The apartment community as well as the management is really good! Located in walkable distance to caltrain station. Also very close to 101 and central expressway. One of the best community we have lived in!
Ive refrained from posting any reviews but I no longer encourage friends and colleagues to consider Peartree.
Excellent place with great management. Lots of little things like mail-holding are taken care of really well, increasing convenience. Staff are polite and very helpful.
Great peaceful place with all the required necessities in the complex. Near to different stores so easy accessibility to them.
For starters, the staff should convey their message properly before renting out the apartment. I called in the staff in March 2019, to book the aprtment for a short term lease. I told them I cannot come and see the apartment, and I trust and believe they tell me. I had a friend drive around the area to ascertain if it was decent. So in March 2019, I was told I would be getting a renovated apartment and my rates were provided to me. My rent was fixed keeping in mind the short term lease as well the fact that the apartment is a renovated one. I was also told that there would be construction going on in the complex. Subsequently the correspondences and lease indicated that I was assigned 1011.The staff contacted me beginning of May for insurance papers, other requirements etc... Subsequently when I arrived on May 18th, I was told that only the interior of the apartment is renovated. Patio is not accessible. It is sealed and cordoned. Outside siding work and roof work was also going on. I did not expect this. I was very disappointed. One of the days, I had a big plank fall in front of me. I had no alternative since it is a short term lease, i cannot move somewhere else. When I asked for compensation for mis-leading me, I was told that they can have me move out. This is a summer only lease, I cannot move in and move out wasting one month of time doing just that. The way in which you treat your customers is unacceptable. I am a very unhappy customer.
Peartree is exactly what I'm looking for in housing. Clean and simple layout, unbaised color palette, efficient modern appliances, and a quiet community.

Robbery and burglary are quite often. I left my bike for 2 min outside of my door and it got stolen. Mailbox frequently gets broken. Whether you raise a request for maintenance or visit office personally it going to take minimum one week after serval follow ups. Rent is high. And utilities bills always comes with surprise everytime. Laundry is always occupied. And all over the place, you will only see dog poop. The new staff and management are not helpful. And for all problems they have only one answer "I am really sorry". Please be careful if you moving this apartment.

Please ignore this place. Robbery and burglary happens pretty often here. Management hides all this issues very often. They try to increase rent by 10% every year. It’s not a gated community. Laundry to apt ratio is worse. Anyone from outside community can easily enter the apartment. Pool is not heated. People at reception are friendly and helpful though. Don't be surprised if you see any random people moving around community, looking for next thing to rob. Rent is comparatively low because its not safe.
Bike stolen from inside home and community is not safe at all
I have lived and worked in Silicon Valley, CA for many years. There came a time when I had to sell my house and thus become an apartment dweller. This was unsettling and the consequences dire. I moved from one apartment building to another for five years straight. I was trying to find one that offered security and serenity – a place I could call home. What I got was: noisy neighbors; cramped bedrooms; crowded buildings; small parking slots; and even, bugs in the kitchen. I got to know numerous apartment complexes and, also became good friends with my moving company. Then I found Peartree Garden Apartments. Currently this pleasant apartment complex has 120 units and was built in 1977 in an established redwood grove. The buildings were designed with the explicit intention of keeping many of the majestic trees standing. It offers one and two bedroom units and is two-story only, which gives the area an uncrowded and serene feel. While the exterior grounds have remained true to the natural environment, the interiors of the units have been periodically upgraded and renovated with the times. The views from inside the apartment out the windows and patio doors, are of deep, rich-green grasses, bushes and plants interspersed with birch, cherry and pear trees among the majestic redwoods. The forest-green trees and intricate boughs can at times, with a light breeze, emit a fresh fragrance, which lightens the heart and calms the mind. This is just what I needed to unwind after working a day in Silicon Valley. Dappled sunlight shines on those who venture out onto the curving pathways. Stately redwoods create a canopy over the willowy birches trees with here and there a cherry blossom tree. You will find the grassy hills encompassing one or two benches, which blend into the scenery, and are available for pleasant relaxation. One can travel down these curving lanes to either mailboxes, the office, the laundry room (which is cleaned daily), or the deep pool and Jacuzzi area. For some reason, maybe because of the idyllic design and numerous trees, the noise level at Peartree is minimal. I have yet to hear unruly arguments or discord. In my apartment with the large living room and bedroom, I have enough space for my furniture in which to create a pleasant and relaxing ambiance. I love the dining room because it accommodates my sizeable dining table and, it has its own window to let in sunlight if needed. I don't intend to move again!
My girlfriend and I have been relatively pleased living here, but will probably move soon because the rent has been raised to a point where it feels too small for what we are paying for. Initially rent was ~$1700 about 3 years ago and is now $2300. Pros: - Location: Walking distance to downtown Sunnyvale, CalTrain, groceries, Target. Close to 101, 237, Central Expressway, El Camino. - Atmosphere is pleasant and grounds are well kept. - Staff is friendly. - Big closet - Plenty of parking Cons: - Under the flight path of Moffett Field: Planes are loud and sometimes wake us up in the middle of the night. - Bathroom has to be accessed through the bedroom: Has been annoying sometimes when I am sleeping and my girlfriend has a friend over and they keep coming into the bedroom. - No air conditioning: It can get really hot - Fire alarms are super sensitive and go off even when you are boiling water (can hear other peoples alarms going off all the time too) - Parts stolen off my car and the locks were cut off in our outside storage (nothing seemed to be taken. - Takes a while for maintenance to respond
The highlight of this apartment complex to me is the convenience of the location. It is walking distance to downtown Sunnyvale, which has restaurants, Target, Macys, misc shops, farmers market on the weekend, occasional arts and wine festivals, and CalTrain. Also a 10 min walk to Luckys for groceries. It is also centrally located around a lot of tech jobs that can be easily reached via 101, 237, El Camino, and Central Expressway.
