My wife and I have lived at Pinecreek Village for about 8 years. We were sold on it being a family friendly quiet place. For the first 6 years this was mostly true. The security company and the management team were quick to address any issues of people being too loud or carrying on too late so that one or two residents didn't negativity impact everyone around them. I can not say that management or security are as proactive or responsive as they used to be. We have people blasting music during the day into the evening and talking so loud to the point it's pretty much yelling. People playing piano or techno music during day and into the late hours of the night. Despite numerous calls to security I don't believe management has followed up with the people causing the noise. It's very disheartening and frustrating to feel you can't relax in your own place. If you work hard and just want to come home to a nice quiet apartment or enjoy a nice quiet weekend this is not the place for you.

There are so many bugs here. I barely had anything in my apartments since I was just living there temporarily but wow, clutter or no there are always spiders and silverfish ready to be your roommates. The pools had ducks swimming in them all of the time, it didn't take me long to realize what all of the brown things floating in the pool were. These apartments get very hot no matter how many windows you leave open or how long you blast the very outdated wall AC unit which costs a fortune to run anyway. Keep looking, there are better options out there.
Pinecreek Village is an older apartment complex, but very well-kept and landscaped. The courtyards are peaceful with lots of trees. It is also within walking distance to Target and other shopping areas as well as Orange Coast College. This is the perfect space for college students, with great common spaces to make friends, while providing a peaceful and quiet atmosphere for studying in.
I love this place. Cats only (no dogs) lend to its quiet atmosphere. The grounds are nicely landscaped and the waterfalls and streams that meander throughout the complex drown out a lot of the nearby road traffic noise. My only gripe (and it's a big one) is the cost of rent. $1600 for a one bedroom/one bath apartment. No central air (and these apartments really trap in the heat); just a small wall mounted air conditioning unit that only cools the air within ten feet. I love this complex, but $1600 for a one-bedroom unit is too much for me. Yes, I know that Orange County is overly expensive and I should really be upset about the overall state of our economy, real estate pricing racket, etc.
I have extremely mixed feelings about PineCreek Village. I've lived here for a little over two years, and this ambivalence persists. My financial and credit situation post-divorce prohibits me from seriously looking into other options, so I assume I will be here until the rent reaches an untenable amount. Pros: Well-kept grounds (plants, trees); animals and birds create a charming, residential feel, friendly neighbors, usually quiet, accessible to Harbor Blvd., Orange Coast College, etc. Cons: Rent rates inexplicably high for the complex's age and unit sizes, old and deteriorating cabinets, etc., under-maintained swimming pools frequented by non-residents, lackadaisical management often leads to lack of unit upkeep and certain residents breaking leases by having dogs in their units, excessive junk on patios and balconies, etc. All adds up to poor value for the money. I'll start with the rent: These units were built in the mid- to late-1970s, and they require constant maintenance. The property owner does a good job of keeping up with most issues that spring up, and respond to your requests in a timely fashion, but they are literally blind and deaf when it comes to other glaring issues, such as my water-damaged, decaying kitchen cupboards. I moved in to just laughably run-down cabinetry, and when I immediately brought photos of them to the leasing office, they told me they didn't want to look at them but could put them in my "file." I opted to keep them. Two years have passed, my rent has been raised nearly $100 to $1600 (for a one-bedroom), and the cabinets - which were made of untreated particle board to begin with - have never even been looked at. This is typical of PineCreek. They update things they have to by law, or others that make things cheaper for them in the long run, rather than focus on residents' needs. Other examples include the very cheap carpet you get upon entering, although vacant units are being "upgraded" in a way to cheap parquet. Also noticeable: the popcorn ceilings remain, which explains the lease stipulation barring residents from affixing or drilling into ceilings due to asbestos. These ceilings should have been removed twenty years ago. It's mildly ridiculous that rents here are so high when so many things in the complex are old and barely acceptable, especially by Orange County standards. For me, the saving grace of PineCreek is its grounds and its size; it is very green and is a "community."
This complex is very nice looking and kept clean. The complex provides 24/7 security walking the grounds. It's got a peaceful foresty type setting with small rivers and little waterfalls, as well as birds and squirrels that run around often. The apartment complex has 2 pools, one heated and one not, a Jacuzzi, a putting green, tennis courts and a club house that has a weight gym and cardio room. The rent is on the pricier side but the monthly rent price includes all utilities paid except electric! Which makes the price better. The clubhouse offers weekly free yoga classes and there are free tennis lessons weekly as well for all levels of skill. Over all the complex is peaceful, beautiful and the maintenance people are super friendly. Definitely a great place to live whether just starting out or a family looking for a new apartment.
We recently just moved to PineCreek Apartments in Costa Mesa. It is located around many other nearby restaurants and other amenities which makes it very convenient as a resident. The apartment community is kept very clean and there are various small creeks located everywhere inside the apartment community which provide a very homey feeling and makes the stay here much more comfortable and relaxing. Best part of staying in this apartment community are the walks at night, quiet and soothing. Overall, it has been a very wonderful experience and PineCreek Village has exceeded our expectations. We definitely recommend it to others who are currently looking for an apartment in Costa Mesa or nearby cities.
There's small streams that are laid along every building giving you the calming sound of running water. Can get hot during the summers.
I did not move yet but am looking forward to that I love the location the setting and the apartment we see is so clean and bright and welcoming I just love it and barbara holland the manager is very friendly and professional I love the experience and looking forward moving in
