Always did my best to keep clean, and spent extra hours doing the best I could for cleaning only for them to charge me a deep cleaning fee, carpet cleaning fee, and paint fee for 11 months of paint totaling over $800.

This complex is horrible!! I recently moved from here and I Just moved in . That should say a lot! Let me explain. For starters the front desk workers are not the best communicators. Maintenance that’s on site take forever to fix the problem. Don’t get me started about the ROACH INFESTATION. Almost everyone who lives here has roaches . You can be the cleanest of clean and you still will get roaches . It’s literally just the apartments themselves that have that problem. The rent is way too high for unfit living. Those are some of the issues most people are facing and why I chose to move. I personally don’t recommend it. I hope this helps someone from being fooled.

I lived at apartments for 5 years. I definitely agree with all reviews. From some nice staff to great maintenance. Not enough parking for extra cars to one unit owning multiple cars. Also over capacity living in one unit. A lot of people walk during nice weather. Traffic in and out all day and night. Some loud cars as well as lots of children playing outside. Pets are allowed. Seen some German shepherd or husky puppies that WILL grow over weight limit. Fast and easy application process. A lot of stores and schools around. Freeway is close by. Not a problem with pests during stay there. But due to an experience one star.
I’ve lived here since April, great place, my neighbors are friendly. Many complain about parking, but you’re made aware of that before you move in. Maintenance is very responsive (even when you are being foolish lol) and the staff is friendly. Laundry rooms are conveniently located near units. I haven’t gone to the pool because they’re usually crowded but they looked nice as well.

You have whole families with multiple cars living in these apartments. Parking sucks bad, people will have 3-4 cars parked inside taking all the free parking. Outside parking is limited to the red zone where the city bus stops. Rents constantly being raised for a very cheap crappy apartment.

Poor parking, noisey neighbors. Car was hit twice. Can only park one way for some reason. Major cat problem. Poor water filters ( water turns white) packages stolen. Seen like 5 or 6 people living in one apartment. Also messy neighbors. Some type of weird smell too from some apartments. Kids will literally bike passed you while driving. Some people will literally stare at you till you go inside. Just not worth it.

Parking is bad. Loud neighbors. Water turns white. Poor communication. Rude staff. Rude people. No reverse parking allowed? Why? Pointless.All around just don't live here.

I regreat moving here parking suck!!!! Manager and staff dnt care and they dnt have visitor parking my car was tow because i park infront of office because my family was here visiting me cnt wait for my contrat to end.
Manager lied about parking space i have alway need to park outside gate even though I have my own parking space people park in my space they dnt inforce any policy and they are lazy. Onother thing people have like 5-8 cars by apartment some apartment i see 16 people living on the unit. Manager say they only visiting the people. My front neighbor has four kids him n his wife and 2 other couples living in there thats 8 people totaland just so u know all apartment here are 2 bedrooms. My car got key twice, parking are so small not even a small car fit. People that have pets always let them out n let them crap everywhere n dnt even pick it up. Manager dnt do anything about it.
Staff at Pine Ridge have been very helpful. We completed our application process within a week. Kept us updated as to what was pending and they were flexible with our work schedules. Accomodated times to meet with us. Very nice ladies. Made us feeled welcome from day 1. Apartments are roomy and very clean. You cannot go wrong by renting from Pine Ridge.
There is a lot I like a lot the the apartments. For one I love the staff and the manager they always speck to you and they help you out in any situation your in you just have to talk to them. Anything you need help or fix in your place they get it done the next day. The pools always clean. Kid friendly, The people are so nice in here. I been here for a year now in I want it to be many more.
This my first home for my husband and I. There are a lot of kids around here, so this place is probably not ideal if you work night shifts since the daytime can be a little noisy. Parking is awful here. If you have multiple vehicles, be prepared to plan ahead for parking arrangements. Overall, the units are very clean and the management is currently in the process of updating the units as people move out. In our 2 bed, 1 bath unit we had new carpet throughout, newly stained cabinets throughout, new linoleum throughout, and freshly painted. The price is also reasonable for this area. I attend Stan State, and it only takes me about 25 minutes to get there from our apartment. We are about 15 minutes max from MJC. And we don't even have to take the freeway to get to downtown Modesto. It's an ideal location for someone who frequents between Turlock and Modesto. Management is also good about keeping the property clean and well maintained. We have never had issues with our neighbors. (Save for the home across the street from the complex, but that it is out of management's control.)Overall, a decent complex.
nice apartments with gates very quiet and spacious. Only problem is the outdoor laundry room a little far.
