As far as the office staff, maintenance and people this place is lovely! Everyone is kind and Maintenance is always quick to respond on any issues! I love the location and the neighborhood. The amenities have the potential to be great but they have not been kept up. The main elevator is under repair every other week, the grills need replacing and the gym hasn’t been serviced in a LONG time! (Things as simple as oiling some machines so they don’t squeak or replacing cables that are worn or clips that don’t close, Fan SOMETIMES works). This wouldn’t be as big of a deal if they hadn’t also just added a new “amenity income” charge as well as charging residents for coffee in the main lounge. On top of all of this we have construction going on for the 2nd time. This would be ok if the residents were shown any kind of empathy towards our inhabitable homes during that time, but instead they’ve added more and more charges, no discounts are offered and no one feels valued as a resident. :(

Excellent staff that are courteous, kind and caring. Great residence that is very clean and beautiful. Property is getting a facelift, so there's a lot of day noise from the construction workers. Otherwise is a peaceful place to live.

Building conditions and constant leaks have been a major issue, leading to health issues for many. Construction for the same issue twice in 2 years is concerning.

Located in the heart of Germantown, Peyton Stakes is walking distance to downtown, the Farmers Market, and Sounds stadium. The neighborhood is the most walkable in Nashville, and full of great restaurants, bars, and coffee shops. The amenities are second to none in the neighborhood and Peyton is the only complex in the neighborhood with a hot tub along with the pool.

It's been a great experience so far! The staff is friendly, accommodating, and quick to help. The building stays clean and I feel safe in the area. Also, the location is great with lots of shops, restaurants, and bars within walking distance. Very close to Broadway but it feels far away, which is fantastic. I also enjoy the proximity to parks and bike paths.

Poor management. Issues have not been fixed in timely manner, trash is not consistently picked up by valet service, package delivery constantly results in damaged packages and stolen package. We are not notified when they are dropped off. Paying extra for amenities that are supposed to be included.

I have been a resident for almost 2 years. I love the location! I love Germantown and being across the street from Morgan Park is great. The years long construction that ended over the summer was only bad because the office and leasing agents gave residents ZERO communication about what was going on and had ZERO empathy about the constant chaos the construction caused from blocking all my windows, closed amenities, construction crews wandering the halls. The “mail room” is a joke!! It’s just a hallway where packages are left. I’ve lost MULTIPLE packages. My apartment has outdated appliances and my exterior windows have been smeared with construction gunk for over a year. Elevator always on the fritz. Trash constantly in the hallways. The leasing office and cleaning crew have the WORST attitudes and I dread having any interaction with them. Moving out as soon as my lease expires.

This has by far been my favorite apartment I’ve lived in, my only complaint is with the hardwood floors it’s very common to hear your neighbor above you moving around. There are some random up keep things like replacing handles on cabinets that could be done in between tenants but overall great place to live!

I lived here for over 5 years. Used to be a great apartment. Ever since there was new management, it's been downhill. It's dirty, the hallways are gross, constant trash in the alleyways and they nickel and dime you regardless of how long you have been a resident.
I just moved into Peyton stakes and I love it! Amberly has been so helpful and patient with me. From the moment I walked in for my tour she has made this a great experience finding my new home. Brittany and Crystal have also been so kind and helpful. I can’t wait to live here!!
The Peyton Stakes community has been a pleasure to live in for the past year. There are a fair share of amenities, a majority of respectful neighbors, easy to reach staff, and a perfect location inside the city.

These negative reviews are absolutely terrible. There is new management, but in the short few weeks they’ve been here, they’ve had to find contractors and make bids and deal with many other issues. I’ve lived here for 6 months and still love Peyton Stakes. The new management has always helped me and they will do what’s best for this property!
