Property Ratings at Playa-Jefferson
You will forget of how to sleep. Paper walls, ceilings and floors guarantee you nightmares. The street is very busy, and your balcony will be covered with dark dust. Thefts in the garage, mold in a bathroom, germs in the outdated A/C and common W/D. There is only one site manager, and he acts like a ghost - his office is permanently closed, and his phone sends you to the automated response. You may meet homeless people outside. The worst experience ever.
Do yourself a favor look elsewhere. Where do I even start. First off the property is dirty , rundown , and flat out gross.The elevator is broken more often than it work. One time it was out of order for 3 months! Everything is old and dirty here. Nothing like those pictures. Nothing has been renovated in decades except the washers and dryers which barely wash your clothes properly even in scolding hot water. The parking garage is a storage for some guys junk and management has done nothing but hang signs asking it to be removed. The stuff has been there for 2 years making it a hazard for fires and attracting rodents and thrives. Packages get stolen regularly as the place lacks proper security.The worst part is management. It’s a revolving door with none of them actually caring about the property, the tenants just only collecting and raising rent.
The noise is SO MUCH. I can hear every footstep every word my upstairs neighbors make. I can hear people take the stairs and it shakes my bed. I often have to switch to trying to sleep on the couch because my neighbors like to stay up pacing or playing the guitar till 4am and it prevents me from sleeping. One neighbor is a hoarder and has taken over 6 parking spots in the garage creating a massive fire hazard and target for thieves. The units look NOTHING like the one in the picture. They haven't been updated since they were built in the 80s. They of course still up the rent and make you pay a ridiculous price. I only stay because I love being able to walk to the grocery store and restaurants on the other side of Jefferson.
I’ve live here for a little over a year. During that time building mangers have changed three times. I’m actually not even sure we currently have one because I’ve been trying to contact him for the last several days via email and phone calls and have not gotten any response. On top of that packages here are stollen ALL the time. Management does nothing to protect your packages. And personally one of the worst things is that my apartment repeatedly gets any infestations and management doesn’t do anything. Save yourself from all this and look somewhere else. Not worth it!
The walls are paper thin, I can even hear my neighbors sneeze. Good luck if you do not live on the top floor because you can hear every step your upstairs neighbor takes. You can hear the traffic from West Jefferson Blvd at all hours of the day, even if you are facing the side street. The elevator was out for 48 days once, and we were given no updates from management. Management changes every month. There have been 4 property managers since I've moved here in August. Only positive of living here is the parking garage and the location/proximity to the freeways. I highly recommend you live elsewhere for your own sanity.
Great location, close to shopping and beach. The building has fabulous amenities, including underground assigned parking, a fitness center, as well as laundry rooms on every floor. The premises are well maintained and clean and it's a quiet building with friendly neighbors. The building manager is fantastic, she's friendly and always reachable if I have questions or need anything taken care of.
As someone who moved into the building two weeks before quarantine started and has since spent all of my time here, I'm so happy with that decision. The building itself is quiet, well manicured, and regularly cleaned. This is a direct reflection of the care that the building manager shows to the community here. She lives onsite and is always so friendly & accessible, quick to address anything you may need. There are many wonderful amenities like covered parking, hardwood floors & stainless steel appliances, spacious balcony, massive closets, fitness center, and best of all: bluetooth ready washers & dryers on every floor, so no more quarters! You can't beat the location, and I've been very happy to call Playa-Jefferson home for the past 6 months.
Street noise from both front and rear of the building is considerable. Run down elevator breaks down for days on a regular basis. Window coverings do not block the security lighting from apartment complex behind building, it's like living in an airport terminal. Interior stairs in the units are death traps, no hand rails, too steep and too small of treads causing several slip and falls. Rents are inflated to match the newer units in the area, way overpriced rundown building hosted by an angry, petty landlady. Air quality is atrocious, black soot from Jefferson Blvd traffic coats everything in the building including the walkways. This building, in my opinion, is a lawsuit waiting to happen. One unit, in the photos, has been redone. The rest look like what they are, run down, poorly maintained, overpriced and ruled by a landlady who's overwhelmingly unqualified to be a residential property manager. Avoid this dump. You'll thank me.
