Property Ratings at PECAN RIDGE-WACO
The property is beautiful and well maintained. The maintenance is responsive and the staff is friendly and helpful. We were pretty bummed we had to move for a job because this was definitely our best apartment to date!
This was the worst place I have ever lived. Very unsafe. My friends whole car was stolen from the parking lot. Frequent break ins. Management is disconnected.
Absolutely terrible experience. DO NOT LIVE HERE. Management will do nothing but gaslight you and get an attitude. When you finally get a hold of about a request they tell you you’re not doing it correctly and they didn’t receive it. There is no emergency hotline like they tell you. They admit they don’t check after hours, so if your request is sent after hours it gets lost in the many complaints and requests they receive. Zero customer service. We recently moved to TX & had to choose this complex on a whim with it being the only one with availability at that time. We have yet to have our AC cooling properly during the hottest week of the year. It’s 82-83 during the day and the night. The only time it’s decent is the early hours of the morning when we’re leaving for work. Apparently that’s when they send maintenance because they’ve received this complaint enough from residents to know. It’s running constantly & our bill will be outrageous. Management claims that when Maintence goes it’s working fine and marks requests resolved when they’re not. Not to mention my husband’s allergies have been awful since moving in. It’s old and not updated properly or kept up with. We only wish we’d checked the rest of the reviews before getting into this mess.
TAKE PICTURES OF EVERYTHING IF YOU MOVE HERE Other reviews saying fake stuff lol, there is no type of bringing together of “neighbors and staff” it’s sketchy, The units online are catfish compared to the ones that are actually for rent. The units have poorly patched holes in the walls and looks like they painted over mold and water damage. The water goes out randomly at least 2 times a month and when it turns back on, the water that comes out is dirty not just aerated/bubbly . They will try to hurry and rush you to pay before you see your unit because they know they are ugly. Everything looks old and dirty when u walk in. Apparently the unit was cleaned yet I vacuumed up pet hair, there was stains on the carpet and it was peeling up at the edge. They send out warnings because peoples cars get broken into by the random people who drive around at night but don’t live here. The neighbors are loud and play music til 4am on a weekday. There’s always trash/dog poop/ cigarettes around the buildings. Upon move out they will charge you for anything and everything they can. They are charging me $300 for the tiny bedroom carpet that was damaged when I got there. The place smells like mold, especially in the laundry room. And yes there is bugs everywhere You’re living in apartments that are in and around a lot of trees. We literally had to put everything in zip lock bags because ants would always get into the pantry.
Let me start by saying I'm 47 y/o and haven't lived in an apartment in 30 years. That being said the team at the Pecan Ridge Apartments sold me on the place. Yes, they are more expensive that most, but the team and the lake access are amazing. Sonia took a hopelessly lost prospective tenant and made me a believer. She walked me through the online portal to pay my rent, even though it was after hours, and was always available to explain, or rectify any problem I may have had. The apartment isn't perfect, but Sonia and the team, really made the lasting impact.
We have lived with them for over a year now and I cannot say enough about the staff. They have helped us immensely during the pandemic and winter storm. They are always quick to respond to issues and the property manager works hard to make sure your experience is a good one. It’s an absolutely beautiful property with a ton of nature all around you. We absolutely love our layout!! I can say without a doubt that this has been our best apartment experience by far.
How ave lived here at pecan ridge for about a year now, and I can say that it’s my least favorite place I have ever lived. Currently we have had months of ac problems that the complex says have been fixed but we rarely get our place below 77°. In Texas heat it’s ridiculous, we have two dogs who are constantly panting during the day. They installed a window unit for us while they “fixed” our ac. It was just taken away and the ac still isn’t working. During the snow storm we experienced in February we were without water for a week but they did provide us with a gallon of water to help, and told us to start shoveling snow in our bathtub as a source of water. Very generous. Also during this time our ceiling fell through and their solution to fix it was to put garbage bags over it. The ceiling got fixed maybe a month and a half later. We still have cracks in our ceiling where they didn’t close it properly. Also a friend in the complex has his truck stolen, not broken into but stolen and nobody cares. Just a few days ago had another neighbor tell us that some caught about 8men going through cars in the complex as well. Makes it seem like a real safe place to live.
I lived at Pecan Ridge for 2 years and had no issues with bugs like some other reviews have stated. It’s a nice/safe community where with the new management the office tries to get neighbors together! The apartments are very nicely laid out and updated. The only Cons I have are : Non energy efficient appliances ( Our electricity bill was $150+ For a 550 sq ft apt ( since I moved to a new apt my bill is $60 so much better!), maintenance tends to take awhile to get to issues (sometimes they are very quick and sometimes they are very slow), and the gym was very hot and the equipment didn’t work half the time. I LOVED living here but I did not like the excess bills. I hope this review helps someone!
