Very clean, mostly quiet, well kept upscale community. Quick and easy hassle free application process. Any issues I’ve had was always fixed in a timely urgent based manner, friendly and professional staff.
10/10 I definitely recommend staying here. The community is clean and quiet and the amenities are perfect. My favorite amenity is the dog park with the dog washing station, it’s so convenient.
I’ve lived here for 4 years now and it has been a pleasant experience. I appreciate the swiftness of maintenance when there’s a request. It’s pretty quiet and the neighbors are pleasant. One thing I would suggest is more community events and less emails. Also, be more lenient with pool rules during the summer.
I love Pearl Woodlake. I've lived there for 6 years and counting. They have excellent amenities and my dogs love living here. I rented a garage and it makes my living experience feel like luxury.
I have been living at Pearl Woodlake Apartments for the past year and have enjoyed my experience immensely. The apartments are modern, spacious, and well-maintained. The amenities, including the gym and pool, are top-notch. The staff is friendly and responsive, always addressing maintenance requests promptly. The location is also convenient, with easy access to shopping, dining, and major highways. Overall, a great place to call home in Houston!
Overall love the complex. My only complain is the people who maintained the grass would continuously blow debris all over my patio, and my furniture was constantly filthy because of it.

I really enjoy living here, its so quiet and the amenities are pretty good. Totally in love of being here with my dogs we can take a walk around the apartments. Also its safe being here, you always have security :)

This complex FORCE you to pay for Fetch to take care of your deliveries and you will often get delays or lost packages, customer service is awful (if you get a hold of them) and PWL management won’t care of your issues, they won’t even answer, PWL will just answer a public review saying “to email them your concerns” for you not to get answer from them either. If you like to buy online stay away from here, I have been here since May 2019 and I am entirely regretting renewing my lease this year.

Amazing place to live in! I am so sad to be leaving Pearl. I’ve lived here for over 2 years and I never had a bad experience. Management truly cares about their residents, maintenance crew works incredibly fast, and the amenities are the best.

I love living at Pearl Woodlake. I have a big kitchen for my cooking and baking. The finishing and layouts are spacious and well thought out. As a single female, I feel safe and the neighbors I’ve met have been pleasant. I’ll definitely be renewing my lease. The property is kept pristine and maintenance is not only quick to respond but beyond friendly. The management team is always very nice and extremely helpful. It’s rare to find a team that’s loves what they do and you never make you feel like you’re a bother.

I've lived at Pearl Woodlake for the last 3.5 months and I'm very happy with my decision. It's quiet on my floor, the amenities are excellent and the residents have been very neighborly thus far. As a single mom, I feel safe living here with my son which was very important to me. Overall, I highly recommend Pearl Woodlake to anyone. I wouldn't be deterred by the price because it is worth every penny.!!

The past 15 months here at Pearl Woodlake has been great. I fortunately have not come across any major issues, aside from occasional loud noisy neighbors. But any requests or questions I had were taken care of in a timely manner by the leasing office/management team. Would definitely recommend this place to those looking for a place to stay!

Power switched off unexpectedly for 'minimally two hours' this evening across the building for 'emergency upgrades'. An email sent out after they switched off everything across the building. No warning. No planning for this. Just switched off. Avoid this building with a 10ft barge poles they treat you like zoo animals. You are better just about anywhere else.
Be careful about this apartment complex! Don’t let the buildings fool you. Management is horrible! Move in First of all we moved in to the apartment with stains on carpets. When we asked for shampoo service they kept sending us emails about how busy the assistant manager was. Then we brought our stuff, and they told us to move out everything to shampoo the carpet. They never did. The Apartment had an awful smell. I sent them an email about it. Assistant manager came to our apartment and he said it smells food when I did’t even have time to cook in my new apartment. Work Order Our heater didn’t work in winter. When I submit a request for repair, they didn’t show up for a week. At the end they blamed us for not calling them. Staff Staff is looking so nice, but whenever you have a problem, instead of solving the problem they keep talking about company policies. For example, we had a problem with their online payment system. Eventhough, we had enough money for rent, system didn’t take the money. On the 5th I received a very rude call about the payment, late charges and Non-Sufficient charges. I went to the office with payment confirmation email to show them. Then they asked us to prove that we had enough money in the account. I sent them the statement, and assistant manager said that “You are not my only customer, I can’t take a look at your statement and calculate how much money you had on the first day of the month. You must go to the bank and bring me a letter that shows you had enough money in your account on the payment day”. Safety If you have a car worth little more than 10k, this is not the place for you to move in. Before we moved in, we heard that 2 cars got stolen. We asked office staff about that, and they said yes it is correct but they have police officers in the property now. After we moved in a car got stolen in May. My roommates car was messed up bc of their maintenance work in the garage and they didn’t take any responsibility and any action to investigate the unfortunate event. Also, 2 theft event have happened. They just sent us an email to lock our doors properly. To sum up, if you don’t want to pay a lot of money and get a horrible apartment and service for one year, don’t even get near to this property or any Pearl properties. My experience was so bad which words are not enough to explain it.

My lease is almost up and I’m so glad to be moving out. The trash issue is a real concern. they have hand disenfectant dispensers right beside it and I thought it was great, but they haven’t been filled since they were installed. The electronic locks are always acting up and can leave you unable to get in the gate, building, or open your door. Business office never has ink or toner or paper. They never make sure residents in the pool area are following policies as they make so much noise, stay late and have a ton of people visiting. Gym is basically full of broken equipment and cheap machine models. Treadmills have faster and slower arrows nothing fancy. Parking Is terrible and if you come home after six count on roof Parking. Dog park smells like straight urine 24/7; dogs run around off leash outside the park all the time. The walls are so paper thin you can hear your neighbors regular inside voice conversations. Floors are not sound proof do upstairs neighbors are so loud. The hallway echos sound and even walking guests sound like a herd of animals. The staff is rude and useless. The gate is always broken. It is a low quality apartment complex trying to sell itself as upscale. Btw if you order delivery or have guests you have to open the gate or meet them at the gate to open a door to gate, the building and your apartment. People smoke weed everywhere and a certain resident seems to always need a few bucks, is high and too friendly. Do not move in here.

This place masquerades as a beautiful, well-maintained place to live. Out of the four apartment complexes I have lived at this is by far the worst experience. The building I live in constantly reeks of weed whether that's inside the hallways or outside on the property. I cannot enjoy my patio because if I stay out there long enough I will get second-hand high. I've also seen people smoking weed openly in the garage as well as hot boxing in their car on the weekends. Speaking of the garage, lets talk about that. Prepare to see garbage stacked outside the trash chutes, because apparently placing a trash bag in the chute is too much to ask of some people. I'm not talking one or two bags, I'm talking about enough trash for the person that parks beside a trash chute to make a community post begging other residents to properly dispose of the trash so they can park their car in the spot they pay for each month. The other issue with the garage is how narrow the lanes are and how little visibility you have around corners. Residents have hit each other going around the corners. What else can I say about this place? The staff can be incredibly fake and rude. I keep finding tree roaches in my apartment even after pest control has sprayed. My upstairs neighbor loves to scream obscenities late at night and throw his furniture around. I can hear him clear as day. One of the neighbors on my floor leaves their toddler out in the hallway on a tricycle and doesn't let the kid back in when he starts screaming and crying hysterically for the next 20 minutes. The elevators are sketchy. The one in the garage will open and the lights won't be on. The one in my building let me in, but then the doors stayed open and wouldn't close. I can't wait for my lease to be up. I hate living here.
Horrible staffing at its finest. First and foremost the community does not dispose of their trash properly, which causes it to smell in the hallways and garage area. The dumpsters sit outside of my window. My view everyday was trash piled up for days until they finally built a dumpster gate, but even still that doesn’t stop residents from disposing trash outside the gate and all through out the garage area where the trash chutes are. Next I had a package stolen because the negligence staff did not ensure the prior resident no longer had access to the parcel. While speaking to the property manger she confirmed due to video footage that it was the prior resident who removed my package, and did not accept fault for this mishap. She also said that it was not up to the staff to take the proper security measures to prevent this incident from happening. To me that is as if my locks to my and mailbox were not changed before moving in. The community gate is continuously malfunctioning and always open. Being able to live in a gated community is one of the reasons I moved here and with the gate always open, it is definitely a security concern for a single woman like myself especially since my job causes me to get home at various times of the night. The last straw for me was today when maintenance came banging on my door like the police. Again I’m a single woman home alone. I asked who is it and when i heard “maintenance” I told them to wait a minute. As I was in my bedroom putting on my robe the banging ensued again. I opened my door and let the 2 maintenance men at the door know that I acknowledged them and was getting dressed, there was no need to keep banging on the door. As I was speaking they began to laugh. What a disgusting display of behavior! The younger maintenance man began to speak to me in an inappropriate and unprofessional manner so I let them know to leave from my home immediately. He then thrusted himself in my apartment and said he need to get something that he previously left behind. After retrieving the object he left my apt and I closed my door which he then kicked! I've never in my life felt such threatening behavior come from apartment staff. I immediately contacted the apartment manager who did not apologize nor try to rectify the situation. After a long day of work, this was the last thing I needed. If you are looking for a pleasant experience from your apartment community I urge you to stay far far away from here!!
