Property Ratings at Penstock Quarter Apartments
I loved living at Penstock! It's a convenient, walkable, and clean area. The apartments are very nice. I never had any issues with noise or odors from neighbors. The walls seemed adequately soundproofed. The amenities are great- there's a nice gym, a beautiful pool, and a massive courtyard with tables and grills. The apartment is in a very convenient location. The exit to 64 is right there. there's plenty of restaurants, grocery stores, and retail shops in the area. The leasing and maintenance staff are responsive and friendly. Highly recommend!!
The bad 1. There is street cleaning from 6 to 9 AM 2. Street drift gangs around 9 to 12:30 PM 3. Constant loud exhaust noise 4. Nasty neighbor dragging trash bags across the hallway living sticky residue 5. Fruit fly problem 6. Poor sound proofing materials are used all around the building. Meaning there will be constant noise in your unit (conversations/Laundry machines at night/toilet flushing/door/drawers/footsteps) 7. Trash pickup service (high service fee) 8. Managers in the office are rude/uneducated. 9. Dog pee in random places 10. Cars are getting broken into by thieves (CCTV in garage is probably useless) The good 1. Maintenance personnel are friendly and quick to resolve problems 2. Location/parking garage.
There are so many wonderful things about living here. I understand it's a new building, but there are definitely some adjustments that need to be made. Pros: - The staff is so wonderful. They provide us with free meals just about every month - whether its a food truck or restaurant here in Libbie Mill. They're also readily available and consistent. This includes the maintenance workers and "trash fairies" as well. Again, I am so grateful for their kindness and dedication to their residents. - This place is beautiful and has a ton of thoughtful features (dog washing station, fire pits, grilling stations, a Peloton, etc.) - GREAT location. We're 10-15 minutes (or less) from just about anywhere we need to be. - We live in a one-bedroom and there's actually a decent amount of storage, which we're thankful for. - No power outages or water shortages/temperature issues. - We always feel pretty safe going on walks or runs, even when it's dark out. - Nice granite countertops and appliances. Haven't had any trouble with them. Cons: - Many people here DO NOT RESPECT THE PROPERTY and it's infuriating. Some residents bring way too many people to the pool/courtyard and get very drunk, leaving their beer cans, food, and trash behind. I've also found beer cans around the building and find myself picking up trash on a weekly basis. I've called the front office about these things and have not seen an improvement. But I guess they can't make people care. It's just when you're paying for a nice apartment, you expect the people living here to be respectful. That's not always the case. - We recently had someone move in above us and you can hear every footstep, toilet flush, or movement they make. - Last night the fire alarm went off at 2:30am... and then again at 6am...because there was water pressure build up in the sprinkler system. - They need to clean the pool more. I've found random items like Q-tips at the bottom on multiple occasions and it gets SO greasy from the sunscreen build-up. - There's rarely wipes to clean the equipment at the gym. - There are very few cameras in the parking garage, stairwells, or hallways. Just in the halls leading into the parking garage, next to the elevator doors leading out to the garage, and the elevators. There are blue safety lights around, but as a woman and car owner, I would appreciate seeing more cameras. - There's something funky with the pipes. We smell sulfur in our bathroom a few weeks out of the month.
