I live here now on the 1st floor, half in the ground and I am looking for a place to move. The humidity is very high, the windows are terrible, they blow a lot because of this they freeze and it is very cold, the repair is terrible... there are simply no words... I cry every day because it was not possible to see the apartment before moving in, and the contract is for a year!

Not worth the rent increase at all. No updates to speak of. Just a regular, not special, would not live here after lease. Their ugly apartments. 1 Washer n Dryer for 12 apartments. Halls always smell of weed.

Pros: Off the main road, less worry of theft from vehicles and garages. Bus stop at end of drive if you work downtown. Large Closets. No monthly cat rent. Plenty of parking. Friendly neighbors. Nice sized balcony. Plenty of trees. Well landscaped. Nice outdoor pool w/ bathroom facilities. The pool lady is super friendly. Most utilities included. Fiber optic internet ready. Appliances are from this century. Dishwasher and disposal. Plenty of cupboards. Large bedroom. Cons: Noise. Sirens from police and fire stations. Drumming from a neighborhood garage band. The high school stadium is next door, I dont mind the marching band but you can hear game buzzers and the announcer. Walls are not soundproof at all. I can hear my downstairs neighbors every word. Some neighboring tenants have a junky SUV that the alarm randomly goes off. The smell of cigarette smoke in the halls is disgusting. The AC consists of one noisy wall unit. Laundry facility consists of 1 washer and dryer per building. The washer dispenser for softener doesn't work. BUGS! Major ant problem in the spring/summer. Wasp nests in the gaps by the eaves on the balcony. Stink bugs coming in through the cracks around the balcony doors all year. I have seen several house centipedes. Just fyi the balcony floor has some sort of material on it suggesting maybe there once was fake turf and they never bothered fully removing it. The material is filthy and covered with moss and mildew. Not what you see in the model unit. The bathroom is very old, the tub is peeling and the grout for the tile keeps falling out. Aside from the pool lady, the staff is very gruff. With most things they do respond timely but with the edge of an attitude. Basically, you get what you pay for here. Some things bother me more bc I’m on a permanent work from home schedule. So my experience is atypical. Overall not a bad place at all to live. It is an apartment complex, some things could be better but also things could be alot worse. The price is on the lower end of what is out there. Although if the rent goes up much higher, I’d definitely expect nicer, updated units (hardwood vinyl floors, 21st century bathroom), new closet doors. Current doors are a grotesque metal with faux wood laminate.

Sad to say I did not enjoy Pine Forest. I have to work from home since the pandemic of 2020 and there is always noise. One family was getting a new apartment renovated next door for 2 months. Constant bother. Always people moving in and out making noise. Walls are thinner than plastic wrap I can hear everything including nocturnal activity (if you know what I mean)so not a good place to work from home. I called and complained about noise once and you guessed it, they did not care. At ALL. So safe to say do not choose Pine Forest.

Moved in last week. Signed my lease last month and the process was quick and easy. Staff seems nice and cool so far.
When I first moved in, I thought it was great for the price. Building was quiet, neighbors were nice, quiet and respectful. Lately, not so much. I get that apartment living has it's drawbacks with ever changing residents, but lately it seems management is just renting to whomever has money. Employees rent apartments and are not held accountable for behavior (maintenance guy lives below me and has daily raised voice telephone arguments, plays the TV/Stereo on LOUD all evening/night, slams doors ... I can even hear him belch)management was told and nothing was done because "he's an employee and a nice guy". Lease agreement states 2 person max occupancy per bedroom, yet 4 people live in a 1 bedroom unit. Lease agreement says cats only yet there are at least 2 residents who have barking dogs. Overall, it is a nice complex for the price - cats allowed with no add'l monthly fee, garage and carports are reasonable to rent, additional free storage units in buildings and hallways are kept clean.
I was a tenant here for two years. It was wonderful, the only thing I didn't like was that since I was in a rush to move out, I didn't realize I would be in the building RIGHT NEXT TO THE FOOTBALL FIELD. It gets VERY loud in that area of the property - the kids have band practice in the afternoon/evening (sometimes in the morning, weather depending), along with games and during the summer I remember hearing them in the morning. My building was also right across from the maintenance garage, and depending on what was going on I'd wake up to the guys working (I worked second shift, so I would sleep in the mornings). Pros~ Friendly staff. Quick to respond to service requests and emails. Reasonably priced. Down the street from the police department. Safe area. A hop-skip away from the best mechanic I know. Generally quiet. Cat friendly, with no pet rent! Water and heat are included. Pool access. Cons~ In wall unit for air conditioning. Laundry facility on the ground floor; one washer and one dryer for every building (that I know of) No elevators. Stairs can be a hassle with sharp 90 degree turns when you're trying to load/unload furniture in/out of the apartment. Corner units might feel chillier in the winter - I was certainly colder in my apartment during the winter than my friend was on the other side of the property. Racoons might visit you. I had one hanging from my gutter one morning and at night I could hear them nesting in the attic. I reported it to the office and they were quick to remove the raccoons humanely and release them back into the woods and trim branches to discourage them from climbing anything that might give them roof access. Snow removal can be iffy. I worked nights and if it was snowing hard sometimes it could be a struggle to get in/find parking lines. I also had a few slips on my way to my door. During the day however, the upkeep was better. I'd like to say don't let this discourage you from looking to live here -- my experience is "different" from most because of my schedule. They try to plow as much as possible during the day because that's when a lot of people are out at work and awake, so they don't have to worry about noise level. I was very sad to move out... I loved the staff here, having balcony access (I used to get so many compliments with all the flowers I had out) and the pricing was by far the best I had ever seen for a first time renter.
I would not recommend these apartments. I lived in one of the updated ones and it was alright but the cons outweigh the pros. Pros: Affordable rent Nice park behind apartments Close to South Park Mall Giant Eagle is within walking distance Cons: Paper thin walls. You can hear every single step someone above you takes. Small kitchen Small bathroom Insects... House Centipedes run rampant! The creepy guys with thousands of long legs are all over. In the community laundry room, the bathroom.. They may kill other pests but the send chills down my spine.
This is a well maintained apt.complex.with 1 and 2 bedroom apartments. Free Heat and air conditioning.Car ports and inclosed garages available. An outdoor swimming pool with slides for children.Close to shopping center, and bus line.Cats are welcome also..Washing machines and dryers are in lower level of buildings.And storage is also in laundry room.Close access to 71 &77 highways.
We have recently moved in and have already fallen in love with the place! The apartments are newly renovated, have plenty of space, quiet, and the staff are very helpful. As an added bonus, there is no extra monthly fee for having cats!
This is located close to grocery stores,restaurants,and the bus line. They also have car ports,and enclosed garages. One and two bedroom apartments,with AC .and garbage disposals, And free water and heat included.This is a well maintained apt,complex,It also has a swimming pool.It also has large closet space.It is within walking distance to the schools also.
I Think they could do much better with the smoking that comes in from floors the heating vents, I think they could clean take car of lights that are out locks that don't work.
Our apartment is not only in a safe community but, the schools are phenomenal. Our six year old son is doing so well in school. He has special needs so we stay right where we are for his sake as well as our comfort and security. We could not find a better place to call our home. Free rent for life would be such a gift for us!!!!! Thank you for the opportunity to tell you how wonderful our home is to us!
My husband and I love it here. The apartments have just been remodeled, and the price for the area is great. The only reason I didn't give it 5 stars is because there's only one air conditioner that is located in the living room and it doesn't cool the entire apartment so the bedrooms are very hot in the summer. Other than that, Pine Forest is wonderful!
