Convenience is king in Lynn, a large neighborhood in northern Ogden. In this area, modest mid-century bungalows and sprawling, newly-constructed homes sit within minutes of expansive shopping centers and major traffic arteries. Downtown Ogden lies three miles south, a straight shot down the busy Washington Boulevard. If you commute to Salt Lake City, look for apartments near W 1200 S, which runs directly to Interstate 15, three miles west.
Within the quiet, residential sections of Lynn, residents enjoy safe biking and walking on a network of well-cared-for sidewalks. In the summer, locals stroll to the 4th Street Park for baseball games and drop-in sand volleyball; in the winter, the park comes alive with sledders.
There's no need to drive far for food and drink in Lynn because Washington Boulevard and W 1200 S host various options. At Bebop Korean BBQ, locals look beyond the unassuming strip-mall exterior to sample the bibimbap and kimchi pancakes.

Property Ratings at Pinebrook
We have LOVED living at Pinebrook! They are constantly working on the property to make it pretty and the amenities are so much fun. We have really enjoyed the pool area this summer and will continue to enjoy grilling and the hot tub through the fall and winter seasons! Nice gym, playground, grass areas, and overall a safe place to live. It’s even pet friendly. It has been perfect for our little family!

We love the green space that is available for our dogs. The location overall is great. Maintenance is nice. Wish the complex was cleaner but that’s on the residents.

If I could give this place 6 stars I would! I have been living here since the beginning of the month and my experience has been awesome. I've rented at other apartments and this place blows them all out of the water. The unit itself is in awesome condition, great appliances, brand new carpet, and the living room is much larger than at other complexes in the area. The rent is very affordable and the location is perfect. There's a Walmart, Lowes and atm within walking distance. The front desk staff is very professional and provides a level of service I have never experienced in my rental history. I moved in from out of state and they made the transition painless and were always available even though I was in another state. When I arrived, the check-in process was super quick and easy and the staff made us feel like part of the community from day 1! The maintenance team is top-notch and have been able to handle all of our requests either day of or the very next day. The online system they have makes it really simple to submit requests 24/7 and they communicated with us through all of the servicing. The other community members are great people, we have has 2 separate neighbors come to our door to say hi and make sure their newborns/animals haven't been bothering us. I've never seen that level of care in any apartment I've lived in before. Overall, Pinebrook is a great place to live and we hope to stay in this community for the long haul.

AMAZING place to live! This is an awesome complex to live at. We have been here over a year and have enjoyed it very much. First, the management team and staff are great! They are always available, professional and willing to help. The community staff is always on top of repairs and quick to get jobs done. Next, the club house is great. Recently renovated and includes a very nice up to date gym with TVs, bathrooms, fans and water. A pool table. Laundry room with many washers and dryers in a safe convenient room. Year round hot tub, with a pool and pavilion area. Club house is very clean, bright and welcoming. Next, Pinebrook community has a kids play ground along with a basketball court and open field for activities. The entire community is well manicured year round and well grown in with grown trees which gives it a nice homey feeling. Rent is VERY reasonably priced vs the current market. Our apartment is very spacious and laid out nicely. You will not find a better complex for the value than Pinebrook. I highly recommend this location for anyone looking. - Mike Sargent

I've been living here for about 6 months and have had a great experience so far. The office ladies are very helpful and were easy to work with when my husband and I moved here from across the country. Whenever we needed something fixed, maintenance was here within a couple days to fix it. I also love that we can't hear the neighbors through the walls! Overall great place. -Ryanne

I do not recommend this complex to anyone. The lobby area is absolutely beautiful and in your first few encounters the ladies in the office seem nice. Dig a little deeper and you will find old carpets, poorly maintained hvac and cheap used appliances instead of new ones built to last. Get everything in writing when dealing with the office and record every conversation that takes place between yourself and the women in the office. Sadly at the end of the day just another large corporation who appears to care very little about the integrity of their business dealings.

The management is really shotty about paper work. They will tell you that you owe them one amount and then they go back and realize they did something wrong on their end and then they'll charge you for it. We gave them the amount they told us to when we moved in, three months later they said that we had an out standing balance and had to pay for it because they didn't tell us the right amount when we signed the lease because they based it on the wrong year. Later, we gave them our rent check and they ran it through and somehow the check wasn't run through for the correct amount shown on the check and they charged us again. We had to wait several months before we had a bedroom door, a closet door, and a bathroom door when we moved in and we needed a screen door and asked for it several times and never got it the whole time we lived there. There was heavy rain fall which flooded our apartment and many others and it took several hours before the maintenance came to take care of it after we called them. The water damaged our carpet and linoleum floor in the kitchen and their repair people put in a dehumidifier which tore the floor which cause further damage. They told us that they would replace the carpet and linoleum when we moved out and that we wouldn't be charged for it. When we moved out, they wouldn't give our security deposit back because of the tear in the linoleum and they told us that we owed them over $200. I'd give them zero stars if I could.
I love living here, the staff is very friendly and it's a beautiful cozy place.
I have lived here for about 6 months now and can't wait to move out. Since day 1 I've been stressed because I can literally hear EVERYTHING my upstairs neighbor does; walks, talks, showers, turns light switches on/off, chops food, their tv etc...I've talked to them and they're very polite and try their best to keep the noise down but it is due to the quality in the building's construction. I live on the second floor and when we had the bad wind storm in April it sounded like the 3rd floor was going to blow off because of all the wind rushing through the walls. I have talked to the office staff and they are very nice but they don't care about tenants' quality of living here. Their jobs are to rent out apartments, after that they're done. And when I say I can hear them shower it's because the tubs are poorly framed/supported plastic tub surrounds that creak every time you move in the shower. My downstairs neighbors are just as problematic when it comes to hearing their day-to-day activities, so it's not just upstairs sound issues. One day my tub faucet started leaking, and thankfully you don't pay for water here because I waited almost 4 weeks to have them hire a plumber to come replace the whole faucet fixture. Even for simple stuff like replacing a fluorescent light bulb in the kitchen it takes a week even though their printed work order said for the job to be done within 24 hours. In the summer months, the grass gets watered a LOT. So much so that it's mushy almost all day, which of course attracts mosquitos and kids can't play in mush. The pool is decent but definitely needs updating. The jacuzzi jets don't work, the pool needs to be replastered because it's worn out and makes the water look dirty all the time, the water always has dead bugs because no one ever cleans the pool, the decorative tile from the 90's is falling off which leaves sharp, broken tiles for kids to play with and even in the middle of summer when temperatures peak 100 degrees the pool somehow stays sometimes unbearably cold. If you have satellite tv, you better hope you get an apartment facing south and that you're willing to give up about a quarter of your patio to dedicate to your lovely satellite dish since they won't let you mount on the building or even put it on a pole next to the building. But quite honestly, save your money. Move elsewhere or buy your own place. Unless you don't mind hearing what EVERYONE else in your building is doing, don't move here.
I have lived in a one bedroom apartment for almost a year, and it has not been great. The apartment's dont care about their tenants they just want your money. They hit you with fees where ever possible, so the price may spund good, but i promise you its not, you will end up paying more. The women in the office seem nice at first but then are very unhelpful and rude once you actually live there. They have lied to me and I have talked to other tenants that have had very simular experiences where they have lied about things they said or didnt say. Our apartment even flooded because their drain pipes were clogged and it still smells like mold becaise it took them 5 days to come take care of it... I have a service dog so i walk around the grounds alot... they water the grass daily and sometimes twice a day or during a major rain storm so it is a swamp with mud ever where, there is also a lot of trash around the grounds.
I lived at Pinebrook in a two bedroom unit for 7 years. It was conveniently located, spacious unit, well kept grounds, and nice staff. However, the quality of tenants has declined and the rent overpriced. The units are not well insulated for sound, so you hear the neighbors argue, slamming doors, TV. The noise level was always high (inside & outside), with many kids screaming, barking dogs, and sirens/traffic on Washington Blvd. The worst nuisance was the smoke from the neighbor’s balcony that entered adjoining units through the AC/furnace vents year round. Maintenance was slow, with multiple requests needed for the same repair. Don’t bother to clean when moving out; you won’t get the deposit back anyway. Slow mail delivery, arrived at 6 PM. Pinebrook is owned by Bach Corporation which manages 16 properties, so don’t expect them to value your business.
I have lived in the Pinebrook Community Apartments for a few months now. From day one it has been an utter disappointment. We were told the keys would be ready for us by the end of the day. And when my roommate went to pick up those keys they were not there. So they said that they would leave the keys in a drawer in the kitchen and they would leave the apartment unlocked for us to come at a later time. So when we finally were able to go to the apartments and get the keys we found that they did not match the door knobs. So we called them and they said they could not take care of it until the next week. So being that I didn't want to pay for an apartment that I could not live in because I could not lock and unlock the doors I went to Lowes and bought a new deadbolt and doorknob. Upon moving into the apartment I found that all three faucets were leaking and so was the tub. It took maintenance three weeks to get to our apartment to fix them. So I was paying for water dripping out of my faucets that I wasn't using. There were stains on the carpet. And some of the outlets and light switches did not work. When maintenance finally was able to come and "fix" all of our leaking appliances they were unprofessional and rude. It is now two months later and I still have a leaky faucets. Our neighbors to the left of us have at least nine people living in a small apartment. This makes for very very very loud neighbors. Then the neighbors below us are always smoking weed. This is very inconvenient for us. One night we had a problem with our door. We found that it was not able to shut or locked. So I called emergency maintenance to have them come over and fix it. They told me that it was not an emergency so that I needed to call back during business hours. I cannot believe that the Pinebrook Community apartments would expect me to be living in an apartment where the doors do not lock or shot One night we had a problem with our door. The apartments are clean and spacious! The pictures they provided are an excellent representation of how the apartment will be. The ladies that work there are very accommodating and friendly. They make it super easy to get moved in.
I have lived in this complex for 10 years and have been happy to be here. The staff is friendly and very concerned about the residents needs. They keep the grounds clean and take care of any problems that arise in a timely manner. The apartments are spacious and shopping is within a few minutes walk. The amenities are well taken care of, the pool, hot tub and exercise room. The staff sponsers community activities during the summer and fall and makes every effort to have everyone in the apartments feel welcome.
The office staff made the move here easy with my job relocation, they were helpful and kept me informed when there was a unit available. The apartment itself has a great layout and for the most part everything is fairly new. The maintenance staff can get a little backed up at times but they do get to requests within a reasonable time frame. There are plenty of areas for kids to play too which is great. all in all i have really enjoyed my stay here and would recommend this place to anyone
Very lovely establishment. Yes they have alot perks. The Ladies in the office are Angels of the Property. Their goal is make your stay a very pleasant one. They are so sweet and treat you like family!! Excellent place to stay if you have children, its a palace to them. I will be renewing!!!
