Horrible staff all around!! Maintenance sits in a garage at the back of the property all day, they DO NOT respond to requests. It could be 2 years before they even look at the request!! Most of the staff lives on property so when you see them on property they will judge and give you dirty looks!! None of the staff is welcoming at all!!! I also had my side mirror stolen off of my car, super weird considering the staff hangs around my building and takes pictures of my patio??? Super weird place!! Do not move here!!
Living here 2 years now, when I moved in they had not done any repairs to the bathroom from the previous tenants. When it came time to renew my lease they offered me a carpet cleaning. I said I would only renew if they finally corrected the bathroom issue I had been complaining about for months, and that is what it took for it to finally get addressed. Their office people are replaced every few months, I think I've seen 5 or 6 come and go in my time here, and their Maintenance team is none existent since everyone they hire ends up quitting after a month. People don't leave jobs, they leave bad environment. So I can only assume upper management is atrocious. Today is 7/15/24 Currently in the middle of a heat wave and Perry 81 has left me without AC for nearly 2 months now. I went into the office and was informed that after weeks of being told all I needed was freon, that I now need my whole AC unit replaced. The office Rep brought out this 4 page handwritten list on parchment paper of people awaiting repairs, I wanted to take a picture of it for my tenant lawyer, but she immediately got up and ran to the back with it when I reached for my phone, yelling back "I just don't want you taking pictures of me".
I've lived in apartments for 15 years & in 5 different states. This is the worst & that is saying something w/ all the places I've rented. 2++ weeks & they still haven't but in the Handicap bar or added the handicap parking space. Had a plugged bath tub & that didn't have any materials to clear it, said it would take 2+ weeks but was told I could purchase it and they then got it working. NOW my water heater broke I have NO hot water and "it's on order" I wouldn't send my worst enemy there & that would be to severe of a punishment!
Management is rude and then blames the tenants for no maintenance being on staff. When you question them about it they ask you to leave the office. I have been here a year and we have had 5 managers now. Not a single one has done anything to improve this place. The most recent seems to be ok with leaving tenants with no heat in -30 degree weather.
My lease was set for 7/14/23- I was unable to take the procession due to storms. I was assured a credit will be issued for 7/14; I haven't seen any credit yet. They charged me for a second pet deposit and monthly pet rents. They have ignored ALL verbal, voice mails, and written requests for these refunds. When I took the procession to this apartment, They didn't have the keys ready. I had to wait 40 minutes for maintenance to come in and make the keys. They only gave me the apartment key. Not a mailbox key nor any other keys. The apartment smelled of cigar cherry smoke along with pet urine. I ran my o2 machine for 2 1/2 hours and only took away some of the smells. My cat found every spot. I bought a carpet shampooer. At least they could have cleaned the carpet before I moved and the FirePlace; It was filled with ashes. I have repeatedly requested drip pans for the stove. The ones they left didn't fit. Too small. 3 weeks later they sent over a set that's, too small again. What's wrong with this maintenance team? The worst I've ever experienced. Here it is August 10th, I still can't use the stove. The problems with this apartment and maintenance and management continues. I do Not recommend this complex to anyone!
The day before moving in my apartment number was changed followed by an almost 200 dollar price increase for the same size apartment, which I was told would be changed when given my key. I had tried reaching out multiple times to the management team at Perry 81 with no response, before having to get the issue resolved with the management company that owns the complex, Cohen-Esrey. I am still receiving fines from the complex a week after making the payment, which I made on the day my total was finally correct. I have also visited the leasing office the past three weekends for my mail key, just to have someone new write down my name and apartment number with promises of getting a new key, and at this point, I am just going to reach out to the post office. Please, if you want to live in a complex with management that actually responds to you, do not make the same mistake I made with moving into this complex.
This complex went downhill fast! We have lived here 2 1/2 years and thoroughly enjoyed living here for the first 6 months. Since new management came in they set a low standard of service, it has progressively got worse. To cap off the horrendous decline, the complex ignored multiple warnings from Spectrum leading up to October 2022, and had their internet/cable shut off by Spectrum. Spectrum gave the complex more than a months notice, to which that was ignored. Current residents are without Internet & Cable GOING ON 5 DAYS NOW, with no end in sight. Rather than try to get this fixed, the complex has decided to spin it as Spectrums fault. Two of our neighbors and I have spoke with Spectrum separately, and the fault clearly lies with the complex/company not renewing the contact with them for 1,500+ people. Perry 81 FORCES you to pay $83.00 a month for cable and internet through them, but cannot keep the services running. Maintenance is unheard of at Perry 81. They have cycled through workers by the month and the current head of maintenance is a super nice guy, but he is swamped beyond belief. We currently have a work order in that is over 3 months old that has not been addressed. After going into the office, we have heard that there are hundreds of work orders still waiting to be taken care of. You will notice while going through the complex the amount of severe potholes that have yet to be fixed, as many of them have been in terrible condition for over a year now. In addition you will be greeted with dog poop on every grassy area, as there is NO enforcement of cleaning up after your dog. Sadly the dog park was a great attraction to us when we decided to live here, but now is covered with poop and not taken care of. The leasing agents that were in the office when Perry 81 was Magnolia Parc were fantastic. Unfortunately, once those two left they have been unable to find anyone, or have cycled through people. YOU WILL NOT get your phone call answered if you call the office, and half the time the office is locked so you cannot address a complaint with them in person. Finally, you are required to pay a monthly "pest control" fee with your rent. In the two years we have lived here, we have seen pest control maybe 2-3 times max. Why are we paying a monthly fee if services are not being done routinely? It has become clear that management doesn't care about the residents, as they are rarely if ever available to reached and when you do, you get the run around.
Lighting outside at night? On the low side. Maintenance? Behind and very slow. Turnover of good employees? On the high side. Potholes in the pavement? Not addressed the previous spring. Cars getting broken into? Yes , but not mine as yet.
Unless you're desperate and can't resist move-in special pricing, I would stay away from this complex. Neighbors with kids are loud at all times of the day and night, premise grounds are littered with cigarette butts and dog poop, and I've had multiple ongoing problems with plumbing and leaking ceilings. Don't expect a working shower during winter months even when taking the necessary precautions, and some bedrooms don't even have overhead lighting installed despite there being a light switch. The entire property is hobbled together.
So insanely drafty, people do not pick up after their dogs, everyone is super nice but just not as good as I had expected.
I moved in in May of 2020. This is September of 2020. 3 times they have cut the water off for hours without any notice. When you call the front office to ask for an estimation of the outage they never know. This is very unacceptable especially since a lot more people are working from home. They ask for you cellphone and email when you sign a lease to “keep you in the know”. They have a resident portal to submit work orders. Put in one to have the shower rod put back up. After a week of no follow after putting in the request a couple of more times my dad fixed it for me. Now I’m just waiting to see if it’ll ever be acknowledged. There is a special room to pick up packages and it has a key fap. The key never works and the door is messed up. I guess several other residents have this same issue because now they just keep it propped open. There is no lighting in the parking lot except for the small lights on the building to illuminate the building number. Which means at night the only light you have are headlights and won’t see pedestrians until the last minute. The parking lot needs to be repaved. The balconies have a lot of wood rot and they need to be replaced. They’ve done a few but of the ones that remain you can visible see them detaching and the soul moving from under the base. There are empty units with tall weeds growing in what should be the concrete patio slab. There’s a lot more but tired of writing.
We have been here a year and are counting down until we move out next month. I don't think I have ever been so deceived or belittled. While the staff are generally friendly and easy to talk to, getting an answer is next to impossible. They try to appear "resident oriented" but are far from it. We have had some small hiccups like miscommunications about the pool/grill being out of use. We have had issues with maintenance and the office. It's impossible to get a repair timeline. Our fridge repair took 3 months due to being wrongfully marked and left us with a damaged floor. We are on day 5 of no AC. I understand that there was a long weekend, but now we cannot be given any update. All we have is a portable unit that I'm sure is driving up our electric bill. I would take ANY info/update about when I can expect service to continue. The only livable space is the bedroom. The complex does not provide ANY communication about when they have been in your unit, making it hard to know what has occurred. We often get notices of various services that will take place over a 3-day period but they don't notify when your unit has been completed, making it difficult to avoid fees. The lack of planning is astounding. We've had to take apart our entire living room TWICE, take off work, lock our dog in a bedroom, & request new appointments because the complete lack of planning. I believe we're in a 'silver' upgrade, but very dated. One burner doesn't stay plugged in, the labels/timer are pretty faded, and we have a few issues with our fridge. When renewal notices come out they were wanting to raise our rent significantly, yet nothing has been done to improve the space. The community occasionally hosts events, though some what infrequently and usually pretty small. The best was probably the end of summer party. Spectrum wide community. It was not "move in ready" as advertised to us. We had to drive downtown to pick up components to get our cable/internet working. The fee is rather high at $84/month. Biggest struggle has been as a dog owner. As a complex, they are dog friendly. Paperwork is quick/easy. We had to put down a non-refundable deposit AND pay an extra fee. However, no one cleans up after their dogs, bags are hardly provided, and the off-leash area is a mine field. It's very disrespectful. Our experience has been average, at best. I will update again when move-out has been completed - I'm nervous about how that will go.

about 1 month into moving into this place the apartment above mine had a water heater go out and it flooded my apartment in the middle of summer. This was standing water,.. Not just the carpet was a little damp, Im talking completely flooded with water standing above the carpet (I lived on the bottom floor, concrete underneath). The solution was to to put big dehumidifiers and floor fans in the apartment which kick out a ton of heat and make the electricity bill go way up (which I still had to pay). After basically begging for a month for them to fix my apartment they finally started, it was clear no one cared at all. My apartment needed major repairs including completely replacing sections of sheet rock and repainting several rooms. This required me to move all of my stuff into different rooms different weeks at a time. All of this in the middle of summer felt like I was living in a swamp. The repairs done were extremely messy as you could imagine. NOW fast forward and I get a final bill to have the CARPET CLEANED??? They seriously torn out sheet rock, replaced it, sanded, and repainted the apartment,.. then used my vacuum to clean. NEVER did they clean the floor after this even after me asking several times... I never got rid of all the dust in my apartment. PLEASE PLEASE PLEASE I beg you,.. Don't live here. You will thank me. Office never answers the phone either so you cant even call an talk to anybody,.. Im just expected to shut up, accept it and pay. They claim pet contamination,.. Iv NEVER even owned a pet,.. Stay Away from this place

I've lived here for 4 months now and I can't wait to move out. I live in one of the "renovated" two bedroom apartments and they have us paying $1000 a month and the garbage disposal keeps breaking. The shower and pipes have a constant sewage smell, theres LOUD train that passes like every 30min, and if your neighbor smokes you will be smoking right along with them! It's not worth the money we are paying! Oh and don't count on the office to answer or return your any of your calls. You'll also be waiting WEEKS for maintenance to fix anything!
