Property Ratings at Playbill Flats
Property manager seems to always blow off the fact that the HVAC system does not work! Peoples apartments are on upwards of 80 degrees and they are doing nothing. Peoples dogs are suffering! I have asked what the problem with the HVAC system is and all they mention is they are "trying to fix it" when I asked when it will be fixed they said "they do not want to over promise anything." The leasing office and manager lack communication, professionalism, and sense of urgency. They do not update you on important information until you call them multiple times to get someone on the phone. I will continue to call the phone number listed on their website until someone picks up....usually 5-8 tries. Don't even bother leaving a voicemail. I left 3 voicemails for them prior to move in asking when I could pick my keys up and never heard back from them! Finally after days of calling someone picked up the phone and scheduled me for a key pick up time (2 days prior to move in). 2 hours prior to my scheduled move in time, I got a call from the leasing specialist and they told me they had a different time scheduled for me to pick up my keys?! Another communication issue is the fact they gave us a written notice in the door saying they would be entering to redo locks on our doors on "Thursday and Friday." I called leasing office (3 times) and asked when they were coming to do the lock because it was Friday afternoon. The property manager said "well it looks like they said it would be getting done Friday or Monday"? They seem to have no urgency or care about their residents! I have met complete strangers who have had the exact same experience as me but they moved in a full year prior to me (she was one of trust residents to move in). I have met residents who have lived here for a year and have yet to see a working HVAC systems and claim their apartments in the winter get as low as 55 and managements solution was a space heater lol.

I’ve been here for almost a year. The maintenance/staff are super helpful and friendly. Having a washer/dryer in unit with this price is unheard of. Only wish parking was better, but living downtown, that is hard to come by…. The location is amazing. Close to everything.

For an apartment downtown with recent renovations and new appliances, Playbill feels like a decent value. There are definitely a lot of kinks the staff and management company are actively working out. While the staff is typically responsive they are rarely helpful and their communication is sub par. Appliances seem to have issues regularly (including AC and Dishwashers) and very few of the amenities they list online are actually completed and usable. Elevators have regularly been down which can be a major issue for those living on the top floors. Also be warned, the images online of the Gym for Playbill Flats is not the gym you will have access to if you live here. The Playbill Flats “gym” is not very well equipped if you’re looking for something other than basic cardio machines. Planet Fitness, The WAC, or Golds Gym would likely be better options. Lastly, know that although Playbill advertises parking, they do not offer if themselves but rather use a much larger company called Interstate Parking (which has no liability for your car even while paying $100+ per month for the service). This is SUPER IMPORTANT to understand as break ins, car theft and car vandalism are rampant in The Avenue Lot and on Wisconsin Avenue. Renters would be well advised to look into this before trusting your car to that parking lot and/or Interstate Parking. There have been 20+ cars damaged and broken into in recent weeks (it is July 2022 as of writhing this). For the price, I’d say Playbill offers decent value if you are willing to deal with some minor and major annoyances (probably don’t park your car there either…).
