Property Ratings at Pelham Place
Here is my honest review of my experience that is a bit lengthy but I wanted to be as detailed as possible. I lived at 1540 Pelham Parkway South for 3 years. The best thing about the apt was the convenience of the location because it was only a 10 minute commute from work. The pros of building were: a better than average looking lobby (probably the most "luxury" part of the building), the room sizes were decent. laundry in the building. You can get street parking but you need to make sure you avoid the street signs pr get tickets. The cons start with VERY BAD property management- probably the most upsetting and stressful group of individuals to deal with. Random cracks in walls and ceilings, wood grain cabinets are just a peel on film, hallways are old, Small elevator padded up 90% of the time, many Some scary times in the building such as fire in laundry room, a heavy flooded lobby during a storm- smelled for a few days, constant repairs needed, many days throughout the year you'll have No hot water for a boiler repair. My apt got Broken into my while I was at work. There's way too many strangers in the building and they need way better security or cameras. I found out this "luxury" building only has security camera in elevator, back of building and lobby. Might be more but this is what I was told. NOTHING in hallways or staircases. The pictures we got were a man In elevator with a mask obviously and back of him in lobby. Nothing the detectives could work off of. Unsolved case I guess. Only one that took a loss is me. Two older guys came following morning (look like older retired cops) didn't do much but tell me keep all locks on doors. They said they doors needed an extra guard to prevent swipes- when I followed up days later and asked them what they're gunna do they seemed to forget what happened. If you've been a victim of burglary or robbery you understand that feeling of being violated. I did not want to remain in the apartment but they would NOT cancel the lease instead offer me a different apt in an older building. I recently moved out Jan 5. 2022. 5 days after my lease expired (dealing with Holdiays, New Years, covid)- I don't recommend a December ending lease. The worst time of year to move. I just got notice they are holding my ENTIRE $2200 security deposit and also charging me few hundred dollars for normal wear and tear damages. 5 days extra, they are charging a month with no access to the apt anymore.
Very disappointed in the customer service. They only allow you to see the apartments during their open house hours and do not schedule private viewings. They expect you to apply for the apartment without seeing it. They are nasty over the phone the man I spoke to was very arrogant and spoke down to me. If they speak to a prospect renter this way they must speak to actual tenants worst. Very disappointing.

Today I have visited this Apt (5/10/2018). Its not a 3 bedroom apartment. Rooms are too small and they will make an extra room using living space!! there is only one small Elevator.
