Hilltop is a laid-back suburban neighborhood on the west side of the 805 freeway. The community is mainly residential, with the landscape largely defined by cozy homes, condos, and apartments. Residents enjoy a tranquil environment with many of Chula Vista’s prime attractions and amenities close at hand: the Terra Nova Plaza and Canyon Plaza shopping centers sit right across the freeway, and a couple of blocks to the west, Third Avenue provides an excellent walking district full of unique shops, specialty bistros, neighborhood bars, and other storefront businesses.
Drop into Chula Vista Brewery for a locally-produced pint, or check out a performance at On Stage Playhouse. Hilltop Park on the south end is a great spot to hang out and soak up the year-round sunshine. These apartments are overpriced for their quality and the area (Chula Vista is a lower middle-class neighborhood). I have been a resident for 8 months, and so many things still bother me. Firstly, there's minimal security. Anyone off the street can walk up to your door or your car. In fact, some residents have had multiple car break-ins. You have to pay $4.50 to do laundry in shared machines. This really adds up, and there are so many cheaper apartments with in-unit machines. I can hear every footstep my upstairs neighbor takes; when they exercise, my whole apartment shakes and rattles! There's also a lot of noise pollution from the nearby highway (we are right by the 805 — it's awful) and the leaf blower crew, which comes around almost everyday. Furthermore, you can imagine how the highway and leaf blower fumes ruin the air quality. Next, I want to highlight the leasing office's business practices. Before I signed my lease, an agent called to let me know my rent has to increase a little. Now I wonder if the prices shown online are accurate. Also, have you noticed most online reviews gush about the management team without actually discussing the apartments? All I will say is this is suspicious. You would expect more for such prices. I mean, there are apartments in the city going for similar rates! I am anxious to move out, and I suggest you also look elsewhere.

Military Friendly. The staff really did what they could to help me secure a room after I suddenly needed a change of residence right before we went out to sea. Good accommodations are easy to find. Good customer service, though is hard to come by and I would recommend Point Bonita to my friends based on that alone.

Subpar complex that gives you what you pay for. Rent is on the cheaper side and you pay for that with a less then optimal living experience.
Point Bonita Apartments is our home, here everything is easy, definitely we had a good idea to come in August/2021 asking for rent, Jorge and his Leasings Office team work were very helpful, the place is pretty, maintenance is excellent, the neighborhood is quiet and respectful, so nothing negative to say about Point Bonita the owner should be very proud about employees here, in general they are doing an excellent job, they are one of the best team in all San Diego county. We are very happy here, Thank you for providing a very good place to live.
These apartments are overpriced. The finishing and appliances are outdated; it all looks very '90s. There are few light fixtures, so you have to buy lamps. The apartments don't have in-unit washers/dryers, so you have to pay $5 to do laundry in gross communal machines. The AC is in the living room so the bedroom doesn't cool. Small bugs get through the windows. I dealt with houseflies, fruit flies, and spiders in my first week. There's no security apart from your door lock. The community isn't gated and there are no security guards. Additionally, there's only 1 leasing agent for the entire property, so it takes persistence for your issues to be addressed. Your WiFi options are limited to either Cox cable or slow AT&T (fastest plan is 25 Mbps). There's no fiber optics, no Verizon, Xfinity, or Spectrum. You end up paying a lot for outdated interent. You can find much better places that aren't outdated in this price range. Keep searching.

Great location right off the freeway, grocery store less than 10min drive, gas stations all around and a mall down the street.
I have never lived in a complex where the water or the electricity gets shut off for a whole day about once a month. As well as my packages are getting dropped off at the wrong house due to the numbers!

Security of building, homeless individuals roaming around to and back to dumpsters, havent had myself an issue with car broken into as others but concerned with packages being dropped off, now days you rely on shipping most everything home and these guys know when you do not have security around

I was out to sea when I was applying to Point Bonita Apartment Homes and the leasing agent who was assigned to me did everything he could to help me. There were other studio apartments for less, but it's dog friendly and they were very flexible for me. They went out of their way to help me out and it's worth the extra little bit.

Homeless dumpster divers are not a great sight for my experience theres need to be more security regarding them coming and going all the time not sure I want to be living here experiencing this

If you love walls that peel paint thats 3-4 years old under it, and old lamanet thats cracked and gross? Floors that are cracked and old? This is your place. Unless you pay 1700 base rate for a one bedroom remodeled thats what youll be getting. So you decide
lived here for almost 3 years and this place is crawling with roaches and they are in the middle of renovating EVERYTHING. at one point there was no where to do laundry... and there still isn't. ever since they changed the management, rent only keeps getting higher and the atmosphere just seems so off. not to mention theres always homeless people digging through the trash. i hate it here. ):
Good location, convenient to work and shops, restaraunts etc...Wish rent was lower considering the size of apartment. Other than that, it'll do for now until i move back to Texas.
