Property Ratings at Pinecrest Apartments
Poorly managed, a lot of poor maintenance to the point that they have to do things more than once and water gets shut off often without being told ahead of time or for what reason or for how long
Grossly overpriced, poor upkeep, terrible and aggressive management, looks good online but they-lie about price springing hidden fees, not worth it
New management is unresponsive to requests and complaints. Constant renovations and landscaping has removed any peace and quiet we had. They turn off water all the time and sometimes without warning. Instead of hiring a plumber to deal with the issue once and for all, they keep using handymen to keep temporarily fixing the issue. Rent has skyrocketed, probably due to the landscaping that seems gaudy and superficial. The new renovated apartments are poorly painted and poorly put together. Not nice enough to justify the price they’re asking for. You have to pay a fee for the pool and tennis courts, but the pool wasn’t open for most days in the summer and the tennis courts are often being used by people who don’t live here. New doors were installed with keypads but they haven’t even given new codes for the doors. Not to mention they give the codes out to potential renters who haven’t even decided to live here yet.
Been living here for 13 years now, Pinecrest is really a unique community in the Liverpool area. 2 min walk from Wagman supermarket and pharmacy, 3 min walk from blink Gym , ownership just completely rebranded and renovated the property, the pool and tennis courts are brand new and feels like a 5 star resort. Mgmt cares a lot about the lifestyle and service and pay attention to every detail. Not sure I am going to move to Miami might just retire here :)
Photos online are not representative of most of the apartments. Management raised my rent by almost $700 a month last month. An increase of over $8,000 a year and I am not in a remodeled apartment. They force you to use and pay for their own internet service. They force you to pay $200/month for "facility fees" for use of the pool and tennis courts, whether or not you want to use them. These fees are non negotiable. The cost of rent is astronimical now, and does not reflect the value of the apartments. No central air, paper thin walls, management is slow to respond to service calls
New management has made upgrades in apperance such as landscaping but it is not enough for me to reccomend the location for the price. They updated the tennis/basketball courts which is nice. They updated the pool but had such limited lifeguard avalability I was unable to use the pool even once. Trash, cigarette butts, and chewing gum are littered throughout the whole complex which is managed by them leafblowing the trash around. The management company also has repetedly shut the water off in our whole building for SCHEDULED maintenance without prior notice. Lots of dogs ranging in size it is nice having the dog park.
Lives here for 2 years. New management is much better, they have done a lot to improve the complex. The pool area upgrades are beautiful and my dogs love the dog parks and areas to play.

New management has done a beautiful job apartments are clean and newly renovated. No carpets in CNY is so hard to find and with brand new appliances can’t be beat. Very kid and dog friendly community. All in all a great place to live
I’ve lived here for seven years. The apartments are spacious and all utilities included is a definite plus. This is a safe, quiet complex with plenty of paths to take a walk. I love that Wegmans and medical facilities are close by. A great place for kids, pets and seniors!

PineCrest Manor- is a great place to live! All utilities are included. Its very quiet. Lots of freedom, Apartment are HUGE! Great location Wegmans in the front yard, kid park just over the hill, Urgent care across the road and gas station, drug store, bank and fast food less than a mile up the road! Definitely recommend to people on a budget or want a quiet place to live.
It has a country feel...great neighborhood. If you have a small pet there welcome here. You don't really hear a lot of noise from the neighbors. A great place to settle with comfort. The con's of this place will be that it has wall to walk (Light) carpet and with small children and pets it's a bit of a Hassle.
