Property Ratings at Pelican Watch
We lived here for years and the buildings are slowly falling apart. Siding and gutters fall off buildings, empty tennis court woth fracked concrete, stairs very old and extremely warped. A hot water heater burst and if we had woken up 10 mins later than we did, we wouldnt have had anyone to fix it because there is only 1 maintenance tech and they were about to go out of town. No emergency maintenance phone mumber or line, completely unreachable on weekends. A neighbor brought in a german roach infestation to the building and our apartment became unlivable as we had a baby and roaches were all over the house - in cabinets, drawers, bathrooms, bedrooms, crawling on US!!! Office let it go too long between treatments and exterminator unreachable and very nonchalant about severity of problem. When we kept pressing for the issue to be fixed, we were just given the option to get out of our lease without any other apartments in the complex to go to after being given the run around. We have to constantly call the office and stop by to get updates. Sad to see this happen after years of living here, would NOT recommend this place and would give 0/10 if I could.
I moved in in 2017 and I like the layout of my apartment....however the apartment was dirty when I moved in and they claimed it was newly remodeled but there was dirt on the floors walls had spackel everywhere. I had a leak behind my wall for months. They do come and fix things when called however if you have a maintenance emergency forget about it. You call the office and leave a message and NO ONE calls you back until the next business day. The bugs are terrible. You have to call to be repeatedly put on the list to have your apartment sprayed. Police are always called to the apartments on a daily basis. Nothing for kids to do at the apartments expect swim but when the pool closes there is nothing. I would not suggest living here.
We loved every minute of our years at Pelican Watch 2 bedroom! The office staff is friendly, accessible, and caring. Any time we had something come up, they were quick to make it right and made sure we were taken care of. The maintenance team was always friendly and thoughtful, like how they would set my delivered packages safely inside the door if they were stopping in to clear up a ticket or change out am air filter. Our neighbors were quiet and drama-free, which made for a great living environment. I cannot recommend this neighborhood enough! It's a refreshing change to deal with a small, local group that truly cares about the community they are creating, especially in comparison with the other large groups in town that are just out to gouge whatever money they can from you. Rent was reasonable, apartments were large and well maintained, common areas were always well cared for, and any maintenance or upkeep projects were communicated to us in advance. Definitely recommend!
I've been living here for a year and this was my fifth apartment I looked at when I was going to rent last year. I came across them and they showed me all the spaces that I could afford in my budget. The maintenance staff has had a couple issues, but I still enjoy being in this space. It's in a convenient location with some traffic noise due to being in close proximity to a major through-way. When I ask for help, it gets sent, even if I need them to come out another couple times to get the problem fixed. They are always happy to make sure I'm comfortable in my space. The pool is nice, haven't used the gym but it is small. It is pet friendly and reasonable for the pet rent and pet fee. I have recommended the complex to multiple friends and colleagues because the area is nice and the complex is a pretty good area.
Roaches everywhere. They were the big kind that could bench press your furniture. I didn't want to have to live there to begin with but it was even worse than I thought it may be. My heat went out the day of the President's Day snowstorm of 2015 and they never fixed the heat/AC problem. They brought in a portable AC system but it just made the apartment warmer than what it already was. I would not recommend this dump to anyone. Lots of police activity in the area which makes you wonder what might be going on around there. Close to TCC.
I lived here in one-bedroom unit for one year and couldn't have asked for much better. The appliances were nice and functioned well and I never had any problems with maintenance. The ladies in the office were always quick to respond when I had an issue and they were very friendly every time I walked in. Groceries and shopping within walking distance made the location very convenient.
I've lived at Pelican Watch for a year and a half and have been extremely pleased with the complex. It's affordable and comfortable and has everything I need. Stuated in a pleasant neighborhood surrounded by sidewalks for walks and running, it is also close to shopping and businesses. The manager and office staff are professional and friendly and always address any issues immediately. I'd recommend Pelican Watch to all.
My family and I lived there for one year. 10 months too long. If you live on the 1st floor, beware of leaking from pipes above you from apartments . Slugs during warm days will come from under carpets at night and quite a bit of mold mildew near water sources. Day and night you will hear car horns sirens because complex is along a major intersection,many cars go by there daily. Pool is good,stores are close by,gym is old,side walls are well insulated, but ceiling you will hear creaking sounds and hopefully you don't have heavy walkers or just inconsiderate upstair neighbors. Manager andrea is not real with her fake smile,she is not a nice person. Her assistant is nice. Maintenance is o.k. but lack handyman skills and maybe that is why apartments are slowly falling apart. Do not believe their web site,100 recommend it. False advertising. And last but not least,they are a family owned business and you do not have many options to fight any battles you might have with them.I am fair as I wrote good bad. Good Luck
I lived here for two years while going to school across the street. Wonderful staff. Great value for the money. I really enjoyed my stay here.
Within the Green Run/VA Beach area, this is one of the better apartment complexes. It's close to the local colleges and school buildings (TCC, ATC, ODU/NSU campuses), near several department stores and marketplaces, and is almost like an outlet to the other sections of Virginia Beach (Town Center, Lynnhaven, the Chesapeake-ish area). For the most part, I have no complaints. It's usually quiet, despite some chaos outside of the neighborhood; fire trucks and ambulances pass by almost every day. There are a few annoyances, though. The biggest one, through the Spring and Summer seasons, there will be carpenter bees and 'waterbugs' skittering about a lot of the time. If you complain about it, maintenance may come by within the next two days and clear 'em out. The bugs may not do you any harm, but they are still annoying to see. Another one, that I'm not so bothered by and is also pretty common for apartment living, is parking. The lot is shared between a neighboring condominium. The leasing manager says that vehicles without a Pelican Watch parking pass will be towed. That does not seem to be the case, as the neighboring community will have guests and they'll populate the spots. That policy _is_ enforced for the neighboring community, though. If you plan to have guests, you will have to guide them where to park everytime, as the street labels for parking spots are also somewhat faded. You may sometimes need roam a bit to find a parking spot in another part of the complex. If you do not mind walking or understand that parking is limited, this may not bother you much. Moving forward... the apartments themselves are somewhat older, but some are under the process of being renovated. Despite this, they do not look so bad on the inside. You may notice some design flaws, such as there only being one coaxial output in the entire apartment (for the apartments I've stayed in, anyway). Honestly, if you're just looking for a place you can find yourself comfortable in while you attend school or search for other opportunities in the area, Pelican Watch is not a bad place. Check it out, if you need a place to stay and are on a budget.
The complex is small and quaint and I love that. It's in a great school district. My dealings with management so far have been great. When we first looked at this apartment the older model was showed to us. I'd noticed that on the website it showed an updated version so I had asked management about it and she said they were in the middle of renovating some of the apartments already and would definitely put us down the for the next available one. Management was straight to the point on everything from the fees, to how long it would take for the apartment to be done, and getting things done from our 5 day checkoff list. I've no complaints thusfar and once we've lived here a bit longer we shall see and I shall give another update. So far so good..p.s we also moved in on a special for a free month of rent, can't beat that one bit.??????

I visited this apartment. i loved the location, the only problem was that i could not take my dog, they have weight limits. otherwise great staff and location
