Lived here for 2 years, cabinets and appliances are older than my dad, super high fees to move in & transfer apartments and maintenance is a joke. Spend your money somewhere liveable.

For weeks I've been putting in maintenance requests about the very large wasp colony that lives in the siding outside my bedroom. The complex has done little to nothing about it. Recently, I've begun waking up to angry wasps INSIDE my apartment, IN MY BEDROOM. What does Pheasant Run do? They hand me a can of wasp spray that cannot be used inside a residential home. And that is it. This problem is continual and makes my apartment unlivable and Pheasant Run has decided time and time again through multiple maintenance requests to leave me with this problem on my own. Just in case you were considering living at Pheasant Run, due to lack of action on a serious maintenance request, I cannot recommend it.

I lived at this property for two years from 2018-2020. Property is kept fairly well for being as cheap as it is. I would've recommended this property to anyone looking for an affordable place to live in Lafayette until I received my move out bill. DO NOT MOVE IN HERE. I got charged my last month's rent, which I paid on or before Sept 1st 2020. I got charged nearly $1200 for repainting the apartment, which they do after every tenant moves out. they claim it was for black marks on the wall, which there was behind the furniture which I noticed after I moved out. The marks they are referencing are from dust. The 50 year old HVAC in the units, which are never cleaned, tends to kick up a lot of dust. The marks were not from black paint, myself doing any damage to the walls, or anything. The rest of the damages are from the paper Mache blinds they use here. One of the blinds literally broke from just opening the first time I used them.The leasing office staff is nice, just be prepared to pay $1100 minimum when you move out, if you make the mistake of moving in.
This is a great place to live! Very affordable and has great amenities! The girls in the office are friendly and helpful! I have friends who live a bay pointe and they are great apartments too!

The apartments themselves are decent, though cheap. They are worth the (low) cost of rent, but don't expect much. They were built in the 60's, however, so there will be of appliances and features that are old and starting to fail. The real issue is that the internet is overpriced, and terrible. First of all, the internet must be gotten through the apartment complex itself. Other ISPs, like Comcast, cannot service this area, so there are no other options available to residents. It is impossible to communicate using it (via Skype or Discord), or play online games with friends. It might not be an issue for people who only browse the internet casually, but even then I've had issues with online banking, and loading web pages. I've tried to get this issue resolved, but stopped after another resident mentioned that he tried for months, and still failed. If you want to live here, get an unlimited cellular data plan, and just use a wifi hotspot. Its faster, better, and cheaper than the internet here.
The management at this complex is great! I would recommend it to anyone that is looking for a place to live.
This time last year I began my housing search in Lafayette. Not knowing the area at all, I wanted a clean, safe, friendly apartment for two people and a dog. When I came across Pheasant Run, I spoke on the phone with Shelly who I thought was the most accommodating and nice person I had ever met. Beware: things changed. She had showed me an apartment available for my needs that would be ready for my move in. However their policy prevents them from showing the apartment if people still reside. Being naive, I signed for it anyway. On our move in day, Shelly was conveniently not there. We arrived to the apartment and saw the inside for the first time and immediately realized it was not going to work - it was full of cigarette smoke. This property is NOT smoke free. Being the year 2018, I did not realize there were unhealthy complexes that allowed smoking in the rooms and on the premises. With my SO having a smoke allergy, it was not going to work. Because of this, the only other apartment available for us was more expensive and they did not offer any accommodations due to their inconvenience. We moved in but quickly realized my SO’s smoke allergy would prevent us from staying. We got a doctor’s note and submitted it to the headquarters in Carmel which was another lengthy and inconvenient process in and of itself. In the meantime, our neighbors smoked in the hallways which seeped into our room. On top of that, the neighbors had people constantly coming in and out, loud noises, kids roaming everywhere, and ankle bracelets on their legs. Being out in the complex at night was an unsafe experience with lack of lighting and lots of shady congregation. All the while we were dealing with this process, Shelly - the person who catered hand-and-foot before you sign the paperwork - was magically no where to be found, did not return any phone calls, and coincidentally didn’t recognize us anymore. This place is a fraud and more than that it’s unsafe both health wise and physically. There are plenty of great places in Lafayette to find housing but this isn’t one of them.
The Staff is without a doubt the most friendly and knowledgeable of any staff I have ever dealt with. Going above and beyond to to make sure that all questions are answered and all issues that I was not totally certain about were addressed. Management makes customer service seem effortless!

I love Pheasant Run, they are associated with Bay Pointe so we get to use both pools in the summertime. They have on-site laundry and reasonable prices for the apartment. The office staff is great too!

This is the one apartment complex where I feel safe with my daughter living! I love the fact that there are patrols at all hours should she need help. The complex is clean and quiet, pleasant to be outside. Close to stores, and restaurants. Live the pool, workout room and the clubhouse. I would recommend this apartment complex to anyone.
Just moved in and got the Tier II internet service and it sucks! The speed is very slow. We purchased 15 mbs but get about 1-5 mbs and if you have multiple things running it gets worse. They don't allow outside companies to provide internet except for one company that reportedly has worse service. The apartment is nice and facilities are clean. Some of the office staff could be friendlier. Otherwise, a nice place.

Please keep in mind, if an internet maintenance request is submitted to our front office before 3:00 PM, we will go out to your apartment and troubleshoot any and all internet problems the same day the report is submitted. I moved in a few months ago and this is by far the worse apartment complex I have ever lived in. There is an issue with the water where it goes from excruciatingly hot to freezing cold within seconds. I actually have burns on my hands from the last time it happened. I went to the doctor and she said they were second degree burns. I have complained to maintenance and they said to let it run for ten minutes before showering. Did that and still got burned. I no longer can take showers out of fear of getting burned again. There are constant issues with the plumbing. The internet, which I pay an extra $55 for every month, is always going out. Whenever I call maintenance, they never do anything but leave little notes about how nothing is wrong or they just dont show up at all. During the winter, the parking lot is an ice skating rink and maintenance does nothing about it. The staff in the office are clueless. You can never tell them something on the phone and expect things to get done. You have to go in and even after going in, expect things to still not get done. Most of the outlets in my apartment dont work. The water here is a murky, grey color with white particles all in it. My heat goes out a lot as well as the air conditioning. The neighbors are ridiculously loud even after I have complained a billion times. There is banging against the walls that sound like construction, but from the yelling I am willing to bet it is most likely fighting. My closet doors break often with wood chipping onto my clothes. My balcony door is broke and no one from maintenance has come to fix it. Emergency maintenance might as well not even exist. I have been locked out and have had emergency plumbing issues that were not tended to and did not even receive a call back. On my first night, a bat flew in my apartment because they left the storage room door open. When I call maintenance to come and get it, they did not show up until 2 in the morning. I waited in my car for hours. My sink has issues with the spout. One of the issues was the spout actually falling off. That didnt get fixed for a month. This place is old. I know this because my 60-year-old uncle lived here when he was in college. I am willing to bet this place hasnt had any updates since about that time. If I had it to do over again, I would not have moved in here.
The apartments are old and need to be updated. If you have an issue, the staff are great at lip service and will not solve your problem. I had loud, rude, obnoxious neighbors above me that would argue so loud at 1am in the morning that they would wake me up. Three complaints later, I ended up moving out ( with one month left on my lease) because the staff gave the people "warnings" that did nothing. It was worth paying rent elsewhere just to get away from that place. The TV and internet service is a joke too. You cannot use your computer and TV at the same time because one of them will stop receiving a signal and freeze. Look elsewhere. For the price you pay for this place you can get a nice quiet apartment with helpful staff on the north side of town.

So I have now lived here for two years and I live in a pheasant model. Last year I didn't have problems but I seem to this year. However, I did have some random people that would come and use the laundry room who didn't even live here and they would occasionally knock on my door when I was home (really werid/scary to me). When it started to get cool out, I noticed that my heat wasn't working. Before we could send online maintenance requests and the maintenance staff would be at our door within an hour, but they changed the website so you have to call in. I called the office and put in my request and it took about 3 days for someone to come. Then my dishwasher went out a few weeks later; only this time it too about 2 weeks (and after 2 calls) for someone to come. And I told the maintenance guy how long I had waited and he acted like it had been the offices' fault as to why my request took so long. And as I am looking around at other apartments, I'm realizing that there's people paying less for nicer, larger, and more updated apartments than what I'm paying for mine. There's also many people that I know who are living at pheasant run who pay less than I do for the same model. Back in 2014, I didn't see my apartment or a similar apartment before I signed for it (I just saw the 2 bedroom model and was informed mine would look EXACTLY like in minus the other bedroom). The apartment is actually quite small and "boxy". You have a small kitchen and there is NO dining room. I don't have room for a small table and chairs because of the furnace and closest are along the wall. I've always had good luck with the staff but I've heard enough stories to know to stay on their good side. When the spring comes around, I probably won't be signing again with them.

I have lived here for 1.5 years and so far I'm not disappointed. HOWEVER. The apartments are old, and do need some updating. Half of the outlets in my apartment don't hold plugs/don't work. Everytime we use our shower I feel like I'm about to pull it off the wall. The windows in my apartment look like they are older than me and we can't open all of them, but 1. The apartments that do not come with a washer and dryer/or hook up are small but decent for 2 people. I think they could either add too or just update the community washer and dryer they provide in the buildings as we have 1 each for 12 apartments in just our breezeway and they take forever. I have to literally PLAN my whole week around what day I think I'll be able to squeeze in my laundry while no one else is using the appliance. They are pet friendly which is fantastic. Maintenance is decent, they react pretty quickly to all request. I don't like how they go about notifying the residents of insepctions and things like that. Most of the time, when I get home from work 530-6PM there is a card on my door letting me know they will be in sometime the next morning. I would like to receive some type of email to give me more of a heads up in regards to any insepctions as it is more convenient. I personally think they need to get with the times and offer email notifications and online rent payment. In our first year in the apartment we really did not have any issues with our neighbors, until now. We do sometimes have random people that just show up to our apartment, which is a little creepy but I know they can't control. The dog park is fantastic. The club house is very modernized and new (I just wish I could say the same for all the apartments). They recently finished a renovation on the pool. Overall we have had a decent experience and I would recommend them to anyone who is looking for something in convential housing. It is a great little place to live while we are in the process of buying our future home, and appreciate the staff. We have yet to have any issues with anyone in the office, and have always been treated very well.

Pretty expensive for what you get. 565 square feet. Just slightly bigger than a studio. It is a one bedroom with dish washer and an ice maker. That's about it. I moved in around August last year it took almost 11 months to get a new (used) a/c. Can't really blame Maintenance though. Only a crew of five for a thousand apartments. All electric which is nice less bills. But the apartment is poorly insulated. But i have a private balcony in third floor over looking the pond. The walls are thin so no parties or secrets! Laundry situation is terrible. But it's about one of the cheapest in town and its close to work. I hope this review has been helpful.
While my apartment is a single bed room with single bath... Im paying 509 for it monthly. I would love to see improvement but it does come with dishwasher and includes water and trash.
I moved here in the spring and shortly after discovered a leak in my bedroom closet. First the maintenance guy accused me of dumping water in there, then swore to find the problem and fix it. I waited and waited... nothing. So, I called again, and the next guy fiddled around for a while and declared the problem was solved. The leak was still there. They finally fixed the leak after I had a chat with the office about the laziness of the maintenance crew. Now, I've been kicked out of my apartment after a few days' notice so they could do repairs on another apartment. Also, why is the rudest person in the office the one who greets visitors?
This is my first apartment. The staff is helpful and whenever I put a maintenance request in, it is fixed the same day. I have a great stove and fridge, but I can't stand my dishwasher. However, I live in an apartment on the bottom floor and my apartment shows signs of water damage. And whoever lived in the apartment before me used to smoke and when I moved it still smelled like smoke the first week (I could still smell smoke after painting). The pool area is great and I feel safe in the area. I've never had a problem with my neighbors. I lived across from the laundry room and didn't notice a lot of traffic. I'm happy with what I have but not overly impressed with what I have for the rent... The area the apartment is at isn't too bad but it is not too far from the "lower quality" areas of town.
Ever since the very first week of living here, it has been miserable. We moved in and by the next weekend they told us we had to have everything moved so they could do repairs. Why didn't they tell us that BEFORE we moved in? Then it took forever to get our refund back for the days we were out of the apartment. The maintenance has been in several times to try to "fix" our toilet and it wasn't until the fourth time in that they decided they needed to replace the wax ring. We told them our dishwasher wasn't working and they said there was nothing they could do except give us cleaning tablets. A week later it was leaking and they had to order parts for it to be able to be fixed. It's been a week since they ordered the parts and we still have a broken dishwasher. Finally, we ended up with a mouse in our apartment bedroom. We keep it spotless and never have food in the bedroom. This is by far the dumpiest place I have ever lived. We are moving out before our lease is up even though we have paid all the way up through the lease because it is SO bad.
The business office staff are friendly; however the leasing office staff are quite rude and far from helpful even when they're "on duty." The amenities look great and they are...when they're working. One of the treadmills in the gym has been broken for a year (it stops working after 5 minutes) but is still in there with no plan to be replaced despite complaints from numerous residents. On any given day, the public laundry machines are at about 50%, meaning that half work and the other half are either fully broken or barely working. Upon move in we were also lied to about the "redecorating fee" and what was covered. In essence, we paid a number of nonrefundable fees to move in which were said to cover us entirely at move-out but will still have to do a grand scale cleaning before moving out (e.g. repainting, carpet cleaning, etc). I was truly excited to move in here but now I cannot wait to move out.
