I had the worst experience with this apartment complex. I was promised that my apartment would be ready in a week and was assured by Gloria that it would be ready for sure. However, on the day before my move-in date, I was told that the apartment was not ready and that Gloria had never even inspected it to begin with. The manager then informed me that the apartment was in bad condition and would not be ready for an indefinite amount of time. They even tried to pressure me into renting a studio instead of the one bedroom I had originally wanted. Communication with Gloria was terrible, as she never answered the phone and I had to physically go to the office multiple times to get any information. When I asked about when I would receive my Welcome letter, Gloria gave me vague answers and never followed through. I was left in a stressful situation as I had to find a new place to live within days. When I asked for my $150 application fee back, both Gloria and the manager were rude and unprofessional. The manager even questioned if I had the promise in writing, which Gloria had lied about confirming. It was clear that neither of them knew how to do their jobs properly. I would never recommend this apartment complex to anyone. Gloria needs to learn how to be more organized and communicate effectively with tenants. The lack of professionalism and compassion for tenants' needs is unacceptable. Stay away from this place where do not care if they leave living in the streets.

This place is where nightmares are made from. I have been living here for 4 months now, and I moved into a roaches-infested apartment Never have I ever experienced this. Pest control just came to spray my kitchen area, causing the roaches to move everywhere else, By the way, they just came 3 times as if that's going to do anything. I had to call about my A/C 4 times in just 4 months. Light switches don't work, the dishwasher has molded water in it, the garbage disposal gets jammed, and the sink and bathroom tub are clogged. To top it all off my stove wasn't heating up, I couldn't cook anything. At least they replaced that but not after I called 3 times about it. So I have to say it's been an eventful few months. I have just 10 more months of this until my lease is up.

I’ve been living here for a year. However I have been watching the apartment for at least three years before moving in. They didn’t allow me to look at my apartment until the day of move-in. They didn’t replace my carpet, the tub still needs to be resurfaced, the apartments are poorly insulated. The gates when they work they work great but people ram the gates to get in and there are times where the gates are wide open. There are mountains of poop from animals that never get picked up. There are roaches everywhere however you can keep them away if you’re a clean person but literally i see them walk around like super casually especially near the dumpster. All of the pools are closed for maintenance. The front office is closed due to A sinkhole you can’t actually go on the pier. There are potholes all throughout the streets leading to the our apartment I can literally hear everything outside from my window. They went up on rent but haven’t fixed anything. I have a one bedroom one bath and I’m thinking about either moving or upgrading to a two bedroom. Because my one bedroom has a structural issue where I can’t open my dishwasher without opening my fridge and I have to load all of my dishes into the dishwasher with refrigerator open and then close the dishwasher and then close the refrigerator. There are visible cracks on my stairwell. I literally have not moved only because it is a prime location as far as city distance it’s literally in the center of town a few minutes away from my job. I can’t find anywhere else that isn’t smaller in size and more in price. And if I want to break my lease they have two options you can either pay the rent until the new tenant moves in your apartment or you have to pay two months rent upfront. I moved here out of a worse situation so I don’t say this to complain but just to give it an honest review. I’m starting to think that paying more money for a smaller but well kept space might not be so bad.

Management here has no regards for their residents. As long as they get your rent they do not care. The pool and the gym have no facilities so if you have to use the restroom or your kids do, GO HOME. If you want to be followed into your bedroom by dry wallers(NOT THEIR STAFF) then you got the right place. Communication is so poor don’t expect a heads up when dry wallers or anyone for that matter come to your place of living. Rent is over priced here as well. The apartment itself is definitely not great at all. Expect your apartment to flood on more than one occasion and them do nothing about it. Not only will your apartment flood it will flood with SEWER water. Don’t expect any notices at all if you happen to expire on your car tags. They will tow it before giving you the opportunity to correct it. And don’t get me started on the infestations. If you have any questions don’t expect them to answer the phones either.

1. Leasing Team and Staff are always Happy and Jolly! They are a fresh breathe of air when ever i go to the office. you can tell they love what they do and thats helping you find your new place to call HOME!! 2. Becka and Corey helped us get our new place when two other apartments didn't even want to try. They worked hard and despite my constant questions and worry they did their best to help me stay positive. 3. This area is quiet, and close to everything you may need and only a heartbeat from downtown and stores!! 4. The roaches are no where to be found, the reviews we read scared us but the photos convinced us to give them a shot and let me tell you it was worth the shot we gave them. we have been here for more then two weeks now and not a single roach to be found or spider!!! and that my friend is a plus, because roaches are not something i want to see crawling on my floor when we are expecting parents! 5. safety again its quiet, gated community, and even officers live on site. just the thought that military and police men have choosen this location to call home puts us at ease! 6. amenities are AWESOME!!! fire pits, pools, pier to fish, clubhouse, don't even get me started on the STATE OF THE ARTS GYM!!!!! and not to mention a dog park! 7. they are pet loving! 8. they are quick to respond to your apartment needs and answer any questions you may have. 9. past reviews may be scaring but look at the dates, Dare you to come check it out for yourself, promise you wont be let down with the results. 10. newly renovated apartments at a great price!! 11. Neighbors are great!! To conclude , over all we are happy with the team at pier 5350, the renovated apartment, the community, and love how involved the leasing team is in your experience on the property always asking how are things? and are trying to get involved with their community by hosting events! I was living there for 2 years. They were starting to “fix up” the apartments but they were so focused on putting fresh paint on the exterior they weren’t paying attention to the people that were living there. I submitted several tickets and they were just closed without fixing anything. We had cockroaches and people were leaving their garbage right outside the apartment doors, bags would break and the garbage would just sit there until it molded and had bugs all over it. I had electrical issues, the apartments are so old the fuses would constantly blow. I asked them to fix my dish washer for months- I finally gave up. After 2 years and increasing my rent without fixing or addressing any of my issues. I would never move back into there.
I was very discerned by the management of Pier 5350. I was broken into early in the morning on friday while i was at work. I did not find out until I got home around 5 in the afternoon. So your telling me my door was kicked in all day and not a single person noticed? Especially with all the maintenance personnel walking around all the time. By the time that the police where done with the crime scene, it was late at night and I understood that they would not be able to fix anything that late at night. So I locked up as best I could using Latches and Padlocks. The following day on saturday I contacted the office as soon as they opened to get my door fixed to the point where I could at minimum lock the door. I continued to check up all day with the progress of what was going on and nothing happened, then they were closed on sunday, so I couldn't get anything done by them even tho my apartment was still not completely secure. By monday afternoon I was finally able to get a "repair" done. This repair was completely insufficient. I told the manager that I did not feel safe at all living in that apartment, I don't think anyone would feel safe in that apartment at any time. She refused to move me to a different apartment unless I signed a minimum of an 8 month lease at a higher price then what my original rent was. At this point I decided to just say screw it all, im going back home to wisconsin, If the manager of this establishment is in no way concerned about residents safety then I want nothing to do with living there. If I could upload the picture of the repair I would, if you are reading this you should be able to find the picture by looking at the google review.
I've been here since March 2018. I absolutely love the location and the layout of my 2/2 but that's the extent of it. I was leased a filthy unit that was infested with roaches. The refrigerator was new but the stove was not and infested with roaches. Since they wouldn't replace it, I had them to remove it and replaced it myself. There was new carpet installed with no padding underneath. Because their pest control was a joke, I caulked every crack throughout, painted and treated my unit with DIY pest control every week until I didn't see anymore roaches. So inside my unit is nice but the outside is another story. Amongst over-filled dumpsters and trash everywhere, there are piles of dog poo EVERYWHERE. There are smudges on the walkways and up the stairs where folks have stepped in it. Maintenance spends the first few hours of their shift just picking up trash. It's the tenants that are nasty. I have a large screened balcony that I cannot enjoy because it's below my neighbor's doghouse. The stinch is unbelievable. They need to remove the list of amenities because they are not accessible. Only one pool is available and it's closed most of the time. The fitness center is only open during office hours. So if you work during the day, you will NEVER get to use it. The gate is a joke. It's almost always broke. Washer/Dryer hookup is extra IF your unit has one. This place has potential to be great but major changes are needed. Management changed last month, I hope that it's more than a personnel change.
I honestly can not wait for my lease to end and it just started. LOOK AT ALL REVIEWS FOR THIS PLACE. They are not good and there is a reason. There website is a complete lie. - pricing is wrong - you can have a grill anywhere. - pools are not even close to functional - the secured gate is always open - Cops are here almost every night. This place is the worst place I have ever lived in. Just bad. Don't rent here. Pros: They have a 2 month break your lease fee.. Save your money.. you may need to use that one day. Otherwise stay away from this place. There are plenty of other ones less than 2 miles away in better neighborhoods and better management.
DO NOT MOVE HERE. The ladies in the office are nice but the manager? Not so nice. She runs the place and nothing gets done. My neighbor moved out and it took MONTHS to get someone to notice and start cleaning the place. I had bad electrical problems and JEA told me it was a hazard and my apartments need to fix it. JEA had to threaten to stop service and even then they wouldn’t fix it until weeks later. After moving out they charged me two months rent and then told me to talk to the collections agency when I questioned the charges. If you can help it, don’t bother with this company.
I, originally signed a lease with Summer Oaks and then this new management came. Extremely horrible customer service by staff & management. For example, kept getting letters saying rent hasn't been paid when indeed it has been paid, calling multiple times to request maintenance jobs to be finished (they never got finished or was told to do it myself ), new laundry was installed & not getting refunded for the $ left on my laundry card from before, pools locked during daytime hrs. The only thing that is good about this place is being along the St Johns river and seeing dolphins and manatees. Please think about yourself & how you want to be treated.

Illegally requesting positive reviews for payment!! Food WILL NOT deliver to this complex due to being robbed, jumped and shot at. Please feel free to call the local Dominos, Pizza Hut, Hot Wok-ANY food that delivers refuses to deliver to these apartments!! There were 3 break-ins in my building in the past 2 weeks. I was lied to about everything prior to signing the lease-The front office was great when signing the lease. After that-they have been extremely rude. They do not care about their tenants! Not to mention NONE of their amenities that are falsely advertised are available. I asked Shannon and Nikki, they both verified that the fitness center and pools are open and available to their tenants. Not only is the gym not working or there isn't one but not 1 of the 3 pools are opened as advertised and confirmed by the front office. Do NOT move here. If you are thinking it, make several visits prior to moving here!!! There is so much more to say but not enough room.
I'm a current resident here who has been homeless this past week due to the flooding from their poor drainage system . I have been displaced from my home to my car with my 6 month year old , yet other residents have been relocated for the unconvinced .I been continuously contacting the property manager Shannon since beginning of this week , that have failed to help clean and complete the flooring in my unit. That same night as the flood maintenance only vacuumed the excess water out and ripped out half the padding in my house and left the soaked carpet and other half of the padding as is. My unit had been untouched for a couple days and now carries a foul odor . This is no living condition for me and my infant. That following Wednesday I spoke with Shannon personally instead of blowing up her line and demanded to relocate to another unit . She basically "refused" me , I noticed she had no intention of caring about my situation , she ignored me throughout the whole meeting and threaten to call the police on me not only that they have staff impersonating the "superior" from which Shannon the property manager said that's who I needed to speak with. I been here for a few years and I've never had a conflict with this community till now , I dislike the new management and staff they replaced. I'm unhappy and still living in my car with my daughter as we speak my apartment is yet to be cleaned .
I have been living at Pier5350 for almost 2 months now and I have to say that I am very happy here. Friendly and courteous staff, always there for any kind of input. Never had an issue here as far staff, management, or residents. Thank you Peir5350 staff for keeping up the standards and being a role model community. I would recommend this place to any of my family or friends.
Simply put: a horrible place to live. Management doesn't care about their tenants, or their living conditions. They *try* to save money by "fixing" things just back to working order. I'm without padding in about 40% of my apartment due to a pipe busting 5 MONTHS ago. I have repeatedly called the office for several issues that need to be fixed. My apartment was not move in ready-I got old, dirty carpet that the last tenant left a mess (tar all over it), my kitchen cabinets were sitting on my kitchen counter. The ceiling in my bath room looks like it's starting to mold due to said pipe bust, my A/C has broke all of 5 times in the past 8 months. My apartment has flooded due to my A/C unit not being properly fixed. I HATE this place. DO NOT MOVE HERE. When my lease is up-I'm out of here. This is by far the worst apartment complex I have ever lived in.
I love my townhouse. It's very spacious and the management is great. They respond quickly to any maintenance issues and work with you if you have any personal problems. These apartments are in a perfect location. Being right at the base of the Matthews Bridge makes commutes anywhere extremely fast and easy. All of the apartments are spacious and the prices are great.
I have been living here for year and a half and have had no major problems . This apartment is the largest floor plan for the money . It is quiet and relaxing to sit on the patio in the evening .
We have just moved in 1 month ago and it has gone very smooth. The Staff were very curteous and went out of their way to make everything go right. The apartment is big and airy. We love it and the price was right for us.The neighbors have all been very friendly and it is Family oriented. I think we will like it here.
