I lived in Pebble Cove for 1 year. Below is my experience. Move out process: This is the main reason for the bad review, it seems once you don’t rent from them they use it as their last chance to get money out of you. When I moved out I did a good job cleaning, vacuumed, dusted, scrubbed bathroom and kitchen, I’ll admit the inside of the oven needed some standard cleaning and there was a drawer in the fridge I couldn’t get out to clean without pulling the fridge out. I felt I left it in similar condition to when I moved in so I was surprised when I found they were charging me $300 on top of my $300 deposit. I was fine with the final utilities fees and carpet cleaning but was shocked when they charged $160 for cleaning fees and $185 for “touch up” paint (I hung 3 pictures with small tacs) I called multiple times to try to get an explanation for the charges, was told I would get a call back from management but they never called back. I assume they leaving you hanging till you run out of time and have to pay to prevent them from sending it to collections and tanking your credit score. The apartment: Had good storage but wasn’t as clean as I thought it would be with moving in during COVID. Plus whoever lived in the apartment before me smoked inside and even with new carpet the smell never disappeared whether it was stuck on the walls they didn’t repaint or wafting up from the people who smoke in the stair wells it was a constant battle trying to keep the place from smelling like an ashtray. On top of that the walls were thin, even by apartment standards, you can hear full on conversations your neighbors are having, I was on the top floor so I’m not sure how the footsteps from above sound is but with how easily I could hear The Office theme song coming from my downstairs neighbors I can’t imagine the floors were super insulated. The grounds: The pool and gym were closed the entire time I lived there so I can’t speak on those. The community grill was broken for about 3 months saying they were waiting on parts. The garbage/recycling area gets very overfilled on the weekends, there is a picture showing it in another review thats an accurate depiction of what it looks like. The Amazon lockers were convenient but sometimes the delivery people will leave a package in the open if the lockers are full, not Pebbles coves fault but does happen. Maintenance: The guys were very helpful and responsive, I put in two work orders and both were resolved by the next day.

A SERIES OF UNFORTUNATE EVENTS... with a move in date of March 5th the night before I received a call stating the apartment was flooded, rather than offer any initial concession the employee I spoke with said I could move into a 1 bedroom (despite securing via deposit for a 2 bed) until the unit was fixed in other words move my stuff TWICE! The management at this point did offer some additional concessions on cost due to the inconvenience. Finally, moving day arrived, only to be given keys that DID NOT WORK... with the leasing office closed emergency maintenance had to come and drill out the lock to give me access. Then came the walk through... on a surface level everything looked A-Okay...but a deeper look and I found chips in the Faux-Granite, nail polish stains on the counters, cob webs and food splatters on ceilings, you would think with an extra week they would have ensured everything was in tip top shape...Now the bigger issues... a stove that half of the burners didn't work, a dishwasher that didn't turn on, a broken produce drawer in the fridge, and a sink that was clogged all of this easily resolved and more so just an annoyance perils in comparison to the bug infestation that I have been dealing with since day 1!. After notifying the management, they sent in a pest control company who laid traps throughout the kitchen, on floors and counters, and then returned two days later to apparently spray something. Despite coming in twice now there are still bugs that I am constantly killing and vacuuming up. Long story short, although my move in started as a series of unfortunate events and maybe my experiences are a one off...I would just say that for me, I am seeing a pattern of unresolved and partially resolved issues and would encourage all to do their due diligence prior to signing on the dotted line.

When it comes to apartments, there are 2 major things that leave a lasting impression: their word and their delivery. This community definitely deserves 5 stars! It's been 6 months since I started living here, and I have been impressed by their prompt responses and sincere promises to deliver on requests. The leasing office is super kind and punctual when responding to calls and emails, but I often choose to go down there in person just to see their friendly faces! Erik in particular has been our go-to guy and he deserves some sort of award for his personality. The two maintenance requests I've made were followed up on the same day and fixed within a few hours. Overall the community is clean and pet-friendly. The only sad part is that there's no options for guest parking, but that's not really their fault. :)

Just recently moved in and had a great experience! Sydney went above and beyond to answer all of my questions and walked me through the process. I have had multiple different apartments and this one has to be the easiest and smoothest move ins. On top of that, this place is pretty great. Everything is near by!

Pebble Cove was one of the locations I was interested in leasing out. However, due to the distance from my current job, I decided to turn them down. However, I will say I had a very great experience with their staff and you can tell the facility is properly cared for from exterior to interior. I originally came to look at one floor plan and gave her a wishlist of all the things I wanted. Sydney took me to the floor plan I requested but also gave me three printed out listed of near by transportation, food and shopping lists. I thought that was really thoughtful of her as I told her I wasn't familiar with the area. Sydney was very fun and personable to talk to. If you are ever interested in looking for a future home to lease out, reach out to Sydney. She will give you great options on what you are looking for instead of being pushy for a check.

My husband, son (1.5yrs old) and I have been living at Pebble Cove for almost a year and we have loved it. The apartments are beautiful and we LOVE our home! We also have a black lab and the dog park is great to bring her when we aren’t doing a long walk or hike. We’ve only needed the maintenance team a handful of times for a few cosmetic touch ups when we first moved im- but they were fantastic, timely and very helpful. Jake was very kind. What really sold Pebble Cove to us was the customer service we received when we were looking. We worked with Sydney and she went above and beyond. She answered all of our questions, she showed us multiple units and helped us do our final walk-through when we were between two unit. We also didn’t feel pressured to sign a lease- which was huge for me. She is such a genuine and authentic person. Since moving in Sydney has helped us navigate our new home and neighborhood. Whenever I’ve seen other staff - they have always been friendly and helpful as well. We love it here. The community is great. The apartments are lovely and the customer service is wonderful.

I'm so happy that I found a place where maintenance are very responsive and management is very respectful and genuinely cares for their tenants. Even the company it self is very good from the moment I called their customer service requesting any availability on their properties they helped as much they could and a month later they had even called to check if I had found any properties yet to rent. They never made me feel like they were pushing for me to rent with them only and went above and beyond. Pebble Cove is a very beautiful property my apartment is very spacious and I just love the high ceilings. I want to thank Sydney for always going above and beyond to provide the best service and Erik for having such an awesome team you guys are awesome. One of the major downfalls in Previous properties I’ve lived is the lack of having one management that would last and when a new one comes there’s usually more negative changes than positive plus the horrible customer service. So I hope AMC Management give all of you guys the best pay raises and treatment you guys deserve to keep this property at its best as long you guys don’t increase our rent a crazy amount I’m all good! I have lived in many apartments and have experienced all that comes with apartment life. Personally, Pebble Cove has been a wonderful place to live. It’s generally a quiet place that offers beautiful trails, areas for outdoor picnics, beautiful pool area, and an activity center with a gym. The unit I am currently living in has been beautifully renovated and I have no complaints. Perhaps the best thing about living here is the management. It is obvious to me that they truly care about their tenants and their quality of life. The management here at Pebble Cove is much more responsive than I am used to. During the pandemic, many tenants have been getting away with breaking rules due to the eviction moratorium. Unfortunately, we got unlucky with some disrespectful neighbors. However, Erik (the apartment manager), has gone above and beyond to try to resolve the situation. In any other complex, I would have been met with mediocre attempts to intervene. It cannot be stated enough how much I appreciate his efforts.

I moved here a few months ago to be closer to my grandbabies as they go to a school neaby. The grounds are always well kept and I enjoy taking my daily morning walks throughout the community. Staff and maintenance are friendly. The complex is close to shopping, restaurants, hospital, and public transportation. Would definitely recommend.

I am very happy with the service, professionalism, and generosity shown to me by Sydney and the rest of the team at Pebble Cove. For starters, my credit was not in the best place, but they were able to work with me and still get me approved very quickly and painlessly with a reasonable addition of a half months rent to the security deposit I owed. While I was in the process of packing my things and getting ready to move in to my new home, Sydney actually took it upon herself to create my account for me for my utilities bills, which I thought was a really nice touch and definitely showed an added degree of care to the entire process. The entire time from contacting the office to getting my keys to my new place took less than 24 hours, definitely the best experience I've ever had in regards to renting a home! The apartment itself is wonderful, its just the right size for me, has a great open kitchen, the whole place was very clean at move in, and I can't recommend them enough if you're a looking for an apartment to rent in the Fairwood Area!

Could not be happier - have never felt more at home. Such a pet-friendly community - My dogs LOVE the Bark Park! I cant wait to BBQ at the communal BBQ center and relax by the pool in the summer. Definitely would recommend Pebble Cove!

Management Staff are efficient and prompt with any concerns. Maintenance is proficient. The grounds are neatly groomed, the recent ice and snow removal was a hug help. Would recommend and refer other residents.

This was definitely the best moving experience I have ever had. From the phone call to when I arrived to fill out the application. Sydney and Erik were both so helpful to answer all my questions. If your looking for a place to feel at home and be taken care of then this is the place!!! Super nice apartments and so close to everything you need!

They grossly underestimate how long any project is going to take. They really need to start overestimating on their notices. Painting of the entire complex was said to be a couple of weeks. It took months. And they did a pretty crappy job, so then they did another touch up a few months down the road. This wouldn’t be so bad if your porch and entryway didn’t have to be completely cleared for the duration, with windows closed (and plastic wrapped) in the summer heat without AC. Now it’s replacement of everyone’s toilets/sink fixtures/shower heads. Notice listed 2 days, it took 3. The garbage situation is out of hand. Both the trash compactor and recycling dumpster are overfilled on a daily basis. (There is ONE trash compactor and ONE recycling dumpster FOR THE ENTIRE COMPLEX) They actually wrote a letter to tenants telling us we need to report to them when it’s full so they can deal with it...even though you see them drive past it all day every day on their carts doing maintenance requests or giving tours when it’s full. There was even a women’s pad on the grass in front of the leasing office for weeks... They do not clean up the dog park at all. The gates are constantly falling apart and huge holes that nobody fixes. A lot of people who don’t live here frequent the park. They will have your car towed if it doesn’t move after a week, which can be terrifying when you go on vacation. You will hear literally EVERYTHING your neighbors do. And all of your neighbors smoke weed so your home will constantly reek of it. There are nails and anchors on the walls that were just painted over like nobody would notice. There were 3’ CHUNKS OF HAIR painted to our doors! And we have the oldest washer and dryer I’ve ever seen. There are screws under the carpet padding and tons of holes in it. Many other things will be half assed and need to be repaired not long after you move in. Crime has gone up recently. I have not once seen security patrolling here. I called once because a person was literally parked in the street of the parking lot sleeping multiple days in a row. It took them almost 2 hours to respond. Also note they are based in Seattle, not Renton... You can’t let your kids play outside unsupervised because there is one group of kids here whose parents do not accompany them outside or at the pool. I have seen them literally punching other kids multiple times. I’ve even seen the adult neighbors egging on physical fights between kids.

Unprofessional, disrespectful leasing office staff who don't respond to emails or voicemail and blow you off in person. High employee turnover also means tenants are given critical misinformation. If you have any problems paying full rent on time, even when blindsided by an unforeseen event, they WILL NOT work with you. They won't even have a conversation with you about options to either avoid or arrange payment plans for late fees. You'll simply be threatened with more $10 per day fees until eviction is pursued. The property manager states she used to work with tenants to avoid or reduce fees, which are out of control here (see list below). However, she can no longer do so because of "new policies and laws" in Washington State that prohibit fee waiving for any reason. The real reason is because AMC LLC is a corporate landlord whose business model values profits over tenants. Bottom line: do not expect to be treated as a valued tenant here, only as a cash cow. Know your legal tenant rights inside and out when dealing with these capitalists, and review your lease agreement with a fine tooth comb. Also expect the following: your vehicle to be damaged or broken into in the parking lot; trash dumpsters to be overflowing and reeking every week; watching your inflated rent dollars be applied to leasing office beautification and expansion projects, landscaping, and frequent exterior building appearance maintenance; you will be nickel and dimed with fees: Application fee Admin fee Monthly pet fees Non-refundable pet deposit (in addition to a refundable one) Notice fee (so they can tape harassing notices to your door every 7 days) Utilities (water, sewer, trash) New account fee for utilities Monthly service fee for utilities statement Monthly fee for electronic rent payments Tenants are cash cows here, nothing else.

We moved in last year thinking this was going to be an upgrade from living in downtown auburn. To say the least, that was our mistake. I had my vehicle broken into 3 separate occasions. One of our vehicles was stolen. The garbage piles up every. Single. Day. My vehicle was towed even though it wasn’t illegally parked. To which management said they “had no control over”. The appliances are low end par. When we moved out, we tried contacting and setting up an appointment with management to do a walkthrough. To which their response was the manager was on vacation. Kept trying to set one up for a month and a half, because they kept giving excuses as to which they could not do a meeting. Finally when we had moved out (and someone had already moved in!) I stopped by the apartment to figure out why my emails and calls haven’t been replied to for closing the property and seeing what’s going on with my deposits, they have the audacity to try to charge me for a “cleaning” charge which the apartment was spotless, and a carpet cleaning charge which I had paid professionals come and complete the job. Overall the worst, most unprofessional company/ business I’ve ever dealt with. Just in it for the money.
I've lived here for the past year and its been such a great experience. The amenities and location is great! I've never dealt with any crime, I always feel very safe. The maintenance staff is amazing! They always take care of the issues ASAP. My unit was renovated and updated and it was beautiful. It has been a pleasure living here, I would've resigned my lease if it wasn't for relocating closer to my job. I recommend this place to anyone! I don't agree with the current reviews, I've never had any problems at all. I'll miss Pebble Cove! --Elena E.

PREPARE FOR BUGS AND LOSING LOTS OF MONEY!!! When we moved in to this place, I specifically asked about bugs and they told me they had no issues... quickly later we learned that the entire complex has carpet beetles. If you don't know what they are- you will because once you have them- you can NEVER get rid of them. They follow you from one place to the next, invading your clothes, your couch, your food. On the exterior, these apartments look nice. They're recently remodeled on the inside but don't let that fool you. It's all very cheaply done. The cabinets are the old ones from 1980 but have just been painted with new doors attached. No base boards, ancient toilets, horrible plumbing, poor insulation, both of the windows in our apartment broke, lack of maintenance response to requests, pool not clean, I could go on. Not to mention that the people who live there drive like maniacs! Don't plan to live here if you have kids, or if you want to live, because you'll get run over by a car!! When we moved out, they charged us a bunch of money to replace the vinyl, a cleaning fee, a carpet cleaning fee. Seem's like a lot of money to pay for such a horrible, DECEIVING experience.
We moved here almost a year back and loving it here. Great community and very polite staff in leasing office. Staff is always nice and cooperative. We got the customized lease based on our requirement. Leasing Staff (Jennifer & Christina) were very supportive and always helped with all our questions any time we approached them. Lokking forward to staying here for long time for sure

We have been here for a year and so far it has been a good experience. If you are looking for a decent apartment in a decent area at a decent price then this is for you. Pebble cove is a very middle road apartment complex. Be prepared to be able to hear everything your neighbors above you and below you do. The walls here seem very thin. The management and maintenance crew are very nice and attentive and have always given good service. One thing to keep in mind if you are looking to rent here is that they're are no light fixtures in any of the rooms. If you like lamps then this shouldn't be a problem. Overall I had a good experience here and I would recommend it to anyone who wants to move to this area.
