Known for its lakefront location and welcoming community, Gainesville is a family-friendly city on one of Georgia’s premier lakes, Lake Lanier. Just north of the University of North Georgia’s Gainesville campus, this city offers a youthful atmosphere and affordable apartment and condo rentals. Gainesville provides public and charter schools in the Gainesville City School System and Hall County Schools.
Enjoy public access to the lake through multiple locations in Gainesville, such as River Forks Park. With a sandy beach on the water, residents and visitors can swim in the lake, access the boat ramp, use the campsites, and more. Though Longwood Park doesn’t have a sandy beach, it does have water access for swimming, as well as its own public dock.
Surrounding Gainesville Square, you’ll find Downtown Gainesville with plenty of shopping, local businesses, restaurants, and historical sites such as the Northeast Georgia History Center.

Property Ratings at Pines of Lanier Apartments
These people are the worst of the worst. They don't care about ANY of their residents. I actually received a 30 day notice to vacate the property this morning for "changing the spark plugs on my personal truck". I was only trying to save some money because I have a 3 year old daughter who actually lives with me at this location and these people don't care they just want my money. I paid my rent yesterday one day late and they changed me $100 late fee. I have NEVER been late on rent the whole time I have lived here. The roaches and ants are almost unbearable, I have lived here for 9 month and have still never seen pest control. Not to mention 1/2 of the apartment complex is mental health and prison releases through the "Avita community partners"so far is this is by far the worst place I've ever lived in my life. I have had the mental health people outside of my apartment stealing from me in the middle of the night, there are constantly gunshots going off. The staff is rude. The maintenance man takes forever to do anything and he is so fat and out of shape it's ridiculous on top of that he thinks he runs the place. Online it says that there's a fitness center and there's not. The washer's and dryer's are terrible and over priced. The vending machine in the laundry room stays broken down. The pool is nasty and not properly maintained, there are leaves and other trash in the bottom of it. The staff is absolutely horrible whenever Lindsey is in her office the front door is usually locked so you can't ever ask her anything and they don't answer the phone half of the time but if you are 1 day late on rent she is calling your phone trying to see when you are going to pay. These people are very unprofessional All the way around the board. When I moved into the apartment only half of the apartment had been painted, it hadn't been cleaned prior to the last tenant leaving the toilet was clogged and the list goes on and on. to sum it all up it would be more suited if they changed the name from the pines of Lanier to "the apartments from HELL" I am absolutely not going to miss anything about this place this morning I got served a trespass notice saying that my last 30 days here at the apartment complex I am not allowed to swim in the pool, use the on site laundry facility, come to the main office and ask any questions, or even check my mailbox. And this is all because I changed a sparkplug in my truck on the property to try to save money
I'm currently living here, but I'm also in the process of moving out, mainly because I'm moving to Atlanta for my job. The apartments just had a cosmetic makeover, which looks really nice, and some apartments have newly replaced features such as carpeting and appliances. The management team is also very nice and easy to work with. However, there are a few problems; approximately once a month, there are cops, firemen, and ambulances in the complex. I've never personally knew why they are there so often, and I have never been involved in the situation surrounding it, but it happens more often than it should. Overall, it was a good experience for the price, and I would recommend this complex.
The noise at night is crazy. The neighbors sell and do drugs. Good luck trying to study during finals or midterms living here. I moved out three months into my lease with a friend just so I could study. Do not live here. Also, my car was vandalized by the trash that live there.
I love the manager, Ms.Lindsay. She is the best. My husband and I have been living her for about 7 months and I love the apartment. We live in a loft apartment, and I love the neighborhood. Pool is always nice and the residents are quiet.
I've been living here since March and I love it I had to leave my previous apartment due to break ins and leaving alone I didn't feel safe and at these apartments we have a police officer staying at the apartments so I feel safe. It's very quiet and peaceful in the afternoon you can see kids playing around or at the pool and there's a laundry mat here as well so it's convenient for me. Plus the lady at the office is very nice and is always helpful. Wonderful place to live
The apartments aren't that bad. They are a little bit outdated. Other than those two things, it's a great starter apartment complex! The neighbors are nice and quiet, the pool is NEVER crowded, and I can always park in front of my door!
