Property Ratings at Pointe Parc at Avalon
After living in this complex for five years, we have seen the transition & growth from one management company to another, seen true improvements in some things, but also the neglect of others. Since the new management had taken over, we had seen more people moving out, than moving in. The prices reflect more of a “luxury” complex, which this is not. That is not to say that this complex is not livable, but rather that it is grossly overpriced. Currently the property is undergoing renovations. While this sounds appealing, the improvements being made are extremely cosmetic, not addressing actual problems within the community. The construction in the units is being done very poorly. You get stainless steel appliances and quartz countertops, but at what cost? The ac & water heater unit is original, 2004. Windows are single pane, missing screens & are not sealed correctly. The front doors are not properly sealed. There is structural settlement on the inside/outside of the buildings. Many buildings had roof rot on the fascia. In 2021, we experienced a leak in our unit, that was a result of the fire sprinkler system. This leak was coming from a sprinkler that was over the stairs. This issue persisted for about a month with no true explanation, apology or prompt assistance. There was no prompt assistance while we were here. We had reached out multiple times regarding concerns, people parking in our assigned spot, irrigation systems running daily for over a month, the smell of weed that lingered around our building even though they claim to be a drug-free property. This property does not enforce rules regularly. Because of this, problems start to arise. Things like illegal parking, garbage & bulk item dumping overflow, unsupervised children playing with splat/nerf guns around cars, or dog poop left on sidewalks, grassy areas, even in front of our own garage door start to become the norm. Parking didn’t used to be like this. Under the old management, monthly inspections of garages and parking were conducted to ensure cars were being parked correctly. The monthly inspections of the garages have since stopped. Cars were consistently in the roadways, which in the event of an emergency, a fire truck or ambulance would not fit through these roadways. With this, many residents started parking in other resident’s assigned parking spots, in the designated visitor parking spots and even in fire lanes.

I moved into the property in Dec 2021, right before Robbins Property took over and they brought in a new property manager and team. Ever since they took over, property has really gone downhill. They’re trying to “update it” just so they could charge more rent, but new appliances can’t fix property negligence. There’s always garbage everywhere, the poop stations are constantly overflowing with poop bags because they rarely empty them out, there’s a pest problem because they don’t have regular pest control, the landscaping is hideous because they don’t cut the grass regularly and they don’t take care of area so there’s a lot of dead spots everywhere. I regret renewing my lease after my first year because it’s gotten worse as the months go by. Counting down the days until I can leave this place!

I haven’t even applied and I can tell the staff doesn’t care about their work. I have been calling the last week to ask about a tour and cost of a 1 bed 1 bath bit no one answers. I’ve left messages and no call back. I can only imagine if the staff is that way how good the actual apartments are!

This is the worst company I have ever dealt with. Two weeks until they logged my application in the system. The two ladies in the office are awful. One is VERY rude every time we are there and the other just doesn't care about her job. I have seen people point out a bag of garbage with more enthusiasm. They close whenever they feel like it. They ignore calls constantly. I've seen them walk over and lock the door when they see people walking up in the MIDDLE of the day! The manager pretends like she isn't one so she doesn't have to talk to you until someone points her out. The complex itself is fine but they need all new office staff.

I have been living here for 5 years.... We are now under new management "Renee" since she took over the property about a month now has done many changes super quick to rectify the situation you may have. 1. Gate service is fixed 2. My refrigerator leak fixed 3. Garbage Disposal in common area Working Now! 4. Pool & Hot Tub access is now open. 5. Dogs are NOW using the Dog walk. Wisper Palms was lacking Leadership in the past. With Renee who took over I see many great changes to the property. I highly recommend this place due to the New Management!

This is not a good place to live! My neighbor and the apartment next to hers was flooded a year apart. A week later there was another flood. The sprinkler system in these apartments are not up to code. She is waiting for a report from BBB and she will review next. Some of the apartments are in such bad shape, they can’t be approved for renters insurance. After she told me her story, I’m moving as soon as this lease is up. DO NOT MOVE HERE!!! NOT SAFE!!!
There were SO many roaches around this neighborhood. They could spray your apartment every month, and the roaches would show up every day. The buildings are old and infested. The gates were ALWAYS open. The staff were rude and left unprofessional, confusing notices on people's doors. Important and private communication should NOT be left on someone's door! Sometimes people would go out of town and there would be four or five papers stuck in their door; it was very stupid of management, since it signaled to criminals that the people who lived there weren't home. The staff would also give people conflicting information, like they didn't really know what they were talking about. Very bad experience!
I have had an interest with this property for over a year. My husband works at the prison up the road and the convenience is wonderful. When I walked in for a tour, I was greeted by Dee (Doris). She was so helpful and showed us all of the available units in the rain. She did not even complain and was a wonderful spirit. A year later (last weekend) my husband and I went for another tour and though she hardly remembers us, she still gave us the best experience and a break down of all the available units. We are at our end with our current lease, and because of her, we ARE DEFINITELY going to apply. The staff is the core foundation of every apartment. How they treat you when you first visit the place reflects how they will treat you when you become a resident and experience any issues.
Roaches all over the place, the management takes too long to send someone to spray and when the guy finally arrives, he ask you where are the roaches and spray just that area, seems like the landlord don't want to pay them properly so they don't spray the whole area. Appliances are not in good conditions, carpets in very bad shape and they want you to paint the unit when you move out leaving it like new condition. In addition to that there are snakes all over the surrounding areas.
I have lived here for a number of years and never experienced anything like these other posters have. I think that these people probably have a problem paying rent on time, want special treatment, or think they are entitled to more that they are. I have lived in apartments my whole life and can honestly say this is the best place I have ever lived. I follow the rules that are put in place to keep us as residents safe. The landscaping is gorgeous and the apartments are kept up. I will continue to live here for years to come.
You can hear the neighbors through the walls. The front desk staff is like a rotating door and will tell you anything even if it's not right. If you need to dispute something with corporate, you have to mail a letter. Front desk staff say they cannot give out a phone number to corporate. So if you don't hear back from the letter you mailed them, then you have to MAIL another letter. That's not how you run a business, POOR customer service. Parking is packed. They say you have two spaces but those aren't reserved. Had someone park behind my garage TWICE, which blocked me in and couldn't get to work. Called the front desk for assistance and they first told me they didn't have a tow company they used and then they said they did but the company was too busy to help. Thankfully there person came out a hour later and said they didn't know someone was parked in the garage. You are not allowed to bring ANY drinks by the pool, and that includes WATER! I was told by the front desk staff that the health department could fine them for allowing drinks by the pool. Don't they understand we live in FL and can get dehydrated very easily. The equipment in the work out room was constantly broken and the stuff that did work is outdated. A/C barely worked in the work out room. I would pay MORE and live somewhere else. Do NOT move in here!!!
The "corporate" office in West Palm, is always the one to blame in the leasing office. As a retired disabled veteran of the US Army, I asked if we could adopt a Husky when we moved in Vicky (the assistant manager) said that it would be fine. After getting the dog two months later, they pulled a "restriction list" out of no where (and we asked for all of the pet policy crap before move in and that wasn't there) saying that Husky's were not allowed. After asking for one month to get a note from the VA for a support dog (sense the VA is impossible to get into Behavior Health) they said, "NO you have 7 days to get it". Sense I just moved down here I'm not even in the VA health clinic here in Orlando sense I just moved to Florida from Michigan after medically retiring from the Army in mid December. They also chose who they want to enforce the "dog polices" for. There are many residents that have dogs "not on the approved list" (which is little dogs only for the most part) and they have not done ANYTHING to enforce it. There are residents that have pitbulls and terriers in the community, which are on this mysterious list that has appeared out of oblivion, and both breads or mix of these breads are prohibited and they do not do anything to enforce it. The leasing office also does not enforce ANY of the quote, "term of agreement" in the lease with parking or littering in the community. If you have an attached garage, you have to park one car in there and the other in your driveway. They do nothing to enforce this and people park in the open spaces that are meant for those with detached garages and guests leaving ZERO parking for anyone else. Plus you get towed if you park in a driveway that is not yours (they enforce that). Further more, they do not enforce or penalize those who smoke and throw their butts all over the grass and pavement areas, so if you have a dog good chance they will pick one up and eat it (nicotine kills dogs and cats by the way). They also do not maintain their units, our neighbor has black mold in his apartment and they refuse to do anything about it. The leasing office also does not fallow threw with maintenance, we had complained about our dryer being broken, hot water heater broken and many other issues throughout the apartment that they will not come fix. DO NOT LIVE HERE! IT IS NOTHING BUT PROBLEMS!!!

Lived here for a number years and due to financial issues couldn't leave when I realized the horrendous place this is. Ants, bugs, beetles, rodents, are the LEAST of your concern when you move in to the Wisper Palms apartment complex. Between the always unavailable parking and thin walls you will have 0 chance of enjoying your stay at your OWN home. Do yourself a favor, find a place that has a more frequent garbage pickup (its to the point that people end up just tossing their trash infront of the garbage shoot and it spills into the road and in-front of peoples homes). Pets? More like 400$ you will never see again. Don't bring your pets here, the apartment owners will take all your money before telling you they are not allowing the pets on the property :). Lastly the ridiculously low quality repair jobs the "maintenance" crew performs is allowing the walls to leak when it rains!
I love my apartment, it is well built and the residents are all very friendly. The pool is gorgeous an environment of being away at a 5 star hotel. The management team is excellent any repairs or questions are handled in a timely manner. There are many models to choose from to meet any size family needs. Washer/dryers are included, microwave and diswasher also. A modern beautiful complex including 2 big ponds with water fountains. It is having a home to call your own...
