Do not rent here. The carpets on my floor have never been cleaned. The walls are destroyed. They don't show you that on the tour. There is no customer service! They tell you to "call you insurance" for their mistakes. Avoid at All Costs
My fiancé and I are moving to Atlanta from California. He received a job offer late March and we began applying to apartments early April. Platform was the first apartment we applied to. We got approved within 24 hours of applying in early April. We received the welcome letter but never received the lease. We asked Khalil and Twynate on multiple occasions when we could expect to receive the lease they told us we would have to wait until May 6th once the tenants that occupied the unit had moved out. And that the worst, our move in date would be pushed back if tenants decided to stay? This automatically made us worry because our lease was intended to begin on May 16th. We wanted to secure a place to stay well in advance to moving to atl. This meant we'd sign the lease 10 days before it began maybe later. As many times as we have rented before we've always received a lease within a week of getting approved for the apartment well in advanced to moving in. You can imagine how insecure we felt knowing that we wouldn't receive a lease until 10 days before moving. Khalil called us on May 3rd asking if we wanted to move in earlier than May 16th we notified him again that we were still in Cali so that wasn't possible. We asked for the lease and pics of the unit to be sent as he stated that the complex was empty and the tenants had moved out. A week past and we still didn't receive anything. We then applied to another apartment that approved us and sent us the lease within 48 hours. Ultimately there wasn't a clear and consistent form of communication. We called them multiple times within a week of the lease beginning, no one ever returned my calls. May 10th came and we still hadn't received the lease until I wrote a long email telling them how unprofessional they were. They finally sent the lease a week before it was suppose to start. We didn't feel management was trusting enough to stay there. We were already having issues and we hadn't even signed the lease. We ended up applying to a townhouse within 10 mins of my fiancés job. Applied, got pre approved and received the lease the same day. Once approved we felt a lot more secure and safer going with the townhouse and they were consistent with communicating and quick to get back to us about any questions regarding our application. We also liked the background checks were actually completed. It made use feel safer about being in the community (which is gated).

Don’t bother if you rely on the pricing listed. I came to a tour and they told me the listed pricing here and ON THEIR OWN WEBSITE was a “starting at” price and there were no units at that price. Real prices were like $200 more.

During the tour before moving in, I pointed out obvious damage inside & asked if it would be fixed; they said yes. I move in, & not only have the areas not been fixed, it was still FILTHY. Grime on blinds, dirty bathroom, paint splatter on floor, & the hard floors were disgusting; still haven't been able to get all the grime off - so much so that it has turned our once-white rug almost black. A month after moving in, I was bringing my cats to the apartment, so I contacted the office to get that in motion & was told to bring a certified check for pet deposit. I did. However, later, when I, for the umteenth time, brought up the STILL UNREPAIRED damage to property manager, she said that maintenance folks told her that any damage in my apartment was a result of my cats (but I had documented said damage upon move-in) & tried to charge me another pet deposit, saying I hadn't informed them of pets! I had to bring up bank statements to prove that I had followed rules & paid pet deposit. 6 month later, damage still isn't fixed. They dribbled brown paint on some of the damaged kitchen trim, so now it looks like a toddler got ahold of it with a marker. The light over the range still doesn't work, & they've shown no intent to fix it. Took them 5 days to check out an inoperable washing machine. Valet trash service sometimes doesn't even take the trash; more than once they've spilled our trash in the hallway in front of our door & didn't clean it up (it's mandatory that you pay for this service). I contacted management; nothing was done. Didn't even offer to send someone to clean up the mess, nor a credit for the next month's fee. So, next time, I just sat the trash bag outside instead of in the can, hoping that would help. Nope, management tried to fine me for that. The gate in the parking garage has been operable for about 5 days of the 6 months I've lived here. Cars are broken into frequently. I got a new car, and within 2 months, other tenants have put 2 giant dings in my doors. Note: living here will increase your car insurance. Neighbors are often loud & without regard. You'll hear loud cars revving their engines at all hours of the day and night; so loud it drowns out conversation inside. Hallways are always dirty. Trash chutes always overflowing. Parking garage always littered with trash. Plan on rent being $200-300 more than the advertised price. They add fees & your water bill will be inexplicably high. Total ripoff. There are better values for your money.

Nice area due to downtown & midtown being close & the lay outs & Apts are beautiful. . but the Property Management & Leasing HORRIBLE ! Disrespectful, Highly Unprofessional & Lazy. Let’s not talk about Safety even within the building. Front door & garage is always broken & open: & did I mention how unprofessional the Leasing & Property Management is! Oh. Glad my lease is almost up ! You can honestly find better !

I thought that moving into Platform would great based off these reviews but it has been nothing like it. From the RUDE, condescending, passive aggressive leasing agents to them not even knowing where the trash chute is was not even the worst part. The apartment I signed my lease for looks absolutely NOTHING like the real thing. It was supposed to have a 71 sq fr balcony but there’s nothing but railing. The color I was told a month in advance I’d get was not the color in my apartment. Then when I asked them about it they didn’t even regard it. Just brushed it off. Oh and don’t be fooled by the discounted special cause they’ll add fees to make it almost the same price as the original rent. It’s only been a day and I’m ready to leave!
Cleanliness is a 0. Walls and floors filthy with all kinds of things (dog waste, trash, food, blood). I found live ammunition found on the ground outside my apartment door days after a murder was committed in the building and was laughed at by management for reporting this. Rotting garbage piled in the hallways for weeks on end because trash pickup never occurs and the trash chute is always full. Rampant mail theft (never getting any packages you order sound good?) and vehicle break-ins and vandalism constantly. Incredibly shoddy construction means you hear and feel every sound made by neighbors on any side. Lax security enforcement means frequent (physical and verbal) fights in common areas, loud music played at all hours, domestic disputes going on for days. Zero background or credit checks done, so residents are a real mixed bag; more often than not, your neighbors are involved in sex trafficking or drug dealing before being arrested or evicted years later(experienced both). Oh yeah and overpriced rent and amenities you /must/ pay for even if they aren't provided for extended periods (trash valet). STEER CLEAR. Literally any other building in Atlanta is probably a better choice.
After living at this property for over a year now, I can make an honest assessment. I will begin by saying that the apartment that we have rented is beautiful. That is the ONLY positive thing that I can say about our stay at Platform. This is the WORST apartment that I have ever lived in or know anyone to live in. For the rent cost, this property provides little to none property management. The grounds are poorly maintained, which may be an understatement. Every maintenance issue, concern, and complaint has largely been ignored by the management. I have had maintenance requests outstanding for weeks, to months. My electrical breakers for my outlets trip 3 times a day or more, which has been submitted as a maintenance request for weeks at this point. One week ago I was told it would be completed Monday. It has not been done yet, as of Friday. They said they would go to Home Depot to get parts, then to a warehouse nearby, and nothing. Two weeks ago the elevator at the back of the building broke. There has been no communication from the office. This is one of the three elevators that go to the 4th floor. I was told that the management "was in a fight" with the elevator company. Two weeks ago, Sunday-Wednesday - days which the valet trash service picks up - they did not pick up. There was trash piled in the hallways, which is a major health concern, fire hazard, and was extremely smelly. It smelled like a diaper bin. We received a note later that week with instructions on how to contact the trash company. This is the responsibility of the property management. Also related to the trash, the management locked all trash room doors, so residents are unable to dispose of trash on their floors. Therefore, trash piles up in the parking garage, which is also a health concern and the smell is disgusting. Dogs frequently use the stairwells as restrooms and it goes uncleaned. There is constantly trash, food, spills in the hallways, elevators and parking garage. The pool and facilities close at 6 pm, not because of COVID, but because residents treat the pool and other areas like a frat house. I took my 5 YO to the pool and there was weed smoking, glass liquor bottles, twerking, etc. We cannot use amenities we pay for. People walk through the gate to the garage, gaining access. My car was broken into a few months back. I am embarrassed to have friends and family over. This place is appalling. Please, stay away!
These apartments look most interesting. The area in which they are located, looks like a safe neighborhood.
I am current resident of this property and I am leaving at the end of the month. I was lured in by the smiles and specials. Little to my surprise, this management company does not show any compassion. I came home one evening last year, to a police crime scene. It was horrific...blood stains in front of my door all down the wall and all in the carpet..throughout the elevator. A shooting occurred and person died at the hospital. Very terrible what occurred. No one from management personally came to ask me how I was doing or checked up on me. It was terrible. Its a money driven community. I didn't do my research on this property and I wish I had. The security now is not the best.I am moving to a secure and safer community.
Platform is the most miserable place I’ve ever lived. The murder and car break-ins weren’t even the worst part of being there. I moved out 3 months before my lease was up because I was so unhappy. You can’t trust anything the staff tells you. They will tell you whatever you want to hear. I don’t even know if they know they are lying or if they are really that bad at their jobs. 1) There was a murder while I was living there. The staff sent an email that they were “grateful that no residents were hurt” (didn't care about the person murdered who wasn’t a resident, I guess). 2) There were several car break-ins even though the parking deck is gated, and when the staff was asked to review the security cameras to see who was responsible, they said that the cameras are only pointed to see license plates of the cars driving into the property. Not very useful. They also blamed the owners of the cars by emailing everyone: “Stow valuables out of sight in your vehicle. They’re an invitation for a break-in.”) My water bill for May was $500 because they told me I used 15,000 gallons of water on May 17. It took 6 weeks to resolve (I obviously did not use 15,000 gallons of water in one day). The last 2 months of my lease, they charged $2 / day for water instead of by metered usage (even though it says in lease that they only charge for water based on usage). There was no one living in the apartment for the last 2 months of the lease, but my final water bill was $160. When I confronted them about violating the lease, they told me that I would have to take them to court to get them to refund me. 4) There was human waste in the stairwell that took 6 days for the staff to clean up. 5) There are no signs near the entrance that have the unit numbers on them that are in the back corner, so if you happen to live back there, good luck giving directions to your guests. There were emergency responders wheeling a stretcher through the halls going in circles that I helped get out of the building. They were totally lost because of the lack of signs. 6) You’re only allowed 2 guests per UNIT & you no alcohol allowed at pool. 7) You pay for your guests to park in the guest parking. 8) It’s impossible to get your mail and packages delivered. I had to make several trips to the local USPS and be a middle man to communicate between the apartment staff and the mail delivery people because there was such a lack of communication. Stay far away from Platform!
This place doesn’t even deserve one star. The staff lies in order to get you to sign a lease and pay money, then changes everything as they feel. No door mats, nothing on your patio, not telling residents it’s a smoke free community. Security is only present after a murder, or if APD responds to a crime that has occurred, besides that it's pretty much nonexistent. Everyday you enter the parking garage you’re at risk for being in a head on collision because the other residents drive fast, or on the opposite side of where they should be. Trash is either in the parking garage, or outside of the building door, or wherever the residents feel like dropping it. Doggy doo doo is all over the fabulous “dog walk”they speak so highly of, if you value your pet and their health you will not walk them on this property. The attitudes of the staff could use some work, not to mention the overall all tone of the emails that they send to the community are rude!! In all honesty, you may want to consider the other apartments that are in the area, that allow you to live in peace and not hear every single noise there is from your neighbors and the hallways. Unless a ratchet apartment community is what your looking for. Signed, I Hate It Here!
After this leasing experience I am hesitant to lease at any apartment complex associated with this property/company. I had to jump through hoops like no other experience I've ever had in the past, it unclear if there was some sort of push for the leasing staff to meet a quota or what but let's just say they did not earn that $299 admin fee. I got approved and I changed the utilities into my name, purchased a new renters policy & forward my mail to the new address, EVERYTHING! Only to run into a landmine, again! I've only spoken to the leasing agent on 2 occasions - my initial tour of the complex & again, when I realized she was requesting info. I'd personally dropped off to support my proof of income. I finally received my lease agreement on 11/20/2018 @ approx 8 PM but had to contact the leasing office on 11/21/2018 because there were issues with the rent & other fees calculation. Then I proceeded to inquire about the supporting documentation being requested regarding my dog. Bonnie, advised me since my dog was a service dog they need a letter signed from a doctor supporting this. I promptly interjected & informed her, I DO NOT HAVE A SERVICE DOG. She quickly responded then there is an additional fee for the pet & I informed her that was fine. At the conclusion of that conversation Bonnie informed me she would have to get back to me after reviewing this with the property manager, this was a phone conversation at approx. 11:00 AM on Wed. The end of business day had come & gone, no response by email nor a phone call providing confirmation of any changes to my move-in date, NOTHING. My prior apartment lease arrangement expired 11/25 so I proceeded with plans & figured it would be resolved once I came in to sign the updated lease agreement & pay my move in fees (dog fees included). I arrived at the location approximate 12 PM today (11/24/2018), Bonnie nor Stephanie were on duty so I spoke with the leasing agent & inquired about my key & updated lease agreement. I was informed nothing had been done to my lease to date & i would have to wait until Mon. I secured the contact info. for the corporate & requested the agent email the PM (Bonnie and Stephanie). I waited for 3 hours only to be informed again, nothing could be done until Mon. What!? After all the expenses I've incurred. I broke down in tears.
