Property Ratings at Pine Ridge
This place used to be great a few years ago but has since become one of the worst places I have lived. Management is ruining this place. The buildings have doors that don’t always close and that is a huge security issue. There is mold in the apartments and covering the closet where the heater and ac is. They refuse to fix it properly. Animals are in the walls that they will not get an exterminator to deal with. The property is neglected. They do not clean up snow but once a week. And there is trash all around during the summer. People leave dressers and all sorts of garbage in their car port but will throw out your bikes without notice. The dog park is a small dirt pit. They do not accept any packages for you. They close the pool randomly and made everyone change their lease to not include the pool as an amenity. All the “upgrades” they do in the apartments fall apart in a year. The counters peel and so does the trim. The management here does not care about you and will scrap every penny out of you and give nothing in return. I hope this review will save at least one soul from becoming these monsters next victim. It is a shame. This place was great when I first lived here 3 years ago.
Living here was great, the location was the main reason I moved here and it was by far the best decision. You get free assigned parking, reasonable utility bills and the maintenance and office staff are very professional. They are pet friendly, and my apartment was upgraded with nice cabinetry and flooring and painted a nice light grey. The only reason I left is to purchase my first home for my growing family. The new amenities like 24 hour gym and rentable community space were literally almost done being built right when we were moving and It was so hard to leave. I would highly recommend Pine Ridge.
I am getting ready to move out of state after a year at Pine Ridge. My stay was...favorable but I've had enough of the bottom floor. I would highly recommend these apartments only if you had the middle or top floor and, if possible, do not face the parking lot. Having been on the bottom floor, it's been a year of noisy upstairs tenants and vehicle headlights gleaming into the apartment. Maintenance needs have been minimal and were taken care of promptly. The office staff has always been cheerful and quick to assist. Landscape in the summer was beautiful and snow removal in the winter was prompt. Each building includes a laundry facility just steps away from your apartment door, a nice bonus. Monthly gas and electric bills were below what I expected but I think the monthly water bill should be included. Location of the complex is wonderful and the smaller size makes for less come and go traffic. For me, the included carport was a huge PLUS having come from a home with a garage. All in all a pleasant year.
We'll start with the good points: There are new appliances and flooring. The staff in the office is friendly and helpful enough. A carport. The location . Now the not so good: The number one complaint shall always be the quality / value one. For what a person has to pay to live in a ONE bedroom apartment at Pine Ridge (Rent electric gas water/sewer) makes it NOT worth the price. TWO bedroom apartments of equal quality (INCLUDING gas and water/sewer) can be found in the Grand Rapids area for equal (or LESS!) rent. Look and see for yourself. I am not sure ALL expenses to live here were mentioned up front. In fact some of was SAID prior to signing the lease contradicts what is expected once the lease is signed. Maintenence chooses not to address problems unless pressured to do so. This is based on experience and what others have said. Exiting the premises can be tricky. An unclear view of 5 Mile Road traffic in either direction can lead to a few tense seconds when a car "appears" out of nowhere and is on your bumper. Screaming kids in hallways and barking dogs add to the downward spiral. Some of these problems (and others not mentioned here) can be fixed . But will they be? Bottom line: Pine Ridge IS better than some other apartments in the area. But if a big "step up" is expected because of the price there's gonna be disappointment in your life soon. Recommend Avoid. Life is too short.
They are trying to pass these apartments off as "high-end." They are not. The maintenance staff are doing the renovations of sone apartments, leaving them unavailable to repair issues. My building smells like weed. Property manager cares about nothing.
My apartment itself is fine. Newly renovated in August 2015, they picked a nice neutral, modern decorating style. And the location is great and the office girls are really friendly. But that's where my praises end. I moved in at the end of August and, per their request I filled out the form pointing out things that needed fixing. It's now December and they've only (half-way) completed two of the things on a list. For a brand new reno, that list was quite long. I've mentioned the issues multiple times, but like other tenants have expressed, they don't seem to care until you get pushy. Apart from that, the laundry room in my building is about as dated as it could be, and my building has to share with another b/c theirs is under construction. Again, that's been going on for at least 4 months now. My neighbors are quite noisy at all hours and the hallway constantly smells like cigarette smoke - and I'm not meaning just a faint scent. And most recently, but unfortunately regularly, the halls are smelling of weed. Before I moved in, I had told the leasing consultant that I had considered another place but decided against it b/c they included section 8 housing in their community and I didn't feel as safe there b/c of that. At that time, she said nothing about the fact that Pine Ridge also includes section 8 housing. I found out later, from a different girl that they actually have 60-some apartments that are section 8. Combine this with their slightly pushy tactics in getting me to sign the lease, and I feel a little bit duped into living here.
Way to expensive for what you get. They claim to be doing updates but it is really just covering the problems. When i moved in I had a leak above shower which they claimed to have fixed yet I am still having problems. This summer the drainage pipe for my upstairs neighbors air conditioner clogged spilling water into my living room and all over my electronics. Instead of taking off the soaking wet plaster and replacing it they just patched it over and painted. Not to mention neighbors smoking various drugs and the smell spilling into the hallway and into my apartment. After complaining to management still nothing has been done and this is month 8. This is just a few of the problems I have experienced. Cant wait for this lease to be up!
