I have been living here for 2 years now. The roach problem here is no joke. I literally kill a roach a day, seriously. I have so many pictures of roaches on my phone. No matter what is done the roach situation will never change. First of all the buildings are very old. There's a crawl space under every building, the apartment complex does not cover the entrances for a lot of these crawl spaces. I have seen foxes, racoons, cats everything in the crawl spaces. There is garbage everywhere, the dumpsters are so full sometimes that people leave trash on the side of the dumpsters. The animals ravage thru the garbage spread it all over attracting roaches. My unit has so many issues. The heater does not work properly, the shower makes a very loud noise. The walls literally have cracks all over them I think maybe its a foundation issue. Some units are renovated and look very nice aesthetically, however they do a very shotty job. They mask everything with paint or caulk instead of fixing things properly. the second floor unit on top of my apt has a floorboard issue. The ceiling caved in one day when I was in the shower, the ceiling almost fell on me. The windows they use dnt fit the frame properly, therefore there's always a draft and the screen does not fit the window. One day i opened my window which I didn't notice was already loose and the glass broke and cut my leg. The window has not been replaced yet, all they have done was cover it with plywood. It's been over 5 months now and no window. They charge and exorbitant amount for rent, this place is not worth what they ask and idk if it will ever be. There's no grass here, all the grass is dead, they tried to install irrigation systems however its not working looks awful no grass. There's so many speed bumps not sure why doesn't really make sense. They should fix the roads and potholes instead of adding speed bumps. Management is very rude to be honest, very lazy workers. They are very condescending and not helpful. The office is closed a lot they take a lot of days off. I've never lived somewhere so awful honestly I dnt like to talk bad about places but this place needs attention. Don't be fooled moving here its really stressful. I wish I could give a 0 star review.

There has been problems since the first day I moved in here. Between housing me with a neighbor they know gives issues to everyone, forcing me to call the police and refusing to do so themselves. If there’s a problem and a quick solution doesn’t work, they put it off and say it was taken care of. Mold, insects, and heat that is on and off. The heat has failed 5 times already this season…
This used to be called royal gardens it’s terrible cockroaches, botched jobs at fixing things in the apartment, horrible management, it’s a joke

Where to begin? There’s roaches no matter how much you clean. There’s heat that’s controlled by something other than the person trying to use it, it turns on full force random times and when you need it it doesn’t work. There’s birds and squirrels and raccoons loudly living in the walls. There is zero snow maintenance in winter and constant garbage and broken glass in the streets. The bathtubs are painted on the bottom so over time theres endless paint chips floating around clogging the drain. The toilets clog and overflow at least once a week as well as the bathtub. The washer unit began to leak on our downstairs neighbor so we were told not to use it. Nobody came to fix it for 2 months so we spent money and time going to a local laundromat. That’s the thing- nobody fixes anything, nobody responds to your concerns. Maybe if they hire more than 2 women to work the front office and meet the needs of hundreds of residents the front office wouldn’t be so nasty and completely inattentive. They do nothing but give you the run around and give the attitude that you’re annoying them and they’re just too busy to take your call. It comes to the point that you just don’t deal with them and pay out of pocket to exterminate bugs or buy a heater or literally go somewhere else to use the bathroom. They even applied someone else’s check to our rent so it was lower one month and then 8 months later they realize they made a mistake and we’re supposed to come up with extra hundreds of dollars on the spot. They are unbelievably unorganized, we took videos of ourselves submitting documents and our keys to their mailbox because they turn around and lose everything and blame you. And FYI you’re paying for water and garbage removal and a few other service fees so add another $100 to your monthly rent. Do not live here! Oxford Realty and the whole Royal Gardens staff should be ashamed of this dump and their unprofessional behavior.
I was really hoping that this place would be as amazing as it looked in the pics but it was NOT. The place is covered in cockroaches. They supposedly fumigated but they only got worse . There roaches are the biggest I have EVER seen. In addition, when things break management is extremely slow to help and to pick up the phone when you need help. We only stayed for one year and left as soon as we could. We were completely disappointed.
If I can give this place no stars I would. This place is nothing but a disgusting filth. Management sucks, roaches everywhere inside and outside you can’t even walk on this property without seeing a couple of roaches running around. This place will not pass inspection. Front office doesn’t care won’t answer your calls and will be rude and disrespectful once you sign your lease. You could be on the floor dying and they won’t bat an eye. Do yourself a favor and don’t live here.
I have lived here for 5 years and it’s just simply the best experience I’ve ever had. Management is on top of everything. Well maintained, updated appliances and a great place to raise a family. Not leaving anytime soon.
I have been in Nj for 4 years and never saw a complex like this. The manager is very rude and very unpleasent. No matter how you want to communicate with her it will go bad. Is not even cheap, beacause the will charge the utilites separetely. No hygiene at all. Maintanence is horrible.
Used to be an amazing community but Oxford reality has ruined it. The property manager does not care for it’s residents. Rent is incredibly high for what you actually get. Maintenance does nothing. If you need a repair you’ll need to put in more then one request and maybe they’ll come that same week. I’ve had mold in my bathroom for months and the property manager said to get some bleach and clean it. The mold was underlying in the wall and was painted over. We’ve cut into the wall to see how far back it goes and it’s disgusting. It’s really sad to see how Oxford reality has destroyed this property. The apartments are very spacious and have great potential if they had been in the right hands.

DO NOT RENT here if you have any kids, or hate smoke. Neighbors smoke will penetrate trough the walls, the floors and you will live there breathing their smoke. The management won’t even care because this is not a smoke -free building . Can’t wait to move out, worst apartments ever rented.

I’ve moved to this apartment complex in October 1,2018. I was ready to move out within the second month of living here but due to me signing a lease I was stuck for another 10 months. The hallways of the building I stayed in had way too many bugs within the hallway and the apartment itself. From spiders , house bugs and even roaches. You would see roaches in the hallway of the building , within the apartment of the building and even outside of the building. There is a Pest control check every Wednesday and this is why , due to the bugs and roaches. The maintenance staff is under staffed and they will take weeks sometimes a month to fix your apartment and the leasing office just has a “idc” attitude. I WOULD NOT MOVE HERE UNLESS YOU REALLY HAVE NOOOOOOOO OTHER OPTIONS OR ELSE YOU WILL EXPERIENCE what I am telling you now.
I am living in this apartments since 5 years. Recently we had an issue with air conditioner in bed room and living room when we turned it on when temperatures raised. My bed room A/C turn cool when turned on but after few minutes it turns hot air. My living room air conditioner got broken and making loud noice. One technician came to check when turned on it is good but gets worse after few minutes and we told him this issue and he said he will come back after lunch to check but he did not appear. I called the leasing office to check if he is coming to check and a lady picked up and without listening to my concern she was loud on her voice and said it’s not a A/C season and will not be repaired now and I have to wait for my turn for the summer to start. She suggests open windows for air and in the night, I cannot do this due to security issues if someone breaks into house in the night my family is at risk.I told it’s not about A/C I am not even utilize the option of fan, I told the lady manager my wife is pregnant and I have 2 year old daughter it will be difficult to manage and her response is rude. I took the video of loud noice by air conditioner and showed her still her response that nothing can be done now. The maintenance of these apartments became pathetic after took over by Oxford realty group. We pay rents on time but when comes to maintenance issues very poor and rude behavior by leasing office lady manager.

Absolutely worst place EVER to live. The people who live downstairs are the loudest people and have the WORST smells that come up into my apartment DAILY. That being said... I've lived in places where I've had upstairs and downstairs neighbors and never ONCE did I hear them. The apartment is just extremely poorly designed in the worst way. I also received a FALSE eviction notice. I received a civil lawsuit in the mail one day saying they were suing me for the amount of the rent that was due THE MONTH BEFORE, NO LETTER SAYING YOU MISSED LAST MONTH RENT NO CALL NOTHING. I took it to the landlords immediately because I had stubs showing I've always paid my rent and they claimed "oh that was the back office who did that they messed up our bad". Our bad??? You just tried to send me to court to pay something that had already been paid on time the month prior and didn't even give a courtesy letter or call to try to resolve it before you went to the courts. They also then said "oh and for the entire year you've been here you have been over paying us by $300". YOU THINK AFTER MONTHS OF OVERPAYING THEY WOULD SAY SOMETHING???? If I could give this place 0 stars I would it is the absolute worst place to live. I don't know who they pay to write these 4-5 star reviews but don't listen to them because they are 100% false. There is not a single good thing about this complex.

Worst maintenance ever... we have been living here for 5 years and after the new management came in everything is like hell. I have placed service request 7 months ago and still waiting for them to come in and do it. We even went to the leasing office in person more than 5 times and called them so many times and still no response. Front desk lady wont receive people well which is very rude. They take rent on time for all the 550 units and say we are out of staff and will do it when maintanence people are available. Most importantly burglaries happening, drug peddlers in the parking lot during night times. Some miscreants threw a rock on our kitchen window and the window glass completely shattered couple of days ago. We are still waiting for that to be fixed and WE HIGHLY RECOMMEND PEOPLE TO STAY OUT OF THIS PLACE.
one good thing about this apartment is it's very spacious and has nice play area for kids but big problem is management don't care attitude, they would just write your complain and say service team member would be there tomorrow and they never show up . I have an issue for last 3 months and no one has come to fix , I have been complaining every week and also have written confirmation that team member would fix it tomorrow . Same complain i hear from all our neighbors. An advise , Please don't rent here . If you happen to rent , then please inspect your apartment thoroughly and have them fix before you move in else don't move in and pray to god that you encounter no issues.
AVOID!!!! Lived here for 4 years and since changing in Management Company it is lacking A LOT!! Very disappointed in the service when MICE was discovered in my 2nd floor unit. As stated living here for 4 years and the way Management is NOW they could care less!!! Yes, they want their rent paid on time but the lack in urgency and the disconnect is awful. No tenant want to discover mice in their unit and live like that. Management could care less and the way I was treated was like I need to deal with living with mice and go about my day! No compassion or urgency to find out the problem and treat. I had to go to office several times to have them take action. Trash area is disgusting, maintenance never fix things properly and you have to wait AWHILE for them to come fix things. They are ridiculous!!! I would NEVER recommend this community to any of my hotel guests looking to relocate and find their own apartment. Too many in Piscataway for them to choose from. Management needs to DO BETTER!!!!
Ugly community with very poor maintenance, Oxford Realty Group is the new management they are pathetic, one of the worst Apartments in Central NJ. Property Management is very rude to the tenants complaints. They don’t return calls and over 5 units got robbed and the management don’t even care for tenants and they don’t circulate the security alert.
All positive comments here seen are paid or self comments leasing office. Come to real ground of the apartment and check the issues with the real tenants. Manager in this leasing office is the rudest lady I would have ever spoken. She might give you smile when your writing a lease and after that your done. You will not be able to speak to her, she is queen and owner of the community and she will dictate you. When Oxford took over the maintenance, initially was good and later they started giving bad service to the tenants. following are some the issues faced by tenants and myself: 1. No Security: Robberies are happening every other day (which is dangerous)- Complained to Leasing office response from them is only "sympathy" 2. Lot of roaches, unbearable Mosquitos, poisonous Scorpions and gummy snales every now and then- Complained, and they schedule regular pest control treatment vendor on Wednesday, and they never turn up- leasing office says we have done what it should be done. 3. Management invests lot of money on the external part of the community and gives no or limited service to the existing tenants Current Leasing management creates lot of issues while leaving the apartment...
The apartment is nice and big for the two of us me and my future wife. The price is alright it isn't cheap but we love where are living now before our previous place. It's near main routes for me to get to work and it's a quiet area. The amenities are great the design of our place is just right. The customer service is good and helps when it's needed. It would be nice if our rent gets paid and be free for a year.
