Property Ratings at Pine Hill Apartments
I have lived here for seven years. Management responds to problems in a timely manner. The apartments provide good natural lighting. The hallway, parking lot, and landscaping are clean. I usually cook and the stove, refrigerator, dishwasher, and microwave always work well. The carpeting in this apartment is adequate. The balcony is new/updated and is a decent size for two chairs and a table. As for noise, the people are generally quiet and courteous. The rent is fair in this market and pets are allowed here. There is no problem with hot water, plumbing, and sinks. The on site laundry facilities are updated, reliable, and clean. I will be here for the near future and I would recommend Pine Hill Apartments to a friend. Scott Rzepka.

I have lived here for 5 years and the maintenance staff are very nice and professional! They respond in a timely manner. The management is fair, knowledgeable, and very nice. They respond in a timely manner. This complex is in a great location just minutes from downtown and the highway. You will never be in traffic for very long in this area. The apartment I live in has had 3 minor problems in 5 years. Each time, the problem was fixed in hours and with a friendly attitude. In the wintertime, the snow removal is above average and in the summertime the landscape and lawn maintenance is above average! The apartment itself has good natural lighting, the neighbors are friendly and it is quiet here, the building is always clean. All in All, I recommend Pine Hill Apartments to family and friends!! On September 1st I went in, viewed the apartments, liked what I saw. I asked when they would be available and was told around mid November to mid December for a move in date. That is the only reason I chose these apartments over others, because they would be available. I took this as, yes we will have an apartment ready for you to move into around that time. This was told to me by the property manager Rhonda. She gave no indication when I was there that it was possible for the apartments to not be available when I was told they would be. I paid the $30 application fee, and got approved. I extended my lease on my current apartment to January 1st to allow for extra time just in case the move in time did go into December. It is currently November 9th. I called to check up when the apartment will be available since I had no exact date. The lady on the phone said that I was still 8th in line and that it would be multiple more months before they would maybe have an apartment available. This was a complete shock to me. I am now running out of time to try and find somewhere to live before my lease is up which is near impossible right now. It's a very good possibility that I am not going to be able to find a place I can afford to live in the short period of time I have to look. Had I known that the time frame I was given wasn't set in stone I would of found other options. I am absolutely livid and can't recommend not trying to live here enough. Find somewhere else that will be more clear and wont lie to you.

I loved living here. The one bedroom apartment with a balcony was so bright and sunny, I loved waking up there. The pine tree right outside the balcony was perfect for bird watching. Storage space is plentiful, and I loved the open layout of the apartment. As far as apartment complexes go, it was pretty quiet. All of my neighbors were respectful and the only noise I regularly heard was kids playing outside in the summer. And how can you get mad at happy kids? However, my problem was with management. After attempting to renew my lease another 6 months, I was told THE DAY OF SIGNING that my rent was increasing $90. I was originally told it would have only been $30. Management blamed it on the other worker misquoting me. I was livid, but still signed since I had no where else to go. Be careful with what they tell you and make sure to get things in writing ahead of time. Otherwise, it’s a peaceful place with a decent amount of space. Remember to load your laundry card up before the weekend, since the card machine is only accessible during their business hours.
The apartment is nice. We just happen to live above someone that smokes so much weed we can’t use our balcony or open our windows. We called and then emailed and nothing changed. We have kids and really regret signing a lease here. Maybe if you had more courteous neighbors I would recommend it to someone. It’s not just a little odor. It’s like 24/7 and smells so bad it makes me feel bad about having my kids here.
We have met the nicest people here, friendly and outgoing. The maintenance personnel are outstanding, courteous and reliable. We have had very few issues, but when we have, they have been tended to properly and efficiently. The complex is just a short walk to downtown Howell. Also Bennett Field is just around the corner to enjoy a baseball game. We especially like that it is well lit, inside and out at night. The gas, heat, trash pick up are all included in the very reasonable rent. The grounds are beautifully kept and the outdoor pool is kept immaculate. The management staff are very polite and always ready to help with any issues.

It depends what you're willing to live with for the money you pay. Many times, when walking into the buliding I live in, I am greeted by the smell of marajuana wafting in the hallway air. Sure...everyone has a bad back and needs to deal with pain, so they have a medical card for it. Right! Oh...and the McDonalds food wrappers and such, just left laying in the hallway. I guess wastebaskets are out of style in some tenant's apartments. When you do come home, feel fortunate if you're lucky enough to get a parking spot at night. Even though management issues parking passes, they don't enforce the policy and the lot is filled with unauthorized vehicles, meaning legitimate tenants, with parking passes, need to find another lot to park in, away from their building, because the moochers have their spots. Imagine how much fun that can be in the middle of winter, when it's snowing and the cold wind is blowing. Does management care? Why should they. They have your rent money, why be bothered with the hassle! Keep Looking!!!!!

I moved into Pine Hill 2 months ago and I love it so much. The apartments are clean and roomy, and I am hoping to renew my lease after my current lease is up. It also is in a great location. I go for a run into town every day, and there is also lots of job opportunities near by. My apartment feels so cozy and safe. I would definetly recommend Pine Hill Apartments to those looking.

I’ve lived here for about 6 months now and already it feels like home. I was in a pinch to find a place quickly and the office management made me feel at ease and comfortable throughout he renting process. I recommend living here for anyone looking to be close to downtown Howell with access to just about everything you need.
I have lived here for two years and I am satisfied with the staff and the apartment. In addition the places around Pine Hill are clean. Bottom line no major problems in this apartment. Everyone expects the best and I believe that the this neighborhood works well for many people. P.S. It is a quiet place to live here at Pine Hill Apartments.
I've lived at Pine Hill Apartments for almost two-and-a-half years now, and I suppose I would recommend this place. For the most part, the neighbors in my building are quiet and clean (there are always exceptions to this, but it's not a constant problem by any means). The parking lots are kept in good repair. The few maintenance problems I've had during my stay here so far (no heat, leaky/broken water faucet handle, and a broken balcony door lock) were taken care of by respectful maintenance workers in a very timely manner (the heat was fixed within 20 minutes of me calling the office, and the faucet was fixed within a day). The office staff are professional; new management took over the complex about a year ago, and they have made numerous improvements across the board (new, nicer floors in the laundry rooms, repairs/renovations to some of the older balconies, excellent care of the grounds and parking lots). My rent has gone up each time I renew my lease, but I don't feel they've been unreasonable increases. The window and doors in my apartment are older and quite drafty in the cold weather, but since heat is included in the rent payment, I can crank it up and arrange my furniture to avoid sitting or sleeping right by the doors and window. There is central air for the hot summer months (included in the electric bill you have to pay), and washer/dryer units in the basement of each building (not the greatest and newest units, but they do the job). I have plenty of storage space in my apartment in both the linen closet and walk in closet. Maintenance and office staff send out notices for things like snow removal, general maintenance work, and yearly inspections, so you're never caught off guard when there's a knock on the door. Overall, it's not a bad place to live. The only reason I am considering moving is because I received a promotion at work and have to commute nearly an hour one way every day - otherwise, I would be happy to continue living here!
These apartments are not smoke free, there is the pervasive smell of marijuana in several of the buildings. The property is old and there are buildings with several holes in the laundry room ceilings due to water leaks. The sliding glass doors do not fit square in several of the apartments making them inefficient during the summer/winter to keep out drafts, heat, and sometimes insects. They are not worth the "fair market value" that the current prices identify. Most of the apartments are sorely in need of updating. The property manager does not live on-site. I would highly recommend checking out the grounds and look at the balconies of which several are in disrepair. I am not some disgruntled tenant with an eviction, I have my former lease papers to show other prospective apartment sites that my rental history is solid and no eviction. I lived at Pine Hill for several years until the sky-rocket in the rental prices came along.
The apartments are out dated and they are increasing the cost of rent. the neighbors are not terrible. Great that it is so close to downtown.
It's not what I would like. It needs updating. I pray I win. That would be awesome.
This place it not well maintained. you have to ask two or three times to get things fixed. The staff is nice though.
