Property Ratings at Peony Village Apartments
I lived at Peony Village Apartments from August 2019 to May 2023. I never expected to stay at Peony for more than a year, but I loved the apartment so much. I picked it, after doing extensive research, because it received great reviews, was a good value, and was in a great location for some of my favorite activities and for school. I was attending the University of Nebraska Medical Center and my roommate was attending the University of Nebraska at Omaha. I loved that it was right behind a HyVee and had a city trail directly behind it. I often walked to get my groceries and I am an avid runner. The trail and nice greenery behind my apartment was awesome. Our two bedroom apartment was extremely spacious and had an incredible amount of storage space. The amenities such as a community exercise room, espresso machine, and pool were a nice added bonus. Property management was pretty responsive and helpful. The maintenance workers are friendly and honestly one of the best things about the apartment complex. They are quick and thorough. I felt pretty safe at Peony. The complexes have a good keypad and electronic key systems. I did, however, have my car broken into twice while parked directly in front of the building. The first time, I believe it was on me. I forgot to lock it. The second time, the thieves actually busted out my back window. This was a frustrating and expensive fix. I alerted property management and they informed me that they were aware of the issue, but that it was going to be pretty expensive to put in cameras and/or have a security patrol. Just beware that you are sort of on your own to ensure that your car is safe at this apartment if you don't have a garage. When moving out, I made sure to clean the apartment thoroughly and leave it in the best state possible. I was astonished to receive, without any trouble, my entire deposit back. I cannot say enough good things about this apartment complex. It is a great place to live!!

My wife and I looked around Omaha somewhat extensively for our first home together and we decided on Peony Village. Our apartment area has been quiet, and the noise insulation seems pretty good! Our utilities haven't ever had any issues, and when minor things occur (sink clogging, low water pressure, etc...) they are almost always addressed within 24 hours. The maintenance crew is extremely friendly, and I haven't had any issues allowing them to enter my apartment while I'm away. Apartment layout in the 2x2 apartments is fairly basic, and there is nothing wrong with that. Location is nice- easy access to Dodge street makes going east / west across the city easy, and the complex is located in about the geographical center of Omaha- 15 minutes in any direction and you're at the city boundaries. Quick access to the Keystone trail (which runs for about 20 miles from north Omaha to Papillion) is great for any joggers or bikers looking for ease-of-access. Snow removal is quick, rarely any ice patches, pool is always open during the summer... I could not recommend this apartment enough to anyone looking to find a new home.

I wanted to find a good apartment option that would allow my kids to attend schools in the excellent Westside district. Looked at several options. This was by far the best combination of quality and value. Common areas are clean and well maintained. Apartments seem up to date and the floor plans make excellent use of space. Move in was smooth and the on-site managers have been very polite and helpful. My building seems quiet and neighbors, on the rare occasion I've run into them, have been pleasant. Downsides? Not many. The appliances are "smaller" than some I've had (less capacity in washer/dryer, fridge, etc.). The space puts a lot more emphasis on practical than "luxury" - don't expect fireplaces or crown molding or built-ins. Pool and workout room are also on the smallish side. But that balances with nicely contemporary design, nice finishes and a larger than average decks. Garages are also generously sized. Finally, location is extremely convenient to groceries at the local Hy-Vee supermarket and a variety of restaurants and other services. Bottom line: definitely worth consideration.
Love love LOVE this apartment. I have been here two years and have nothing to complain about. Maintenance is awesome and fixes things almost immediately, property managers are beyond friendly and accommodating, and the apts hve SO much storage space. For the price you pay, you get an amazing deal. Honestly can't say enough positive things about this place. I'll be sad to leave!
