Property Ratings at Pecos Flats Apartments
Cons: Gates are always broken (cars are broken into). Dog park fits 3 dogs. Management never answers the phone. The pool is always dirty and the deepest is 4 feet. Cleanliness in the hallways is nonexistent. Dog poop everywhere. Poor enforcement of consequences for broken rules. Parking layout and design is terrible. Good luck finding parking close to your apartment after a long day at work - especially if you live at the back of the property. No cameras (terrible security) There is a fee for EVERYTHING along with rent. Pros: Apartments have very nice with awesome layouts and the area is very convenient. (Many restaurants, stores, etc.) Prices are excellent.

Inconvenient work orders are held off, vague answers are given from leasing staff, package room has a code, but not monitored, front gates are constantly broken, pool is not kept clean - in pool, bathroom, etc., communication from management is sparse, spell errors and unable to read announcements on certain devices, backside of property is not closed off, unable to keep track of which vehicles are residents vs. visitors, poop bags for dogs aren't always in-stock at stations, Security is only for outside observing and reporting, they go to their assigned stations throughout the property, then off to their next location.

Management, pool is filled with people who don’t live here until late hours, security NONE, gym is very dirty.

Excellent choice for the 151-side of town! My sister lives here and that's why I decided to move in. Units have granite counters, black appliances, and great layouts for every need. The gym has the latest equipment and the resort-style pool is fantastic for year-round use. She did have a noisy neighbor once but management intervened and hasn’t been a problem since! Management responds to maintenance requests promptly, keeps the grounds looking nice, and makes improvements wherever needed (i.e. speed bumps were added recently). All office staff were nice when I applied and answer all questions you may have.
This complex is one of the best places I have been. It is a friendly and quiet complex. Management gets back to you in a timely manner whenever I have questions. Maintenance is very well kept up with , and whenever work orders are placed it gets done almost instantly. The gym is 24hrs and has a kid area! That is my favorite part of this gym! My kids love all the breeds of dog we see as well as playing outside, we have not had any issues with any residents not picking up after their dogs. We have been there going on a year and just renewed for another year!!
It simply baffles me when I read such negative reviews. I have lived here for almost a year and have never had any major issues. Of course there is little stuff from time to time like parking, dog poop, and neighbors but this is an apartment complex you can't expect perfection! And whenever I do notice these problems I call into the front office and they take care of it for me, as simple as that. A new company took over about a month ago and this place just keeps getting better and better. They are having more resident events, taking care of the community more etc. For the people who complain about prices, it's literally the same at almost every apartment complex in this area probably even less! I love this place and they have been so good to me since I've moved in, the front office staff are awesome makes it feel like home.
RUN THE OTHER WAY!!!! Please take this post seriously, if I could I would sit outside with a sign saying save yourself a headache I would. I would even welcome you to my place to see for yourself. We are a military family and would not wish this on anyone. If I could give them a negative star rating I would. This place is horrible!!!! I tend to not be a pessimist but I hope this review helps you make an informed decision about the horrors of this place. Let me start by saying that the staff has been very friendly. In fact, they are soo good at their job that you believe the whole "luxury apartment" statement. Before moving here I read some posts that warned me of the horrors of this place but I shrugged it off as people complaining for no good reason. Here is my experience so far: -The walls are paper thin, i can hear my next door neighbors speaking at night and if I pay close attention I would probably hear exactly what they are talking about. We are in the middle floor and the upstairs folks tend to be quiet but we hear them walking around (yes just common day/normal walking). You touch the walls and the paint just flakes off. Cheap paint. -They cut many corners, everything is cheap from the tubs to the faucets to the windows, carpet, EVERYTHING. -EVERY-SINGLE-THING IS CHEAP! When we first moved in I noticed the appliances were not working properly. I called the main office and they pretended to come in an inspect. The stove tops are unbalanced (all the oil goes to one end causing food to not cook evenly).The dishwasher is a piece of crap. The dishes come out white (yes white!) the water is soo hard that I have opted to hand wash my dishes. The bottom rack of the dish washer falls off the rails because (yes you guessed it, it's cheap). The fridge also freezes the food located in the top shelve. I didn't bother to call maintenance regarding this issue because they will do nothing about it. -There is dog poo everywhere! -Finally, there are fees for everything you can imagine for no reason One more thing, the police is always here. In our building alone we have seen domestic violence take place in three apartments.
I what can I say I love these apartments!!! From the first day I walked into the office the staff was very nice and helpful... After literally weeks of trying to find the right apartment for me and my daughter the Pecos flats family should the greatest apartment ever... I signed my lease the same day!!! The property is beautiful and the staff is great and I would recommend anyone to make this place their home!!!!
