Property Ratings at Pepperstone
Don’t move here! Dogs bark all day and night at anything moving. It’s also surrounded by dogs in the backyards of houses that bark at all of the tenants they hear and see walking out the building. You will never get any sleep, relaxation, naps are out the window and it will drive you crazy. Management also allows dogs to hang off balconies and bark all day and night. They ride by on go carts while the dog barks in the balcony with no problem like it’s normal. There’s also dog poop everywhere. They have the bins over flowing with poop, the grass is always high, and it stinks. It can’t be sanitary.

This complex was horrible from the start! I moved in 2021 moved out 2023 the community is unsafe, gate never worked, people were coming in and selling people’s car parts. There was mold in my apartment that I kept telling them about got no help dishwasher never worked washer and dryer didn’t work. Air didn’t work in the summer time all of these issue I’ve reached out about since the beginning I had no option of moving at the time due to circumstances but I would NOT recommend!
Problem after problem since I was approved and paid a deposit. My move in date was pushed back and I was informed 2 days prior into moving in because the carpet was needing to be replaced. Management waited till the last minute to have the apartment looked at after it was sitting for 2 months knowing that the previous resident had dogs. The apartment needed a lot of repairs (poor rushed jobs was done) and the kitchen was filthy with dirt and grease. I have yet to have someone fix the repairs I requested. My son and I didn’t stay in the apartment after receiving the keys for almost 2 weeks because it was infested with fleas and we have pictures and bite marks to prove it. Management didn’t get pest control to come till almost 2 weeks later. Management knew it was a infestation going and was told by the pest company if they were to change the carpet after they treated the apartment they would need to come back out because it will take away the treated areas. Management didn’t care to listen to what pest informed them and had me move in. I have contacted the office via email and phone on several occasions to discuss what compensation can be done towards rent or my deposit but nobody has followed up with me and I get the run arounds about someone from Ginkgo regional will call me but never happens. The office never answer the phone especially the property manager when she’s there alone. The apartment has water damaged from leaks that I requested to be fixed. I would never recommend this property management company no matter which property it is. As long as it say Ginkgo Properties or Ginkgo Residential I wouldn’t recommend it to anyone.

AmaIng price for an amazing size and an amazing complex but management is horrible. I’ve had mold in mh apartment since July and no one has even tried to fix the problem. I’ve literally had to start the lawsuit process because no one cares to address, or accommodate any of my issues. I have a 1 year old in here as well and they know that, but they don’t care. All they care about is their money.

Walls are thin... If you want quiet... NO!!! if you want constant noise and management not doing anything, it's great. I'm reviewing at 1am bc I can't sleep. I've complained about those neighbors SEVERAL TIMES and I still can't sleep at night, wake up with headaches... And management says let's discuss it... Lol discuss what? I've called like 5 times and the police twice... I'm disgusted!!!
I love my apartment! Its very spacious and my neighbors are great. No complaints on my end. My two kids enjoy it as well due to all the space they have to run freely. I would highly reccomend this apartment to everyone.
