Property Ratings at Pleasant View Gardens
I lived in this complex for over 25 years. I didn't have too many compliants until new neighbors moved in upstairs who made noise constantly. Unfortunately, years ago, they took out wall to wall carpeting on the 2nd floors so every noise is heard loud and clear. Finally moved out and now live in peace and quiet!!

We are sorry to hear of your concern and apologize for our delayed response, Since you have already moved out of our community we can't work with you to find a solution. We do however want to wish you the very best in you new home. JCMLiving Resident Services Team
This apartment complex was great when I moved in three years ago, but has deteriorated. The management is no longer helpful or friendly. The heat doesn’t work properly, there are more bugs, there is dirt in the drain, the quality of the structure is poor, and there is a weird smell from the laundry machines. The management was recently highly unprofessional and not transparent about an unfair fee related to extermination services and that was the breaking point that has led me to my decision to not renew my lease. It is disappointing to see what was once a great apartment, in the poor state that it is now.
The apartment units and appliances are old (14 year old appliances). The management is hungry for money, and when you move out they charge you for damage to old appliances. They know appliances will anyway get damaged and charge former tenants unreasonable amounts even after 6 months of moving out to pay for replacing appliances, despite settling all balances earlier. When we moved in we made note of all existing damages and this appliance was one of the damaged one. Yet they charged us for damages. In other words you pay for their apartment renovations. Also plenty of plumbing problems, roof creaks and disturbing during nights if you live first floor. The community manager/maintenance finding ways to collect money from former tenants by sending them collection notices. I DO NOT RECOMMEND.
I am staying here since June 2022 and here is my review for the property: Positive points: 1. Quiet place 2. Lots of open space to walk 3. Accessible grocery stores 4. Easy commute 5. Fast maintenance (This does not mean they are perfect, they will just come, check and leave) Negative points: 1. Heating does not work even though its freaking cold inside the room. Its 5 celsius outside still heaters aren't working. Most of the people use personal heaters inside the home. They advertise that the heating is free but in actual heating does not work. Even if you complain they do not care. I feel like I am sitting outside of the apartment. 2. Timely maintenance does not happen at certain places e.g. kids play area. 3. Roaches - big roaches will show up after every 2-3 days
Roaches in the basement and rooms, called nonstop, they send people but the situation is never fixed

Just signed a 14 month lease, and really regretting it. Walls here are thin, and the kids downstairs are relentless. Day and night THUD BANG SLAM. Can't read, watch TV or relax.

Lived here for 2 years. There were rats in the complex and when it came time to move out they kept the deposit charging a bunch of extra fees. Also be aware that if property taxes go up you will be responsible for a portion of their taxes.

If you are planning to move in. Things to watch out -You will not get the deposit back mostly when you move out. Pest problem infested with cockroaches and rodents . Lots of restrictions which comes in to your email regularly after you move in. Amenity package is mandatory and is not optional ,if you are interested only in some amenities and not in others you have to pay for whole package. Things that are good- Location, everything is just in 1 mile radius
We were to find the apartment we were looking for and the pool + gym are great perks. Jeana was a great help and answered all our questions in a timely fashion. We are looking forward to living here.
Stayed over 4 year. leasing office staff was ok but did not have anything in their hand. Always answer "I have to check with my manager" and manager DOES NOT Talk to those who are staying. There was such a horrible experience when they were doing renovation in near by apartment. They made such a NOISE for 1.5 Month that i had to admit my kids to hospital for migrain attack. ITs not a place for WORK FROM HOME people too... Maintenance team WALK-IN anytime. NO prior notice... They did not pay any deposit back too.
They charge you what they want to. They don't care about you WHEN YOU MOVE OUT. You dont have option. They CUT YOU in DEPOSIT. Office staff has NO POWER than saying sorry, we cant help. If you are MOVING IN, DON'T EXPECT to GET DEPOSIT BACK. They find a way not to return by finding issues (which are not) in apartment after you move out.
I was a resident 2018-2019. They'll draw you in with visibly appealing apartments. However, they are awful. When I moved in, I saw dozens of cockroaches. Management combated this problem with yearly "treatments", which were 2-3 glue traps. The cockroaches persisted from summer into winter, only subsiding with the cold weather, constant dehumidifiers, and the bug bombs we personally bought. The dishwasher continually leaked. We contacted maintenance to fix it, but it still leaked after every visit. We gave up and stopped using it. If you have a basement, they'll say your belongings will be safe as long as you elevate them. However our basement flooded about 3 ft, twice, damaging the dryer and all the possessions we stored there on raised pallets. We joked that we had waterfront property, as the front area around the unit habitually flooded after rain. It was normal to have to wade through a few inches of water to continue to the parking lot. This probably worsened the bug problem. A month before we moved out, we had a termite infestation. They swarmed in the basement, and we called maintenance to help us. However, they did not want to visit, as we were moving out soon anyway. Obviously, we decided to not renew our lease. Due to scheduling conflicts, we decided to not have a final inspection with a supervisor. Months later, I realized no one received a deposit back. I was reminded when I received a letter from a debt collection agency. I contacted apartment management believing it must be a mistake. I found out they sent the letter to the wrong forwarding address, and with my name spelled incorrectly. The staff was rude during our correspondence, insisting it was my fault for not responding to a letter notice that was never sent to me. They completely took advantage of us. The entire apartment was left in good condition, and was cleaned and swept by 5 individuals who helped us move. In my past experienced with apartment living, I've never encountered an issue with unit not being clean, as I always make sure it's in the same condition as move-in day. They charged me $800 because they allegedly had to clean the countertops, mop the floors, etc. With only witness testimonies and no photo evidence, I was forced to pay this amount, as to not cause damage to my credit. Please do not rent here. They are negligent to the property's upkeep, and will take advantage of you any chance they get.

We are sorry to read that your time living in our Community did not live up to your expectations and we are sorry that you chose to move. We wanted to check our records on this apartment but were unable to do so because we do not have an address. If you would like to contact our on-site Office, we would love to discuss these matters more in detail. Thanks so much! The Resident Services Team
I walked in to the office to apply and was offered Popcorn, Coffee, and water. First of all i was blown away with the quick attention i received. I recently need help with my account and maintenance, and the customer service was incredible! For the short time i lived here so far, i feel so welcomed and part of the community.
I moved to Pleasant View Gardens 10 months ago and I love it! the staff has been really awesome with helping me make the move extremely easy. I moved from out of state and couldn't of had a better experience, the maintenance came to help me at 2 AM to fix my sink that i clogged and they were super professional and fixed it in a blink! Thank you Pleasant View for making me really feel right at home!!
I absolutely love my apartment and living here. I have lived in Brooklyn, Dallas, Chicago, and move a lot for my job but this community is so CLEAN and just has an absolutely gorgeous apartment for a great price. I honestly hope I don’t need to move again. This has been the best year. And I got a small cute gift when I renewed. The staff is so nice too and always helps me. I have never lived somewhere like this before!
I LOVE living here! The office & maintenance staff really do a good job. Whenever I have a question or need help they're always willing to help. The grounds are really nice and I love the benches too. They just opened a new pet spa and my neighbor loves that she's saving $10 every time she washes her dog versus going to Petco. The fitness center works with my schedule and the beautiful pool are a great added value. I love that the heat is included in my rent! I know they have a lot of resident events and my neighbors love participating in them too.
I CANNOT STAND IT HERE! This place is disgusting. I just moved in recently. There are cockroaches infesting the buildings, they have non-stop construction and cut your utilities without asking. They lie to you when you ask for honest answers and solutions to issues. They threaten to just come inside to your apartment so they can handle "emergencies" which are really just poorly planned renovation changes that should have been done before you move in. That is illegal but they do it anyway, calling anything and everything an "emergency." They actually started gutting the apartment under me LESS THAN A WEEK into my lease! Why didn't they just do the work and rent me another unit, I asked. I got "we do poor planning" as a response. Great. They refuse to work with you to find a fair solution to any issues. The parking is impossible and there are no assigned spots, except for their management of course. They do not empty the dumpsters regularly enough, and they overflow onto the ground. The recycling program is just for show, they do not empty those bins very often at all, so we all stop recycling, not out of choice. They do not even check to make sure smoke detectors are installed before you move in! I mean... come on. The contractors that they hire do terrible work and things break, in addition to ugly rushed paint jobs. They also break things while they do outside work, and they turn off your water, gas, electric, and even cut your internet without asking you or giving you a heads up. I could not use a toilet, take a shower, cook, or wash dishes all on several different random days during the construction. I have complained from the beginning until now and they politely reply and just do NOTHING to address the situations basically telling you to just deal with it. The contractors leave front doors unlocked and then do it every day if you complain or ask them politely to keep them closed. I just saw my first cockroach, so their minimal attempts to control the infestation have failed miserably. I'm going to be taking them to court as soon as humanly possible. I have never been so badly ripped off before in my life.
Horrible place to live in and extremely rude, unprofessional and cutthroat staff!! Stay away.
Worst experience ever. There was some creature in the attic which they never found. Never had good sleep there.
Absolutely disgusting! ALL apartments are crawling in huge roaches. I’ve seen mice that are smaller. Water constantly shut off and backed up, holes and huge cracks along bottom of walls and baseboards, barely any parking, MUlTIPLE BREAK INS, dumpster always overflowing which creates a huge pest problem, laundry room is overpriced ($10 to wash and dry two loads of laundry), bolts coming through walls, deplorable lawn maintanence (the one bush in front of my apartment is dilapidated and half dead) and they turn the heater off without alerting residents even though they say heat is included in rent and you can adjust the heat for your apartment. I would rather live in a tent in the woods. DO. NOT. MOVE. HERE
I have lived here for many years. Since the new management has taken over, it is WONDERFUL! The property manager has made a lot of positive changes. The landscaping is beautiful. Bruce, the manager, has had new lighting put outside and I feel very safe at night. The removal of snow used to be an issue, but not anymore. The office staff is very helpful and friendly. The maintenance staff is beyond terrific! They are invaluable: Lucas, Jose,Stalin, Carlos, Victor and all the rest of the staff. THANK YOU! You would be very happy to live here at PleasantView Gardens!
We just moved here. We got very bad experience here. Heater not working properly. If we called leasing office they said we can set temp up to 70 degrees. we have a small kid. We suffered lot. Our carpet making horrible sound while we walking. Kitchen and bathroom are too small. Old apartment. My kid suffered allergies due to carpet. Overall experience very bad. Not recommended.

I moved to my Apartment in June 2015 after doing intense search. All the apartments are spacious, very well designed, lots of storage space, I loved the wooden flooring, proper lighting in all the areas, bathroom is very practical, kitchen is equipped(Gas, Refrigerator, Microwave,Oven,Dishwasher, tile flooring[easy to clean]), Electrical sockets are all wall(some walls have two), maintenance of apartment is very organised(online complaint facility), drinking water is good(some other nearby societies have high ratio of chlorine), club is very well designed, swimming pool is always neat and clean(you can organize parties as well), Gym facility is also available, Laundries are all over the apartment at a walking distance. In whole it is Home away from Home :)

Five-Stars! Thank you so very much for your great review and kind words! We sincerely appreciate you choosing our Community and look forward to many years of your continued residency with us! Warm Regards ~ The Management and Maintenance Team Members
This apartment is in a great locality with restaurant, pubs and other supermarkets. It's even close to RT 287. The community has a cosmopolitan crowd and it has lot of open space. The only downside is the size of 1BHK apartments and the lack of washer dryer in the unit.
Apartment is well kept outstanding maintence crew, owner/mangement give back to tenants, great amenity nice place to live.
Living here since 5 years, no complaints except rent keep going up every year. But overall I an enjoying my stay: safe and secure and neat and clean!! Management is very helpful and things gets fixed right on the time. I will highly recommend this to anyone.
My apt is 2bdrm, 1 bath. It has upstairs, downstairs and basement. Neighbors are friendly. It also has a pool and laundry room on the premises.
Outside: complex occupies a large territory, but there are almost no trees and sidewalk's borders are high, which is bad for a walking with stroller when it's summer. But I like that there is a park in walking distance. Inside: I don't like how small is kitchen, and cabinets are high to the ceiling, I need a chair every time I want to reach highest shelf. Also storage space are small. We've seen 4 times cockroaches walking through the living room. They're coming from somewhere, I think from the basement. It's very big, like my finger. The hitting radiators makes a noise, I couldn't be at the apartment for the first time, it was 1 months when season was started and 1 month at the end. Walls are thin, we could hear our neighbors every step, they had squeaky floors upstairs. I couldn't complain to the maintenance, they did good every time and keep complex in good condition.
