Lafayette has many beautiful neighborhoods. Different people like different areas of the city for their own reasons. However, the south side of the city is typically the most sought after. The area surrounding the University of Louisiana – Lafayette is known as the university area. This area, as well as Lafayette’s Downtown District, is more urban in nature than other parts of Lafayette. It is possible to walk to the school, local restaurants, shops, and art galleries. Broadmore is mostly residential and home to people of many different ages. This is also where the Thomas Park Recreation Center is located. Broussard, Youngsville, and Scott are small cities on the outskirts of Lafayette.

Building 15 had the small roaches and every effort was made since first week of moving in. Aug 2023 now jan 2024 and still roaches. But that’s besides the point. I was out of work since Nov 2023 on medical leave and short term disability due to issues sent a check for less than $300.00 beginning of Dec 2023. Office was contacted of issues. All efforts made to make a payment in Dec. First week in Jan around 9 10. Or 11th I was notified of intent to evict and they were made aware I could pay Dec that week and Jan would be paid last check of the month. I was told they could not accept my payment as they were going to file eviction. Eviction was filed after this conversation on the 10th or 11th. I would have been current by the end of the month because I had gone back to work. Maintenance was great, Bre was great, the upgrades to complex was on point , appliances were old and rusty and filthy,, and management are all about numbers. Be very cautious as although they were very helpful in the beginning it’s all about numbers.

Every year the rent seems to jump up dramatically for “amenities in the apartment complex” and yet they took away so many things that made it good in the first place. Basically you’re paying for them to have a comfortable living, while the apartments themselves have issues.

My husband and I have been living at Peppertree for 20 years. The one word that comes to me when I think of our life here is "peace". I know if anything is not working I can pick up the phone and immediately get help. Peppertree to us is "Assistance Living" The office staff and the maintenance always make us feel like family. They are always cheerful and attentive. The whole complex is kept up. It used to be the landscaping, the pool, I used to get up in the morning and see beautiful flowers that they change with the season. I am sure that when the sitting area is completed it will be tastefully done. The location is ideal. In the center of everything yet we feel safe here. This is our home and we would like to tell you how much we appreciate all that is done. Because it is older than most of the apartment complexes around us it has a charm that comes with age. All we can say is thank you. We cannot imagine ever living anywhere else.

I am writing this review so no one will have to go through what we have had to go through. This complex is horrible. I have been living here since March 2022, and I have caught on average 2 mice a month. Management has came laid traps ONCE. The rest has come out of pocket. This past week alone, I’ve caught 4 as the office tells me that this is due to “cold weather”. After a bit of back and forth, I was finally told that there was “no guarantee” that this can be fixed. In conclusion, do not live here if you want to have guests or raise children. This is overran by mice. Save your money and patience. Please.

Before moving in I was shown a very new model apartment, I was then sold. After moving into my apartment the next week they gave me an old outdated fridge and stove. You will definitely not get your moneys worth at this complex. They are raising prices without any nice things to show for it. It says that they have 20 units available and counting trust me. I just moved out a few weeks again so that makes 21. Bugs were always entering my apartment, rodents entering my apartment and nothing was done. Yes rodents I took pictures , if I could submit the pictures on here I definitely would. Please think twice about this place don’t get ripped off like I did.

I lived in Peppertree Apartments for four years from summer 2016 to summer 2020. I recommend Peppertree without hesitation. The staff is kind and attentive and the units and amenities are well-maintained. I only left because I was moving out of state. Staff: I can’t say enough about the front office and maintenance staff at Peppertree. Their treatment of me as a potential and then continuing resident was consistently positive, even with turnover in the office and of the management company. It felt like they really cared about my comfort and my apartment meeting my needs. Safety: When I lived at Peppertree I was a single woman living alone, and I always felt safe both on the property and with the maintenance staff when they had to come into my apartment. Unit: I lived in a 2 bed/ 2 bath apartment in building 9. My apartment was on the third floor overlooking the pool. The space that I got for the money was unmatched by any of the other places I visited. The apartments aren’t “updated,” they have older cabinets and countertops and some of the walls are a little tilty, but space and function are more important to me than aesthetics. The balconies are amazing, so big you have to see them in person to appreciate the extra living space they give. Noise: I was on the third floor so no noise from overhead, but it was also rare that I had noise from the apartment that shared a wall. When a family with young children moved in downstairs, sometimes they slammed their front door and I could definitely hear it, but compared to some places it is clearly well-insulated because it felt very quiet all the time. Heat/AC: I lived on the third floor and I never had issues getting my apartment cold enough in the summer. (I'm from the north and like it COLD to sleep. No problems.) In winter I rarely needed heat, as heat did rise from lower units. Pests: My apartment truly had no issues over all four of the years I lived there. Maintenance Issues: Any requests were acknowledged same-day and I never had 24 hours pass without them being addressed. You can trust that they will handle things quickly and with care for you and your life and comfort. Rent and moving out: consistent and fair. You always know everything up front, everything is clearly communicated and consistent! Move-out was so smooth, and i felt that they were completely fair about my security deposit and the wear-and-tear on my apartment after living there four years with two large cats.

Pros: very spacious, big closet space, maintenance met needs in timely manner Cons: model apartment shown prior to move in is different from the unit that is issued (very old appliances, old bathtub), not worth rent paid, poor conflict resolution of management, poor management, also apartments in very close proximity are very similar in price change for nicer apartments

For the price, the appliances could stand to be updated. Appliances (fridge, in-house washer and dryer, etc) looked like they were from the 80’s, and the bathrooms were so crowded the toilets are touching the bathtubs. Foundation is weak and cracked and the “generous outdoor space” is a little patio. Since the complex is old there are lots of bug problems. In a span of a few weeks several trees around the parking lot have fallen on cars and caused damage. Management is nice until they try to charge you for damages that weren’t there when you moved out and will turn very ugly in search of payments. I don’t think it would be hard to find a better apartment complex.

I lived here 2 years and always had a problem. The foundation is weak and has many holes in the floor. My AC vent always leaked on the floor on stop, even after they "fixed it". My kitchen vent molded and behind my washer was molded also. Bees and any other insects easily made their way in through closed windows and also built hives. The price is also high for no reason. Do not recommend at all! I can say that the staff is pretty friendly though.
I went to the office multiple times during their listed office hours and it was locked up. The office girls didn't bother to send out a text or email for a notice. Half the time they didn't even post a note on the office door the reason they were closed. Over Christmas holidays the complex got a new management company and residents were told a few days before rent was due that we could only pay in person. I was out of town on a trip. You have to fog your apartment on your own (quarterly pest guy visit is useless) or you will get the BIG roaches. When my lease was up, they wanted to up my rent. For the month to month price they wanted to charge me, I got a lease at Ansley for the same price but twice the space and updated appliances. The biggest plus about Peppertree is the provided washer and dryer. That said, they don't clean out your dryer vents unless you directly ask. Shouldn't that be general maintenance that they keep up..? The complex is just old, the plumbing is a consistent problem, and nothing ever seems to get a permanent fix just patched up. You're better off renting next door.
My apartment is great! It's a one bedroom but it's spacious, clean, and walking distance from where I work and from grocery stores.
PepperTree is a very nice apartment complex. I never have problems with loud neighbors. It was a very quiet complex, and I definitely feel safe here. The ladies who work in the front office are very nice and helpful. If I make a maintenance request, it is handled quickly. My only suggestion for PepperTree is to have assigned parking.
the apartment is quite spacious but really could use some renovation. the location is great and i believe that's how they're able to charge so much for their apartments. the complex right next door (ansley walk) charges about the same for an apartment that's up to date peppertree shouldn't be allowed to charge that much for apartments that have visible painted over wall paper. carpet needs to be yanked. outside of the buildings could be repainted pools and landscaping could use some TLC as well.
