Noise Isses. Poor internet capabilities due to outdated wiring. Property Management staff is terrible! Dangerous tenants, high traffic area, police always on the premise due to tenants fighting, etc. Roach infestation due to cast iron pipes. Loose dogs, management not willing to enforce a leash requirement. Cars being damaged in the parking lot because of unsupervised children. Transient individuals sleeping in abandoned building on the property and MORE! Your safety is more important than any perk or money saving tactic this property may offer! Go elsewhere!!!

Do not move here and make the same mistakes I did. Ever since I moved in mid-August, issues have been non-stop with both prior and new management. Old management gave me a dirty unit with several issues including holes in the wall and a rotting porch roof, none of these issues being remedied before new ownership took over. New ownership have already fired a round of office staff since moving in new staffing mid-October, meaning in the time I've lived here so far (mid-August to December) we have yet to have the same staffing for more than a three week period. I've had three rounds of office staff I've had to explain the same issues to, with nothing being done. New management has decided to renovate the property, which means choosing to close the pool, club-house, sun-deck, and gym without prior warning to residents (keep in mind they have already been closed since mid-August due to prior management's lack of maintenance). I've had to ask new management countless times to clean the gym (as homeless people smoke and sleep in there) and the laundry room (as machines are always broken and flooding the main room). All of these issues have yet to be remedied since the newest round of management joined the property in November, ridiculous considering that all that needs to be done is cleaning. Last week on the 2nd, I was asked by the new property manager to email the office any maintenance requests not fulfilled by prior management (such as the rotting patio roof). It's over a week later and I have yet to receive a reply to my email or a call. I also cannot submit any further maintenance requests through the website, as it's not even an option provided at this point in time. Extremely concerning and unprofessional to say the least.
Roach infested, management is so terrible, Maintence will enter your home without notice, been weeks and they won’t provide us with our lease with our security deposits and signatures which was previously accessed by our portal which we no longer have access too. An if you want services like pest control which you pay for, you will never receive it with all the lies and carelessness within the office.

Quality apartment close to UF. There has been some major upgrades happening since the new management took over. I have been living here for almost 3 years and I am very please with all the improvements that has been happening. The community is kept clean and is very quite. Perfect for a student or anyone that is looking for a nice place for the low cost.

Great apartment and an even better price! The rent was exactly in my budget and kinda didn't know what to expect, after seeing this apartment I instantly knew my search was over. The leasing staff did a great job helping me through the rental process and has been quick with helping me when I need them. My apartment is really close to UF, I can hit that extra snooze button in the mornings. Over all the neighborhood is safe and there's lots of different things to do near by.
Super cute and cozy apartment with great lighting. Lots of good shopping plazas and good places to eat close by plus close to all major roads. The property is clean with a very professional staff. Easy to communicate with very helpful and resolves issues in timely manner.
The new management company is great! Really happy with their professionalism and the way they care and resolve issues in a timely manner. I see them all the time working hard keeping the place clean. The neighborhood is quite and safe many things to do near by.
I am so happy with my apartment, close to UF perfect for my daily commute. They are tons of great restaurants and stores near- by. Since the new management took over, I have been seeing lots of improvements! The staff are friendly and easy to talk too. Recently I had to put in a work order that was completed within the same day. I always see them out keeping the property clean. It is a very safe and quite neighborhood. My apartment itself has beautiful lighting, very spacious and up to date. I have recommended this property to my friends that also attend UF. Great place to live.

If I hadn't been in a desperate situation, I would not have gone with these apartments, but from Day 1 there were roaches present, a mold problem, and also the electrical is ungrounded - very unsafe especially for children. Between the mold, smell of smoke coming from the vents, and the pre-stained carpet, the air quality in the unit is very poor. Ownership also changes every 6 months or so, probably because the units require actual remodeling and no one wants to make the investment. It took a major termite infestation for them to shut down a building and remediate the infestation, but even then with everyone out, from what I heard they still didn't renovate. For the price point they are asking you can do much better.
So far I've been electrocuted by wires, had multiple issues with faulty plumbing, complained about serious mold issues on the walls and in the HVAC system, and I've had sewage gas leaking into my apartment for two weeks. Mind you, I only moved in 2.5 weeks ago. The staff will gaslight you on any issues. I had to actually purchase a combustible gas detector and seek legal help. Still no response or moves to make any fixes whatsoever. I'm the kind of person who would rather suffer silently if it means having to confront people about issues but this place has given me no choice but to become absolutely annoying and constantly complain. Save yourselves!
This apartment is by far one of the most affordable and quiet with 2 bedroom 2 bathrooms starting at $800 a month. Although it is enjoyable to live here, be aware you get what you pay for. The complex is old and will have minor problems here and there. Always check the apartment and do a walk through before signing your lease. If you have an issue, the management is typically willing to work with you to solve it. The only reason I don't give this apartment a 5/5, is because recently I've had to keep on bugging the office to make sure they get to things. New management is still getting things together.
After being caught in a bad roommate situation, I was on the hunt for an affordable 1-bedroom apartment near my college campus that could sign me in November, which seemed impossible. A friend recommended Piccadilly to me and it seemed pretty much too good to be true. My rent is affordable, I live right next to a grocery store and within walking distance to a huge shopping center, and there are 3 bus routes nearby. My 1-bedroom is HUGE and just under $600/mo. The pet fee was a one time charge, so I am not stuck paying additional pet rent for the rest of undergrad. I love my apartment, and I love having a laundromat facility, pool, and access to a printer in the neighborhood. The neighborhood is also really quaint and pretty, and I haven't had a single issue hearing my neighbors (I have 4 apartments essentially attached to mine!). Piccadilly has always been accommodating to me and resolves any maintenance request I have quickly. They also have an exterminator spray my apartment once a month, something none of my past apartment complexes offered. I plan to stay here for as long as I am in Gainesville, this is officially my home and I'm so excited to not worry about moving again!
Picadilly is an older complex but is well priced and a good find. They don't advertise much, I heard about this complex from a coworker. The apartments are simple but homey. I chose the smaller 2 bedroom floorplan and am happy with my choice. I would love more storage space, but I enjoy the openness of the floorplan and the double closet. There are multiple floorplans that let you choose what fits you best. The location is convenient, walking distance from a grocery store. 34th street traffic can be a bit of a headache during rush hour but drivers tend to be nice and let you out and into traffic. Turning left is tough though. Parking is plentiful, no decals or visitor parking to deal with. The trees and nature-y feel make this complex feel homey and picturesque. When the cooler weather comes and the leaves fall it's beautiful. The office staff and maintenance are kind, helpful, and professional. I recommend highly.
