Property Ratings at Pines Garden at City Center
The gates are always open where anybody can have access to the complex at any time of the day. The pool area is constantly trespassed during the night. No Amazon Hub or similar so packages are often stolen right from your door. Look for other more secure apartment options around the same area. The only shining star is their service department who is always prompt, courteous and eager to help all residents.
NOT a worthy. High rent and 500-600 year increases, lack of security, car are vandalized and they don’t care, cabinets falling apart, Mold in multiple units, dirty halls. Scratched wood floors, lousy neighbors.

Pines Garden at City Center is a great place to make it your home. I love it here, it is very clean, quiet and close to everything. Walking distance to the shopping center if you don't feel like driving. The management are very professional and always there to help and answer any questions you may have.

Pines Garden at City Center is a beautiful community with a great location for shopping, dining, nearby parks and even safely walking in the community surroundings. The community itself is clean and organized. The residents are courteous, respectful and make the this community a great place to live.

Once again, Pines Garden at City Center maintenance crew has done an outstanding job. Not just to accommodate the need of the use of the appliance, but also the maintenance crew working around my night shift work schedule. I am an RN and work nights so sleeping during the maintenance crews work hours could not have been easy for them. Gregory and Juan, from maintenance, have made this possible and made me comfortable, not once making me feel that they had to go out of their way to accommodate my unusual schedule, knowing that they did.

Its a pretty nice place rent isn't that bad for it being new. Service could be a lot better. Fix the things that we want fixed the place is only a year old.
Staff very professional and all needs met quickly. Place is kept clean and nice. I enjoy living here.

The place looks very luxurious, but the walls are thin so there is no privacy. Also, cellphone reception is VERY POOR. I was using an iPhone. Switched to galaxy and the only time Im receiving text messages and voicemails is when I go out. So I had to switch back to my old iPhone because if I needed to call 911 I dont have to ask the intruder if I can step out for a second and make a call. The Parking is so narrowed . Its the exact dimension of a compact car. God forbid youre obese youre gonna end up scratching your neighbors car. Now the PROS is it looks nice inside, maintenance is super quick (maybe because theres not a lot of tenants),also the maintenance team is super nice and whatever question you throw at them they answer it whole heartedly so I hope the company will take care of these good hard workers, clean environment (huge plus for me), I dont hate living here but I dont love it neither. Im in between. Its pricey because its supposedly luxurious but the quality is not so much.

Moved in May 7, 2020 and so far everything is excellent . However, I do feel the dog park needs more enforcement as to pet owners cleaning up after their pets when their pets go potty while in the dog park and other common areas.
Second week here and it feels like home. I love everything about it! Cant wait to use the pool when it opens.
My first maintenance experience was great, at Pines Garden at City Center! A stressful situation turned completely comfortable as soon as maintenance staff showed up. George P. was knowledgeable, polite, professional, and efficient. Fixed the job within minutes! Living here, at Pines Garden, has been stress free from day one, thanks to the amazing people working and living in our community. Property Manager, Alberto A., was outstanding in helping to facilitate my moving in transition. So happy I chose this community to live with!

The Maintenance team of Pines Garden @ City Center are very professional, swift & friendly.
These apartments are nice on the exterior and fairly nice on the interior. The walls are somewhat thin, more so than what I anticipated but tolerable since my direct neighbors are pretty considerate. That being said, there are a decent amount of less than considerate people living here, which is no fault of the management, but it should be management reminding the residents that part of the renters agreement they signed includes a line that no resident should disturb the peace of the other residents. You can call me what you want, but I just don’t understand why people think it’s totally acceptable to play their loud music whenever they want in an open environment such as the pool or canopy area. That’s a shared space, that we all pay for, so I don’t think it’s too much to ask to be reasonable with the volume. Yes, we all work different hours, some early than others, so if you want to hang out in the pool area at hours other than what the community allows (which is technically sunrise to sunset), is it too much to ask to think of your fellow residents, especially the ones that live right on top of the pool? The other big issue that continues to plague this complex is that there really isn’t any security measure in place to prevent unwelcome visitors. And these trespassers are almost always found in our pool area, drinking and/or smoking, and also usually playing some variety of loud music. As long as the gates remain open (both vehicle and pedestrian), and as long as management doesn’t take the necessary measures to correct this, people are going to continue to take advantage of the lack of security and come onto our property. I believe that the staff here are good people, and this place has the potential to be a nice place to live if there was just an overall more courteous mindset with respect to fellow residents.
When I first went to tour this property they set my expectations really high. They convinced me this was my home. The rent I found it to be a bit high but I signed any ways. The leasing office guaranteed that the maintenance Dept was extremely picky about how the property looked and everything was super convenient. Well let me tell you, this is my third month living here and I HATE it. I can’t wait to move out. My drawer broke they took 3 weeks to fix, my bathroom has no water pressure, I had a draining problem in my sink I called the leasing office and it wasn’t until I took time off work to go to the leasing office to put my foot down and tell them they had to fix my problem. Then to top it off my stairs outside are filthy dirty. The back part there mulch every where. The place is always empty meaning they must suck. The pool area can’t be used after sundown. They make it look high end and luxurious but it’s not. When you call to report a problem they put you on hold and leave you there till you hang up. Robot the rent must be done online and they add a bunch a crap fees so what they tell you that your paying is a lie you pay much more. I emailed the leasing office for an air filter they never got back to me. This place is a joke. Please don’t move here!!

Sunset is at 5:30 PM. If you work, and have a job, consider enjoying the amenity of their pool and spa to be exclusive to only weekends. I was told that the grill (which was how I planned to prepare our dinner), also closed during these hours. B&H Management is holding the amenities of this complex hostage. It would only be sensible to have amenities available to residents so they can actually enjoy them, at what one might consider reasonable times (until 10, for example). Here is why you shouldn't live here. Because the management company has not established the ability to effectively manage this property, it's tenants and it's amenities. Go with a complex that is a little less new, and that has a bit more of a grasp on how people like to enjoy "luxury" living. I will be happy to update my review when Pines Garden at City Center and it's parent management company are able to provide the amenities marketed, at practical times.
