my car has been robbed been robbed twice in the last month. my windows have been smashed, items stolen from my car. of course the building has done nothing about it. the water constantly goes out and the drains don’t work. cockroaches everywhere, homeless people always roaming through the building asking for food and money. this building is disgusting. i wouldn’t spend a cent living here if i wasn’t contractually obligated to do so. DO NOT MOVE HERE!
It was an absolute pleasure working with Julian and Tanasia!! They deserve 10 Stars!! From the initial application process, throughout the stages to the physical move-in, my process was handled extremely well. Emails were replied to in a timely manner, questions and concerns were addressed, prior to signing, he had full knowledge of everything I asked. Any and all areas during the walk-through addressed PROMPLY. Tanasia has a very pleasant, helpful and sweet attitude, she would go the extra mile to assist the tenants.
I lived here from May 2021 to July 2022. For the first ten months I had to stay in hotels or with friends because management refused to transfer me out of my unlivable unit. The lease said roommates were not allowed to infringe on the comfort or habitability of the other roommates, but they refuse to enforce this policy. My roommate verbally harassed me and constantly made the entire apartment hot by refusing to leave the AC on or running the heater at unreasonable temperatures. I couldn’t sleep at all because she would not listen to reason and the management refused to talk to her or move me or provide any sort of solution. I requested to move units over and over and was denied every time, despite the lease very clearly saying that I would be moved upon request. The property manager told me I could break my lease but that I would have to pay a massive fee, all because they wouldn’t do anything to ensure that I was getting to live in an apartment in exchange for my money, as that’s the entire point of signing a lease. The leasing office refused to do anything about me not being able to live in the apartment I was paying for until legal action was threatened, and when I was moved it was to a unit near a routinely overflowing trash chute that made the entire hallway smell like a dumpster. The building is infested with bugs and full of trash and the management is apathetic at best. The front door broke and never got fixed so homeless people would come and sleep in the lobby, I even got harassed for money in MY OWN HOME because the security is so bad! The dog park is full of poop, the pool was closed nearly the entire time I lived there, and I never saw any security guards or “tennis court” as they advertised. I would highly encourage management to listen to residents and take a more active role in ensuring a comfortable and clean community, and to keep rent the same because nothing new or better is being offered. In fact, it got a lot worse, dirtier and less secure in my time there. Definitely consider other living options until they improve this place.
I'd like to thank Dev and the staff for being so helpful during the 2 years I have lived there. They provide excellent customer service, and their maintenance people are top notch. The proximity to GSU was a big factor when choosing a place to live and this apartment more than exceeded my expectations. I'd like to especially thank Dev for all of her help while I transitioned to Atlanta. Because of the pandemic, I was not able to see the place before I moved in. She took time to have a video made so that I would know what the apartment looked like so I could plan my move. Also, she has been quick to answer any questions and concerns that I had while I lived there. The only reason that I am leaving is because I have graduated from GSU and am leaving Atlanta. I highly recommend that you consider this place when you are looking for places to live in ATL.
I really want to give 0 stars, but read why I am giving 4 stars. I have been living at Dwell ATL since 2016. Since the new management company took over it is bringing me the vibes of matrix all over again. The hallways and garage are dirty, muggy and stink. Like where is the AC at? There are bug issues and parking sucks. It’s super full now with people who don’t have decals. There are a lot of entitled kids that live here and don’t care about the property. All they do is prop open doors and let people in. I have seen so many changes to the staff that it’s RIDICUlOUS. Once we get to know somebody here comes someone new. In a leasing place, I want to only see the same people who I gained trust in. As a resident I do not want to have to explain my situation to different people back to back over and over. It’s annoying! The staff now is cool, but I’m trying to understand why the one person who has actually been with here longer than anyone I have see in that office has not been the manager. She seems to know everything about Dwell ATL. Dev has helped me on so many occasions. She is so sweet and knowledgeable about anything I ask. I used to think she WAS the property manager for a long time because she was the only one willing to help me when I would come in to the office and still consider her to be the only manager I want to go talk to when I come. I’m convinced she is super passionate about this dump. You can tell she loves where she works and care to make the property better. Carlton is amazing! He needs to be promoted too. He always speaks in the hallways and has great conversation with me. I love his energy. I see them both working when the office is open and closed and I’m just like couldn’t be me lol. Honestly if they were to leave here I probably will turn in my notice because I don’t think that I can tolerate anyone else. The girl in the front desk I forgot her name is really nice too. I follow her on tik tok! Hilarious!!!

Been living at dwell since August 2019. Overall it’s been an enjoyable experience. It’s close to everything worth experiencing in the city and the staff has been great. Carlton and Rudi from the maintenance crew have been great in regard to handling whatever issue I may have. Dev and James in the front office are always polite and attentive to anything I may need. The building itself has definitely come a long way from when it was called “City Walk”. If you were around during those days you can immediately notice the improvements that have been made. Build is constantly staffed with security late night which is always comforting. Overall it’s been a great experience. Plan on renewing my lease soon.

I love love love this place. Elizabeth you rock girl your energy is vibrant. James is awesome and very accommodating. The new leasing agent fits right in. Knows me by name and even fixed me a coffee how I like it, thanks Denice, however the reason I am writing this review is because I told Carlton the garage was kinda dark, the next day Fred and Avery were on a ladder and changed out the lights with brighter lights. Like who does that? One day turn around all because of a conversation with Carlton. Thanks soooo much. Go team dwell

I have been living at City Walk for almost 8 years now. I love being in the middle of the city and close to everything. I am big in the music scene out here so this location is perfect! Would I recommend these condominiums? Of course! I love it here. The best part is being on such a historic street (Auburn Avenue). The trolley runs right down it, which has turned a "bad area" street into a tourist site! Sweet Auburn is a historic area in downtown ATL, & I am happy to be apart of it.
Plus: The location of this apartment is great. Located in downtown Atlanta.GSU, Marta, the trolley (which is free til Jan 2016), MLK house, etc. The building has 24/7 concierge and a parking deck that's priced lower than most apartments around it. A mix of individuals from college students to working folks, to families and retirees. Minus: The restaurant downstairs gets a little lod and you are gonna see some interesting characters out at night. Visitor parking is limited and maintained with a 3 hr parking limit. You can and will be booted if you do not renew your pass. Summary: great place to live. Reasonable price for all that you get.
