Property Ratings at Pointe Lanier
Management does not have my 60-Day notice in my file which was submitted Monday, September 30, 2019. It was said that only the regional manager had the code to security footage and was supposed to review the footage on Tuesday, December 3, 2019. We have made several attempts to get the results of the footage and the manager continues to state that the regional manager is the only one with the code. I have called and left voice messages with no return call. My son has gone to the office and on December 6, 2019 my son got the same response when he spoke to the manager. I submitted another letter through their drop-box entitled 60-Day notice dispute requesting a meeting to discuss the situation but have not received a response. There is no way to email the facility, have made several failed attempts. Also, the apartment was roach infested from day one and when I spoke to the previous manager, Luz, I had to show her pictures and video footage of the roach activity. They overcharge you for water...sometimes over $90 a month. I want my $900 security deposit returned and I feel this is an effort to erase footage and keep my deposit. The manager also threatened to charge me $2200 and send a negative report to the credit bureau. It was not until one of the maintenance men acknowledged being in the office when my son submitted the 60-Day notice that the current manager even considered viewing the video. I stated in the last letter that the apartment had been cleaned and carpets shampooed and that I took time stamped pictures and videos that he could view. Still no response. I have NEVER had issues with rental properties in the past and have ALWAYS gotten my full security deposit returned. This has to be illegal and I would advise renting this property with caution!!! There are roaches everywhere! I’ve talked to people from different buildings and they all have the same cockroache problem! There’s mold in the bathrooms every 2 months they have to come in and instead of fixing the roofs or viewing what’s actually wrong they just put clorox and wait until it comes back. The pipes from different apartments keep breaking constantly! Instead of calling a specialist to fix it they try to fix it themselves and I’ve had the guest room and bathroom soaked in water 4 times already, ruining all of my furniture and making the carpet and floors stink. And the best part is that they’re NOT responsible for what happens or any money that I have now to spend in new furniture. The lady at the office is extremely rude and has no manners. She doesn’t care about the peoples being at all!
Terrible. Very outdated, huge roach problem. Roof leaks when it rains. Mold in the bathroom. Kitchen cabinets falling apart, not worth the money or the headache. Old carpet. If you decide to live there make sure you see the apartment before signing your lease. They do not give me a freshly painted apartment or new or at least clean carpet. The will find every excuse to keep your deposit. They use a third party company for your water bill and it’s a complete rip off.
Terrible place to live, the apartments are in bad condition. I was living with leaks in the roof, with leaking pipes. They takes months to fix something .The carpet was always stinky and dirty. When you report broken things they do not have professional answers from the staff in charge. I also had problems with incepts. when I was lucky to leave from that place , I gave the apt under the same conditions they gave it to me, I fulfilled my contract. And the deposit they gave me back was less than half that I paid. they sent me a check with a note said “everything was in good condition”.Then ,where did my other part of the deposit? .I always take pictures of the problems I had in that apt ,to show the person in charge in the office. and the reason why I show these photos is so that those who are really in charge ,let them know that something is wrong there. In the last few months I have known many neighbors who left for similar reasons. I believe this place is not a place like the one that we look for to arrive after work and to have peace. We must always be careful where we choose to live ,because we can regret it later. Terrible lugar para vivir, los apartamentos están en mal estado. Estaba viviendo con goteras en el techo, con tuberías rotas. Tardan meses en arreglar algo, estuve como la foto muestra con una tubería rota por meses ,ya que no querían pagarle a plomeros al parecer no estaba al alcance de los de mantenimiento poder arreglar, y asi estuve meses esperando y la razón aguante fue porque llevaba poco tiempo mudado de otro estado. La alfombra apestosa y sucia desde el primer día . Cuando reportas cosas rotas, no tienen respuestas profesionales del personal a cargo en la oficina.
Talk about putting lipstick on a pig! This place used to be run-down but with great management and maintenance and that is why I chose to live here. Now, with the new management, the place has a coat of paint, less trees, more rules and skyrocketing rent. They threatened to void leases of some female neighbors(and anyone else) that complained about workers who were staring in apartment windows, never once responding to requests for a courtesy notification on a time when they would be working on our buildings. They put restrictions on satellites, so you now have one choice for internet/cable. The leasing office manager has zero personal communication skills yet constantly leaves accusatory notes on all our doors when one tenant breaks the rules. The office is consistently closed early, if open at all and they take loooong lunches. I've been trying to get them to resolve the roach issue and all they do is send a guy out to spray a little bit and basically make it worse. When my AC wasn't cooling, they blamed it on my cat, even though he's been here for 3 years and there was never a problem before. Turns out, they hadn't changed my filters or inspected the system in over six months, my lines were clogged with gunk and the blower was about stopped because of the stress put on it. I've been here three years, so I've seen quite a bit around here. I'm waiting for my lease to expire so I can get out.
I moved out of this complex due to new management. Construction has been going on for 4 months non stop. There are restrictions on who can provide cable, only one company can. Rent prices have gone up $100 and management is hit or miss when it comes to getting help. Maintenance responds quickly and the complex is quiet and crime free.
