Moving in was a breeze! Most of the paperwork and payments were delt with quickly. Communication is always on point and they try to work with you as much as they can, very flexible. Neighbors are very quiet and friendly and all the cute dogs you see at the dog park is a plus! Haha
My job transferred me here over the weekend, so I was looking for a place to live. Angie was extremely friendly and helpful with the application process. I'm looking forward to living here. The apartment and the property look great.

First of all the complex is beautiful! Driving up you get an immediate sense of calm. It’s a peaceful complex with great amenities. I love that you can choose whether you want your own washer and dryer set up, or just use the on site laundry facilities. Your call. The staff are amazing! I felt so comfortable and at home on my first visit! They answered every question, and concern I had. I was thoroughly impressed with the interest the guide had with my needs. There is a dog park, and fitness facility! Awesome right? The apartments are spacious, and I love that you have a few to choose from. I would 100% recommended anyone to stop by and visit. Even if you decided on a different complex (you shouldn’t), you’ll leave with a smile on your face.

Recent takeover, new management. The pet park and washing station are great amenities for furry residents (and their owners). For the human residents, the fitness center and BBQ grills are just a few additions that make this complex an appealing place to live.

Thank you for the 5 star review. We have a great management staff to take care of you needs and we clean our pool daily to make sure it is sparkling. And we just added all new pool furniture so I hope you enjoy the hot summers as the pool is open 7 days a week.
Been living here for over a year and have followed every rule to a T. Frequently I find dog poo all over the property. To date I’m the only one I’ve seen picking up after dogs. Also this company cares very little about noise complaints. I called recently when a neighbor was having a loud party that I could hear throughout all corners of my home, they manager told me that it did not violate the lease because it was a “birthday party” never mind the fact that it mentions no such accommodation in the lease I just signed. I was treated with very little regard and was brushed off. These same neighbors also grill extremely close to the building even though... once again... against the rules. At the current time I would not recommend living here until they have more consistent management and leadership, and this issue is resolved as it is continual.

We just took over the property 60 days before this complaint and have made significant changes. We have 7 dog poop stations through-out the property, and have sent out notices for people not pickup up after their pet. We also have a dog park/ pet playground area for dogs to play and a dog washing station. Noise complaints are enforced after hours, but during the day people can have birthday parties. The property is in a very quite area and we get little complaints about noise. We put up 5 BBQ stations throughout the property away from the residents front doors and included nice tables area. Although we can't please everyone, but if you tour our property and say hi to a neighbor why your here, I am sure you will be amazed at how nice of a property we have and how much the residents love it here.

We enforce all the rules equally and fairly. One person says it's unreasonable not to allow their child to play in the house after school and the next person complains that it is too loud. One person want to grill 10 feet away from there apartment and cook some good Texas BBQ and the next person complains the smell is a nuances. I wish we could make everyone happy but when you live in an apartment so close to others you get to make a lot of friends, kids have neighbors to play with, you have great amenities like beautiful pools, someone else mows the grass, you get all repairs fixed for no charge, and you can move every year. Most people understand that compared to living in a house. If they are breaking the rules or loud parties after 10 pm we will enforce the rules and issue lease violations, but people are different and we just ask to be tolerant of others. It is a beautiful property, in a great location, and it is very quite and peaceful. We seldom get any complaints but it does happen a few times a year. We will always try to do what we can to make everyone happy.
They got me in my apartment fast! They worked with me on some issues on my end. But once getting into the apartment there was a few minor issues that should have been fixed before leasing that still aren't fixed. No big deal. I let that go. (Kinda). We noticed suddenly we were infested with mice and it took them a whole MONTH to do anything about it. When we asked to be let out of the lease they said no we needed to wait for another apartment to be opened but acted as if we had a choice. This situation was very concerning due to having two small children one of which crawls. After two months and sealing up some potential entry point personally and them having pest control (which haven't caught any but it's not their fault) I'm finally seeming to be mice free. (It's been maybe two weeks since seeing or hearing one.) The office woman is terrible. She can be very nice at times but seems to be very unprofessional from what I have heard around the complex. All in all I guess what you wanna hear is if I could do it all over again would I lease from this complex, and that answer is No! Maybe if I was since with no children. There is no play ground or date for when they plan to get the one we were told was happening at move in. There is no free yard area for my small children to play outside (or even a small yard area because they're all covered in dog poop) there is no assigned parking which I believe we were told was going to be a thing which means if you work late and come home and your neighbors have guests you have to park down quite a bit. But all these things; No big deal. It's the mice and how long it took for anything to be taken serious about them and the way the office woman rude talk to me and then had the audacity to say I bought them in when we barely moved in with anything at all. I'd stay clear from here until they get themselves together a little more. They have potential to be a great complex with a few changes. One being office staff.

We have purchased this property 2 months ago and have made significant changes, but some residents will never be satisfied. This resident moved in and after 1 month wanted to break her lease, which corporate said no. Now she has posted on every website in hopes that she can break her lease. We had 3 separate crews rush to get her apartment ready and not one saw any signs of mice including maintenance crews, painters, nor any of the cleaning crew. We have never seen any signs of any rodent infestation, but since we just purchase the property we addressed the issue anyway and within 24 hours of the first complaint we provided glue traps and offered to spray but she refused to allow anyone to spray. Maintenance checked on the traps and never saw any mice. Her inventory move in form she turned in 2 weeks later, didn't mention any infestation nor any maintenance issues. We offered to spray again and was told no! We gave glue traps, never saw any mice, but she still complained. We provided even more traps and even a 3rd time gave even more traps. Still kept saying there are mice everywhere. We hired Webb Pest Control and they put out professional traps inside the unit and outside, and they check the traps every two weeks and have not even caught one mouse to date. Humm.. For an infestations all over the house and in every room, strange how no off the shelf traps nor any professional pest control company can even catch 1 single mouse. She called the city inspector on us and we informed all the steps we are taking and he agreed it doesn't add up. We offered to move her to another unit and she refused. We even talked corporate into allow her to break her lease with a minimal fee and she refused. Now she puts in a work order daily, and post on every website she can to try to get out of her lease. She says our manager is horrible but yet only says that's what she has heard. We only bought the property 60 days ago and we have done major repair to the concrete parking lot, installed new parking lot drains, repaired all roof issues, paint 6 buildings and repaired all balconies on those 6 buildings, installed all new LED lighting, completely renovated the front office, built 4 dumpster pads to open up more parking spaces, installed new sidewalks and cubs, painting front doors, and pressured washed all areas, currently renovating the pool and buying all new pool furniture. But yes in 60 days of ownership we haven't build a children's play ground yet or re stripped the parking lot yet and assigned parking spaces. How unacceptable. Obviously everything is horrible because she wants out of her lease. We have started to enforce pet rules and installed 6 pet stations. Do we want her to rent from us again when her lease is up? The answer is NO! If you really want to see what our property is like, stop by for a walk through or ask any current tenant walking around the property and they will tell you how our 3 full time maintenance staff does an amazing job along with the half a million dollar renovation makes this property the best value in Orange. Come see for yourself as I am sure you will be impressed just like so many current residents that give us compliments and thank you's and appreciate the changes with the new company.
They are very attentive from the Manager to the maintenance ones. Very good neighborhood I have nothing negative to talk about them, if not the opposite. I thank you that they opened the doors to me in the middle of so many obstacles.
I have lived in this apartment for 15 years and have been a loyal tenant. Its not the worst but its not the best. I have not been offered any updates, new carpet, or fresh paint. Its really starting to look run down. The carpet is old and worn. The sinks and toilets are needing updates. The blinds and windows need updates as well. The outside wood is looking rotten and pollen stained. I would love to have an updated more modern apartment. I haven't asked for any upgrades due to talk that the owner of the apartments have had money problems. It would be awesome to have a new more modern apartment.
