Property Ratings at Pheasant Run
I have lived here for almost 2 years and HIGHLY recommend Pheasant Run Townhomes. The office staff is extremely helpful and the maintenance staff is amazing (if you need them). The townhomes are clean, spacious and updated. Your rent also includes a carport. The community is quiet and my neighbors are too. The townhome community is located in a park-like setting in Saginaw. You can't beat all of the amenities (playground, pool, gym). I don't understand the negative reviews but you will always get people who are not satisfied with anything, I guess. Great place to rent in Saginaw!!
would not recommend. Very high utility bills. Management seems to only be responsive when they want to fuss about little things. The pool opened almost a month late three years in a row. The individual property manager seems to change every year, so continuity of enforcement of rules also changes. Very damp basement, which leads to problems with millipedes every year. The furnace goes out weekly in the winter. The inside has not been updated in probably more than 20 years, and looks nothing like the model apartment, or the apartment in the pictures.
I was happy with the property for the most part. The quality of the buildings themselves was not great but maintenance did an okay job of keeping it up. Management could be very difficult though. I notified them that I would be 2 days late with a rent check well in advance and they refused to waive the $50 late fee. The only way I could avoid their fee was if I handed in a post dated check...which they tried to cash early anyway. Definitely not run by reputable people. I leave Pheasant Run a little wiser with a bitter taste in my mouth and an overdraft fee with my bank.
I moved in here in August, 2016. I had toured the property a few years back, and fell in love with the place. Two or three bedrooms, central air, full basements with washer/dryer hookup, pet friends and very nicely maintained grounds - what more could you ask for. I looked at other places in the area, but didn't see anything that gave me this much square footage for the price. I highly recommend it to anyone looking for a quiet, beautiful community in which to live.
The management will look for any way to complain about tenants there. If you do not do what they say when they say it....harassment starts. I have had complaints about my kids with no evidence that it was my kids that did what management is complaining about. 5 complaints in the first month of living there.
These townhomes appear nice and have a lot of space, but beware. We have had continuous issues with our basement flooding, to date it has flooded 4 TIMES and ruined many of our items. When we talked to management, they put us on the back burner and did not come out to clean up the multiple inches of standing water until we harassed them multiple times. The floor is constantly flaking paint everywhere because of all the water getting underneath the multiple layers of paint. Any maintenance takes more than a week to be addressed, from issues ranging from leaking sinks, broken lights, malfunctioning screen door, broken refrigerator, etc. We have had nothing but issues with management and maintenance here. Rent is expensive and the central air does not cool the upstairs. There is also not enough parking.
I chose Pheasant Run because their townhomes had the biggest layouts that I could find in the Saginaw area. There is so much space, even in the 2 bedrooms, which is what I lived in. I loved having a full basement, it is awesome having 3 floors of living space. The community is also very quiet.
