3 reports come in over the year and a half related to car/bike room break-ins), walls aren't too thin (I never really felt the need to complain, nor did my neighbors complain when my roommate and I were bumping music fairly loud - footsteps above are the most commonly heard thing) Cons: Price (though not completely unreasonable, it's basically the reason I'm leaving - Lived with a roommate, he moved out of state, don't want to pay the 1 BR price), visitor parking (sure they expanded from 3 to like 15 spots. It's still not enough considering randoms just pull in and park there to go to the bars on Washington) Neutral: Staff. Never really dealt with them besides when moving in. Nice people, but can't comment further.

Did not think I would be writing this as I moved in recently, but I have had a terrible experience overall! First off the management is very insulting and unhelpful. I was also not informed of the concrete manufacturing facility located on TC jester adjacent to the apartment (starts working and losing trucks at 4am sharp)...very loud. I work in the industry and know the importance of a friendly staff with the exception of Wes, the staff in entirety is very unhelpful and very unfriendly. The amenities are nice but it really is not worth living here when you are treated so poorly. If you are looking for something similar to the Pearl at Washington, I would live elsewhere, there are plenty of places in the same price range with he same amenities. Happy to answer any questions on this property as I don’t want anyone else to have to go through this. Parking situation for guests is also terrible.

I moved from the U.K. In May and the team made it so easy for me to get settled in, even with all of the teething issues that come with moving overseas. The team are all friendly, approachable and most importantly helpful. The place itself has a relaxed feel and the gym equipment is sufficient to save me from having to sign up for a gym. The pool is incredibly social, and the other courtyards provide quiet relief. Maintenance have been quick to respond to my one (very minor) request -- which I think was a result of me being a stupid foreigner rather than the build quality of the place. It's a good place for young professionals for sure, and the location is fantastic for getting out to then energy corridor or heading downtown.

I've lived at Pearl Washington since October! I have loved every minute of it! The leasing staff/management is always so helpful, maintenance requests get taken care of immediately, and the pool and gym are basically my second home!! I would definitely recommend these apartments to anyone! Also, they always make an effort to get the residents together for parties and events! Love it! I'll definitely re-sign here!

Place was beautiful, great location. However, interaction with management was never great (main reason for low star rating). I have had a few big issues but they are never willing to work with you and interpret the lease in anyway that helps them. It also doesn't help that visitor Parking is very very limited. Forget about owning 2 cars, they will not let you purchase a second parking tag. There was promise of building a second lot for parking but this does not seem to be happening anymore However, this is a newer complex. With better management, I do see good potential!

DO NOT LIVE HERE. This complex has a 3 visitor spots for the ENTIRE building, plus a few other "future resident" spaces that are available after working hours. For a complex of hundreds of people, they allow maybe 7 visitors, and DO enforce strict towing policies. Management promised they were building out more visitor parking when we moved in, and since then they have said they won't happen. On top of that, the complex is overpriced, has poor safety standards, and does not have an understanding or helpful management staff. The layout is bizarre, where there are certain floors you can only get to from the elevator rather than stairs. However, the elevator is so slow that you wait for it for 10 minutes at a time. This complex had great potential, but it has not been a positive experience.

I looked at several apartments prior to the Pearl on Washington and from the time that I walked in the door...my choice was made. The leasing professionals were outstanding to work with and friendly beyond comparison. While touring the facility, the amenities did not seem to end. I would highly recommend anyone looking around the Washington corridor to go by for a visit. You will not be displeased! Tyler

I'm moving to Houston in December and a coworker recommended I drive down Washington ave on a quick trip and I saw Pearl of Washington so I stop by and Wes ( FYI super friendly and funny guy we cut up and made jokes the whole time ) stood up and welcomed me to Pearl of Washington. We went on tour for a one bedroom. And I loved it. I also visited the Elan which was really nice but the Pearl of Washington is truly in the middle of everything and the prices are awesome. So I'm glad to say I'll be moving here at the end of December and I can't wait!
