Property Ratings at Platform
Amenities are good and maintenance is great. Apartments upon looking are nice. There are issues in the build of the apartments. Walls crack HORRIBLY and we have had issues with ants and fruit flies throughout the season. The floors are like paper and we’ve gotten complains from our downstairs neighbors just by walking. We can’t live normally or walk normally in our own home. Our neighbors have the same issue. These have been the biggest issues living here, especially with the price point of what we pay to live here. Overall though we’re satisfied

We’ve loved living here since 2021. Maintenance has always been extremely fast to resolve any issues. We would love to rate it 5 stars but the building continues to have security issues especially with the garage door being broken often.

My first year was amazing! Incredibly clean, good tenants. This year feels different, sadly. The elevators are often dirty, the package room is a mess. Tenants don’t feel like they’ve been vetted.

I enjoy living at Platform! It is a prime location with great staff, nicely appointed apartments with stellar views from most apartments. Close to airport, metro, shops, and nightlife. Love the dog friendly atmosphere, coworking spaces and clean buildings. Pretty quiet and lowkey but has nice events to get you out of the house!

I made a review in June on a separate forum detailing a less-than-stellar time with Platform as I approach three years as a tenant. Platform recommended I call their office if I had any problems. On two occasions, I have called their number and never received a call back. The first occurred after a downstairs neighbor was slamming doors in the early morning hours, forcing an all-nighter. The second instance happened after a fire alarm went off in my building during business hours. Not only did I call the office, but another resident and myself went to the office shortly after 9 a.m. only to find the lights were off and the door was locked. Furthermore, my upstairs neighbor continues to stomp at all hours of the day, despite Platform being aware of the matter. I have given up on Platform addressing this situation because, frankly, I doubt they care. I haven't even gotten to how service crews damaged a door frame and pestered me about following one of them on Spotify.

Overpriced units and parking. Better specials for renewals. More monthly events. Better patrol of garage parking in towing unauthorized cars. Better monitoring of 2 hour parking between buildings and towing enforced. Stop overnight parking w/o permit in front of building 4 and between buildings 3 and 4. Overnight concierge do more than fall asleep and glued to computer. Get up walk around. Identify infractions and place warnings or call towing.

The acoustics is horrible; from hearing when your neighbors snoring, heavy walking, sneezing, talking and urinating. The amenities, community activities, walking distance to shopping, train station and close access to interstate is a plus.

The amenities (pool, gym, clubhouse) are resort-like and we enjoy the activities. Wendell is a friendly face greeting you from the concierge desk every day. We also love the maintenance team, led by Keith. In the apartments, the kitchens and bathrooms are outfitted with really nice cabinetry and appliances. The only room for improvement is minor (the A/C isn’t always on in the hallways; sometimes comms could give you an earlier head’s up if something is happening like fire alarm testing, which scares the dogs). We would recommend the complex to our friends, especially building 1 which has the full time concierge.

I’ve lived at the Platform for a little over 2 years and love it here! Amenities are awesome, location is great for those who don’t have a car since restaurants are within walking distance and the metro and buses are just a short walk away to get to other further places like DC and Arlington. I’ve never had an issue with pests, leakage, missing mail/packages which is fantastic! The leasing, concierge, cleaning and maintenance staff are nice and friendly too. I feel safe in and around the buildings and would recommend the place. The price is worth it here!

Prime location. Very expensive apartments with very expensive parking. Office staff are nice, maintenance staff are great. The people are... people. Lots of dogs, most of them great, but not all, and quite a few careless dog owners.

Looking great so far!! Easy move in process and loving the location so far. The apartment is in great condition minor a few bumps and dings, but overall it’s so nice that the building is only a few years old. You can tell!

I still love my apartment at Platform but I do feel a few things have changed since I moved in. While it is something none other than those who are guilty can change, there has been a distinct drop in the respect people show to the building a community. Dog urine in elevators, trash left in main areas, packages left in the post rooms for weeks— it’s disheartening. The second is something I hope can be changed- building 3 used to have a lovely diffuser in the main lobby that has since either run out or disappeared. It felt like you lived in luxury! Please bring it back.

Living in Platform provides a lot of benefits including a walkable METRO station, buildings that are only a few years old as well as many community features such as pools, gyms, a co-working space and other community areas. The only thing I would say is that if you are very sensitive to noise, pay for the top floor units. These apartments have hard floors and if you have an upstairs neighbor, you are pretty much at their mercy since they would have to get their own rugs or make changes to their habits to make less noise for people below

Good community, great amenities, friendly staff, convenient location, quiet neighbors, overall a great living experience thus far. I would like to see more areas for bikes/ potentially have communal bike pumps but otherwise no complaints one month in.

Pros: It’s an active community and the amenities are nice. The parlor/co-working lounge and the gym are very convenient to work out and work from home. The short walk to the Metro station is also convenient on the days I commute to DC for work. CON: The noise in my apartment is horrible which takes away from a peaceful home. Although my apartment faces the street, the outside noise isn’t bad at all but the noise within the building, specifically my apartment, is nerve wrecking. The ceiling creaks and I constantly hear my neighbor stomping, running and yelling throughout the day, night and early morning. One evening when I arrived home from work, I found that my food was thawing in the freezer and the temp was not accurate. I submitted a request and called the front office 10 mins before closing - soon thereafter the after hour technician and supervisor came out and provided great service. The supervisor checked the appliances temperature, and promptly replaced the fridge/freezer with no problems.

This is a terrible place to live. Nobody in the leasing staff knows anything about the property. Nothing gets fixed properly. Nothing works.

I am so thrilled with my decision to move to Platform. The price for the location is unbeatable and the apartments are beautiful. The appliances are quality and I was thrilled by the limited noise from outside construction and metro as well as neighbors. I think this is a wonderful place to live and I hope to be here as long as I remain in the area.

I been living here for about a year now, so a review is warranted. Location - the location is GREAT! Property - New construction doesn’t mean good…Very Poor Quality!!! These buildings will not last the test of time. Very thin walls and floors…..The leasing office will say put rugs down or don’t put on heels until you walk out the house to avoid noise level BUT it’s not that the floors are laminate, it’s because there is no concrete between floors. I’ve lived in other buildings with laminate flooring and this was not an issue. I can hear ALL my neighbors except the ones below. My neighbors are not even loud (one exception) thank goodness!!!! I can hear my neighbors sneeze and cough through walls. Don’t have a conversation, I know all the tea!!! They probably know all my tea too…smh. This is utterly ridiculous. The appliances are cheap, the fridge comes with a water spigot on inside but the leasing office no longer retains responsibility to change filter, so I feel sorry for new renters… they may remember to change between tenants. No WiFi in garage cause issues with electricity at charging stations. Also a dead zone if you are in danger. They do have those emergency boxes near elevators but you would have to make to elevator. I’ve heard many tenants that live on the metro side complain about the metro noise due to low quality windows. The windows have a decent draft during the winter as well. Commuter - community is decent, mixed tenant population young and older professionals. This is a four building community. Dog friendly community. With every community there are incidents such as smoking in buildings, dogs off leash (easily a big dog little dog potential tragedy) etc. Often packages are delivered to building one instead of designated building on address. Many times I have to truck over and retrieve, not a problem if it is a small package but if it is a heavy large package inconvenient There is only one concierge desk located in building one. Most people are friendly, the community has events monthly to encourage socializing Leasing Office - Lets just say they could do A LOT better, a whole lot ????????Don’t let them fool you. Their only exceptional employee is one of their concierge employees, Windell. He is phenomenal!!!

I have a lived at the Platform apartments for 18 months now and I can say without reservation that they have met every high expectation I had from the day I moved in. My apartment is light and bright, with floor-to-ceiling windows -- and with high-quality flooring, countertops, and appliances. The HVAC system is state-of-the-art in that it can be controlled by an app on your phone and even has a special air filtering feature that kicks in regularly to keep the air clean for people like me who have allergies! Some of the best features are outside of my individual apartment including 2 big beautiful gyms, a large co-working lounge with private conference rooms and a commercial size Keurig coffee machine, and lots of indoor and outdoor common areas including grills and pools for enjoying with friends and family. The office staff is always friendly and helpful and the maintenance staff is extremely responsive and professional. I often have taken advantage of all the nearby public transportation including the Braddock metro station which is only a five minute walk. And it is just a 20 minute walk to King Street in old town!
