Property Ratings at Pointe 400 Apartments
I am surprised by all the positive reviews. The very few positives here are proximity to the stadium, apartments are relative well sound insulated from each other or if someone else pays your rent, like corporate housing. If you are paying out of your pocket, stay away from it. Negatives: 1. Maintenance - up to a month wait period from request to actual repair on nonurgent items like lighting. 2. Management - will not return your calls so expect multiple visits to the office to try and catch the manager when she is actually in the office. Then you will be given a vague response to wait. Then you will try to catch her again in a week. 3. Tenants have extremely loud parties in the common areas (latest one on 9/1 on the terrace with hundreds in attendance and DJ/band keeping tenants up till 2 am in the morning). Remember, while taking your rent, apartment will also try to make money by organizing outside parties. 4. If you visit, do pay attention to overflowing trash bins, dirt on the carpets, puddles of rain water in the lower level garage.

This apartment used to be a phenomenal place to live in which you would never think twice about the cost of rent. In 2017 the building was purchased by new owners who sadly enough have been letting us residents down again and again. Maintenance requests go unanswered, amenities offered for years are no longer available, building security is no longer a concern, and simple tasks such as keeping the pool or common areas clean/kept up have apparently because impossible. We have all been lied to several times by management, even after having several “town hall” type meetings to address problems. It truly is a shame. I would not recommend anyone live here.

Pointe 400 is probably the best high rise apartments downtown simply for the location. While most people would think living across from the ballpark would be inconvenient, it absolutely isn't. Traffic is a non issue, you are able to get on 3 different highways as soon as you pull out of the driveway. The staff is also great if you like a family style environment. At the end of the day, who can beat laying at the pool, grilling, and watching the scoreboard live.
In the past 10 years, I have lived in over 9 locations and Pointe 400 has been overall the BEST. In terms of location, it can't be beat. Ballpark Village, Washington Ave and Soulard are all walkable. The pool is amazing! I was hesitant to even consider looking at Pointe 400 initially because the cost is intimating. With that being said, I felt that the value of the apartment was worth every cent I paid. The staff is so helpful. They are always putting together events for the residents. If you want a "community" feel, this is the place to go. Most of the residents are long-term residents and everyone enjoys each others' company. Sadly, I did not renew my lease when it was up and can honestly say I have never missed an apartment so much. As someone who has never taken the time to write a positive review (I usually only feel compelled to write negative ones), I felt that this was worth the time to sit down and express my thoughts. If you are looking in the St. Louis area for a great location and even better living arrangements, do yourself a favor and check this place out! You will not be disappointed!
