For a place that’s got so many amenities, has lots of trees and is supposed to be peaceful and family oriented, they sure figured out a way to ruin it. They have the worst staff, starting with the property manager. You have really noisy neighbors and the staff, including security does nothing about it. They will increase your rent annually but the hot tub will be broken, pool area flooded, gym equipment not working, broken elevators, random people parking in your parking spot and you can complain as much as you want but absolutely nothing will get done. Worst experience i ever had with a landlord and I’d highly recommend anyone looking at this place to move someone else. For your own peace of mind.

Poor communication between management and tenants regarding various procedures - they do not have their emails/contacts accessible when you need to reach them urgently. Paco claims that their office is accesible 7 days a week yet their hours say otherwise. On top of that, several neighbors including us have had ceiling/flooding issues. There's poor ventilation/AC issues which lead to mold in the ceiling. Elevators are not properly inspected and are constantly under maintenance. Being in an elevator can be a terrifying experience as it lurches and shakes too. Laundry units leak and flood over the floor. Dryer machines fail to dry clothes. Besides the elevator, certain gym equipments break and take weeks to replace/fix. I unfortunately would not consider Playa Summit a "Luxury" after being here for over a year

Paid a premium for a short term lease. Was notified 14 days before my lease ended that I had to give a 60day notice before I could move out. Ended up having to pay another 1.5mo. After all is done, I’m faced with a $1500 bill in the mail… to be corrected a month later saying it’s been adjusted to $250. I don’t know what property management they have in place, but it was absolutely atrocious. The room and property itself was alright, but they’ll use shady tactics to squeeze every penny out of you.
It is an unsafe building. I currently live here and my someone broke in and stole some of my property! DO NOT MOVE HERE!

This place is filled with cockroaches, have the pictures (several) to prove it. We kept our place in GREAT condition and they kept our security deposit, and now are asking for MORE! If you love paying high rent for cockroaches, bad management, homeless people around, busted elevators, (should I go on?) then by all means live here. STAY AWAY if you know what’s good for you!!

This place has some serious issues. The leasing office staff rarely know what they’re doing, and they are not helpful at all. They are pretty much useless and don’t care to help you with anything. Ants always infest my apartment. My refrigerator outlet went out three times, along with my microwave and oven. There’s something wrong in the building every week: broken elevators, no hot water, construction. The complex is so noisy, with traffic and daily maintenance (power washing, leaf blowing, cutting trees). It’s quite ridiculous how bad this place is considering how much money you pay to live here.
Swimming pool, spa, gym and staff are nice. The one complain is that the complex allows smoking. During the summer we are trapped and can't open our window because our neighbor smokes. The smoke gets in our bedroom as well as our living room. We have spoken with the staff twice but their hands are tied because the ownership allows this.
I've lived in 4 countries and 6 different states and have been in California for 4 years and this has been the ABSOLUTE WORST experience I've ever had. They charge you for every little thing, aren't upfront about anything, repairs are done at the "cheapest" way. OH, and there are hella COCKROACHES. Know the low-price might seem tempting, but I recommend dishing out an extra $200 if you can for another apartment complex. Avoid anything by this management company.
Management is horrible, did I say management is horrible. Find somewhere else to spend your money. Didn't receive my deposit back, make sure you get them to sign off that your apartment is clean otherwise they will take your deposit.
Don’t expect repairs. Don’t expect a security deposit back. Don’t let the landscape fool you.

I would like to all prospective renter to think about again. Pros : Location is close to major highways , the size of the apartment is acceptable and parking garage is covered. HOWEVER !!! My nightmare began 10 months ago. I have two ESA dogs , it was apparent the management did not want to rent to me . The countless lost of my personal documents, requested W2 for 2-5 years , my current paycheck stubs was not sufficient!!! Oh I don't want forget , they also wanted to speak with employer to verity I 'd worked there. (this a bit much) This is a apartment rental not buying a condo.!!! Countless notes on my front door regarding stupid things . Such as " the elevator repair, water going to be turn off , maintenance need to check the water facets ,electric off , etc... Quarterly fire alarm inspections ~!~! My personal broom and rug was ruin from the roofer , in Aug 2017 . I AM STILL WAITING FOR THE CHECK FROM THE BLACK TAR ~!!! Laundry room equipment is always broken. still waiting for my money lost , Manager Sherrie aware , emailed several times , provided photos of the damages . Several unescorted contractors on the property early as 0500 am and late as 10pm . Trash overflow several times , with maggots near the bins . Sooooo gross. Management claims they new nothing of this. Impossible my calls or email are NEVER returned . LOTS of construction , too much and no respect from contractors cleaning up their mess. CONTRACTORS ARE ALWAYS PRESENTS EVERY DAYS TRYING TO REMODEL !!! YES EVERY DAY INCLUDING SATURDAY AND SUNDAY. Management is less than professional , I paid rent and it was posted to another account!!! Of course, no explanation given. I have been locked out of the online residence portal several times. IF you like frequent request to enter your apartment , if you want your property to ruin, if your want threats from having your bike on the patio or any personal items on the patio and balcony , this might be a good fit. However I would negotiate, so many units are vacant. The apartment needs new owners and managements. Former Tenant /building E.
How this place has a Star rating amazes me. Its sad that we have to give at least 1 star on Apartments.com, these guys don't deserve a single star. Do not fall for the outer water works and clean paints, whats inside will amaze you. - Worst Customer Service : They don't give a rat's rear to their customers requests or problem - Most Untrustworthy : God forbid if there is a power outage or other calamity, you will find the apartment office closed. No response on Phones and no one will give any concern about your problems. They just runaway. - Worst Property Maintenance : Cockroaches (a lot), silver fish bugs, rats (not a lot), and many kind of stupid bugs that show up everyday. Cockroaches are the worst. Do not fall for the outer glitters with paints and stuff, once you move in, you will regret it. - Way Overpriced : For the amount you pay here, there are much better properties with much better office staff. And mind you, Heights will increase the rent on an average of $200 every renewal. - False Promises : Every concern or complaint you might have that you bring up to them, they will assure you to fix it or will be fixed. But they will always have a justification for failing on their promises. If you are already living here, please make sure that you get all your transactions on email or a piece of paper. Do not have faith in these guys' words, they will deny what they have said and will use this to make you pay fines and stuff. A lot of people have suffered this. In simple words, do not go for this property and if you are already in, be very careful.
Luxury comes at a very high cost at Heights., I'm a current resident in these apartments for the last 10 months and decided to put a detailed review to help others looking forward to being part of this community. PROS 1) close to LAX, westfield mall 2) additional Paid parking available for $75 3) Secured and gated "driveway" CONS 1) Additional paid parking is a joke. In the last 3 months, my parking is occupied by random people. I requested or begged the leasing to do something about it.Neither the paint is visible nor they re-paint the parking spots as reserved. They don't tow any cars parked in your spot either. I'm not sure what I'm paying for. 2) You can park your car under your roof, but this driveway so dangerous that your car will get in gutters at least 2-3 before you can park in a parking spot. 3) Laundry does not work most of the time, and leasing does not show interest to fix when they are broken. 4) corridors are stuffed with no air, very bad smell and unhygienic. The management never wants to do any sort of treatment for the rotten carpets. 5) News flash, If the power goes, emergency lights do not work. 6) Plumbing problem never stops in these apartments, be prepared for unexpected water shutdowns, plumbing leaks next to your covered park. 7) Leasing office and the maintenance are never on same page.
These 4-5 star reviews must be fake because this place is a nightmare. 1. You will for sure deal with cockroaches... A LOT of them. 2. The bathroom will have mildew after every 2nd shower because there is no bathroom window. 3. You will be charged for EVERYTHING. Water, Gas, Fireplace Gas, etc. I was promised a free carpet and I never got it. A small scratch on the kitchen counter they charged me 200 dollars for. 4. The management sucks. They are cool but they suck. 5. Once you leave the apartment, you will be charged again because they will ALWAYS find something to charge you with... ALWAYS.... I was charged $531 dollars in addition to the final rent payment because of the carpet (which they wont tell you costs a FORTUNE apparently )... keep in mind, they promised me a free carpet!! 5a. If I didnt re read my final balance statement, i would have payed close to $1000 because of an error on their part. If you want to throw your money away live here.
Ridiculous - common areas are always in disrepair, I have now been unable to dry my laundry twice due to faulty machines, and the main office does not care. Stay away, already regretting the lease I signed.
One of the worst apartments I stayed in US so far Leasing office staff is very arrogant and are not at all friendly They fail to deliver the apartments on time and date No Fridge, No microwave Owen, No Fans either in bedroom or in a Hall and call it a "LUXURY APARTMENTS" High rents and on the top of it we have to pay for Utilities ( Cold Water, Trash, Hot water, Gas, Electricity) Worst drive way inside and it has lot of up and downs and I'm sure the suspensions of the car gets damaged in a long term stay Not sure how old the machines are but I feel they are older than 10 years and the property management is not even in a position to replace those even after requesting and the answer from the property manager is below *** You may use any laundry service or location that you prefer. If laundry changes take place, Management will communicate the exciting news to all residents *** which seems that they are giving the laundry free of service The property is only ready to pull the high rents from residents but with out any upgrades/least maintenance of the units **** I WOULD NOT RECOMMEND THIS PROPERTY TO ANY ONE *****

It takes a while to get things fixed and there was a guy sleeping in the hallway and was not a resident.
If you are looking for a beautiful, convenient and affordable community, the Heights is the place to look! I have lived here for over three months now and I haven't had a single issue. I feel as though I am at a vacation resort every day. Whether I want to sit by the pristine pool and get some sun or relax in the spa, the Heights has it all. On the interior courtyards, it feels like a tropical getaway in the middle of LA!
Frankly speaking, the apartment is good so far, except early morning noise because of the maintenance. Can't imagine its has almost 30 years history and I live in the 3rd floor with the high ceiling. It's always hard to find a good apartment with good price in the west LA,but I did. It's so near to the supermarket and Ross and gas station, it's so convenient to live here.
Nice traditional modernize living. Well kept area and grounds. However staffing needs A sense of urgency for response back to any issues.
The heights has some nice amenities and a friendly staff but rent covers nothing extra. Expect to pay for w/s/t and provide your own fridge. The fixtures are outdated and maintenance, although nice drags their feet. It took them a month to fix the leaking tub from the apartment above us from dripping into our bathroom. The staff is nice but this complex is severely understaffed. The security did not stay on top of things and attempted to tow our car from our assigned spot multiple times despite being due to their internal error. Took over a month before the office fixed the error. Lastly the office attempted to charge us for an extra parking space after moving our spot upon request. This also took 2 months before we stopped receiving notices. Aproach with caution.
I am renting a two bedroom apartment has a great view front view which is very nice my apartment is very clean and quiet the management service is great and easy to work with having,The Heights have to swimming pools to jacuzzi movie theater and weight room the community is quiet and respectable living conditions that The Heights are outstanding lovely place to live I recommend it as a five star,The Heightsso just come see for youself and take a tour.
I have lived at "the heights" for a year, and it is a lovely place. Pools, hot tubs, many facilities. However the customer service is lacking. It is a nightmare every time I have to go into the rental office, to pick up a package or to re-sign a lease, its almost as if you are invisible. Not to mention them raising my rental rate by 200 at the end of my lease, even though other 1 bedrooms were not listed as much. They take good care of the property, and I would say that the property comes before tenants here!
Helpful staff. The property is beautiful, but the inside of the apartments need to be upgraded, without additional cost, to match the beauty of the property grounds. I love the 24 hour courtesy patrol.
