While the property management has been okay with about 5 changes,the changes to the property have not been to my liking since I moved in May 2017. We enjoyed a lounge with computers and a wonderful coffee/tea station all open 24 hours. Then the common area amenities were added and increased. I have a electric bill with Dominion and this HVAC? I must love the build otherwise because I've stayed 7 years!

Pike3400 is a great place to live! The staff here are very kind and attentive towards the residents. They have monthly resident activities and many of the areas have been renovated! The apartments has nice modern touches and maintenance comes in a timely manner if you have issues. There use to be a fire alarm issue where it would randomly go off at the most annoying time a few times a month. However, it seems that the issue has now been resolved!
The move in process has been so easy with the staff. Leah is great to work with and very accommodating. The concierge is so friendly and helped explained the process of getting groceries and food delivered. I feel very welcomed

I've loved living here the past 2 years. Maintenance is quick and reliable. Hallways are always clean and the lobby is amazing. Love the package storage as well.

Great location. Quiet and secure. Responsive maintenance and staff. Love the market with snacks in the office. Nice community lounge. Could use some upgrades to pool area and a cleaner dog park-although it’s great that there’s one on the roof. A dog wash station would be a great addition.

If you’re considering Pike3400, think again. This apartment complex is a nightmare for anyone who values basic living standards. The HVAC system is a disaster, frequently breaking down and leaving residents either sweating in the summer or shivering in the winter. But the worst part is the management. The community manager might reply to negative reviews, asking you to contact them to “make things right”, but it’s all for show. Actually trying to get anything done through them is like talking to a brick wall, your concerns will go unheard and unresolved. Don’t be fooled by their promises. Save yourself the stress and avoid Pike3400 at all costs. There are plenty of other places where you won’t have to deal with constant discomfort and indifferent management.

Recently just moved in to the apartment. Leah was a wonderful agent who helped me along the way with moving in. The only concern is that it’s my first week and I’ve encountered issues with my AC unit.

STAY FAR, FAR AWAY FROM 3400 PIKE. MASSIVE BUILDING WIDE AIR, HEATING, and PLUMBING ISSUES, AMONG OTHERS. Never in my life have I left a review, but 3400 Pike proved to be the exception, for reasons they probably wouldn't like. We, unfortunately, decided to move into a townhouse unit at 3400 pike towards the beginning of 2022. Since moving in, we have had non-stop, critical issues with just about everything under the sun. AC was not working for most of the entire building for a large portion of the summer, our townhouse was regularly over 81*F. Heating is currently broken as the weather is turning cold. The building also has systemic plumbing issues that affect many units, including ours, causing all plumbing and water to stop working and human sewage to flood from other units and tenants. None of the parking garage gates have ever worked, meaning the garage is left permanently insecure. The on-site maintenance routinely talks down to tenants, blames building issues on tenants, and will directly lie to your face about completing work that was never completed. Multiple times, maintenance entered our unit unannounced, once while we were showering, and left our units a complete wreck after not cleaning up after themselves. We had to clean up dirt, mud, and flooded human sewage from our entire first floor after they refused to clean up after themselves. The building wide fire alarm system DOES NOT WORK and routinely will go off at all hours of the day, forcing all residents to leave their units. Its to the point now that if there was a real fire, people will likely be hurt because no one can trust the fire system at 3400 Pike. Its one thing for the above to happen once, maybe twice, but we have had this happen to us over 10 times in less than a year. We can't even work remotely from our own home for longer than a week or two before we are forced out of our unit and into a hotel due to building issues. This past Thanksgiving, we woke up to the building's plumbing once again being broken, and flooded our first floor with human waste. It took Thanksgiving day and 4 days in a hotel and multiple visits to the leasing office before anyone showed up to fix the issue, and we were lied about work being done the entire time. Never in my life have I had a building and its team fail at such an abysmal level that they have literally put the health and financial stability of my family at risk.

I lived at pike 3400 for 3 years and decided to leave after the new management , Here are some pro's and cons of living here Pros:- 1.People are very helpful anyone working here is very polite and helpful 2. Dog park is very convenient. Cons:- 1. Random charges added to your bill, My HVAC was broken for 2 months yet i was charged $137, even after i showed them multiple tickets asking them to fix the problem 2. You will be paying for the amenities electricity even if you can't use them , they charge $30 for common area electricity to everyone. they have been fixing their common room for over 5 months while we are paying 3. Dog park can be very dirty 4. random Fire alarms sometimes at 3 AM Conclusion:- For the money they charge in rent this place is not worth it, there are many places around that area where you will find a better place to stay for the rent and random charges they add to your account. if you decide to go there, always make sure you check your con service every time as the charges are they charged me $80 on sept 1st for whole month and when i leave they charge me again $137 and i was told they can't do anything about it.

Management sucks. The only good people are the concierge lady and Gabby. Everyone else is not helpful whatsoever. Maintenance tries, but if it’s a serious issue it seems they can’t help. Building seems as if it’s falling apart. Most neighbors are nice, but there are still a good amount that have absolutely no consideration for the people living around them, and again you can’t depend on management to do anything so you’re stuck to deal with it or break your lease. I would not recommend anyone to live here mostly because of management. Emergency maintenance requests are not resolved in a timely manner, but you all still expect the rent on time right? Exactly, so you all need to hold up your end of the contract as well.

Absolutely horrible experience. I lived on the top floor, sounded like the ceiling was going to cave in every day all day so much thumping. Maybe a rave on the roof? Not sure. AC hasn't worked since Jan 2022. Can literally hear neighbors below me talking normally. Way overpriced. Horrible craftsmanship the doors are literally crooked in the doorway.

I have lived in multiple locations all throughout DC and Virginia. Pike 3400 has been hands down the best place I have lived. The building is extremely clean, the staff is friendly, and the surrounding area has tons of restaurants and is walking accessible.

The building has a shared HVAC system and is not able to cool or heat apartments to your desired temperature. During spring and summer months, our apartment rarely dips below 77 degrees. Maintenance has come probably 20 times but assures me the system is working as intended. Do not move here unless you like sweating and shivering.

I have a great experience, living here. Everyone is just nice and thanks to Luis for the great service he did since the beginning that I got my apartment and Gabby which shes the sweetest person. Well the management is just great!, maintenance as well.

Great community, nice amenities and close to everything including DC. My only issue was my move in day and the not being able to use the freight elevators due to repairs. Had I known the elevators were out, I would have moved my move in date. It was a nightmare for myself and my movers.

Can't wait to move out! The HVAC system has not been working since day one. The apartment has a lot of issues and even has a loud intermittent humming noise and vibration which occurs at all hours. If you come late at night it is hard to find a parking space.

One could not ask for a better location-- you're just 15 minutes from DC--but aside from that, my review is not positive. Although the building is relatively new (it was built in 2015), I have heard reports of mold, water leaks, and unsound balconies. However, I can not personally attest to those instances, but I can provide you with mine. **Note: When this property was managed by Kettler (2015-2016), it was top notch, but since Bozzutto Management took over, it has sharply declined: (1) Poor Management: When Kettler managed the building, the on-site management was excellent! If you emailed them, they followed up right away. If you reported a spill in the lobby or elevator, they often cleaned it up themselves, rather than wait for maintenance, etc. Now, on-site management is less pro-active and quite lackadaisical in returning emails and phone calls. They appear to lack the sound project management expertise required to run a residential building-- and this building is not huge--it's only 6 floors! (2) Cleanliness: When Kettler managed the building, the premises were always well maintained. Carpets were vacuumed, floors mopped, and walls wiped on a daily basis. Trash and recycle rooms were even clean. Now, there is always some type of spillage on the elevators, dirty glass doors, and musty trash rooms. (3) Concierge: When Kettler managed the building, there was 24-hour concierge service, so pizza deliveries, visitors, alarm bells, and common area maintenance issues were non-existent because there was someone on staff to attend to such issues. When Bozzuto assumed management, 24-hour concierge service was stopped; front desk staffing now ends at 11 p.m. So, now there are times when a side door is left ajar, residents/visitors/delivery persons have no front desk POC alter 11, floor spillages are left for the next day, and front door entry alarms are buzzing until on-site staff return the next day. (4) Thin Walls/Ceilings: You will clearly hear everything your neighbor does. From telephone conversations to sex. And, you will often feel as if your neighbor is walking in our head, as every footstep is indelibly imprinted in your brain. If you don't want to hear constant walking above you, don't move here.
If you move in here.....Don't choose a balcony apartment. My previous building had a mold problem. So, I chose Pike 3400 because it was new and the Kettler management was friendly. In July, we received letters announcing that they'd hired a construction company to rennovate the siding on the balconies under orders from the county. The first deadline was August 3, then August 30, then September 8. Now, it looks like that deadline might pass. I would give this complex 1 star, but the new management team from Bozzuto seems is trying to figure out how to compensate balcony owners who have been PAYING FOR A BALCONY. Will post updates.

The apartment is okay, Management has no control over parking, starts construction projects and doesn't finish (going on 2 months now), HVAC bill is not by apartment but the whole building split by apartment (aka, you pay for other people's AC bill). Garage Lower Level 2 occasionally floods, so imagine walking through 2 inches of water to get to your vehicle then going to work with wet feet because there were no available spots on the Garage Lower Level 1 because there are about 15 vehicles who do not pay for parking. After confronting the management about the situation, their response is we don't have a plan in place towing vehicles yet; I talked to the towing company with the contract to the apartment and they said management told them they are not allow to come out and tow yet. Why am I paying for parking? 7/4/17 week. Pipes in the building are terrible and occasionally bust, so management starts construction to fix the issue, good, but now I have an exposed wall and deal with the occasional spiders come in from that area. Not cool. This wall has been exposed for 2 months now May 2017 and June 2017. HVAC is split not by the user but by the building usage; so if you are gone for the entire month and turned off the AC and all electrical appliances expect a bill.
