Typical corporate property management company. Neglects to take care of bug issues and then jacks your rent way up - all about the $$ even if people have to move out of their home. Property is in horrendous shape since Coastal Ridge took over last year.
I love my apartment here, the grounds are beautiful and well kept. The maintenance team goes above and beyond to help me with any concerns I have. Dave is the first person to go out of his way to make sure I’m safe. He is way more than a maintenance man, and will probably feel more like a good friend or family.
Polo run is in a nice quiet area and has such a beautiful atmosphere. Dave the maintenance manager is the absolute best! A good support staff means everything. No matter what needs to be fixed or when it is he is there to help. If every company had a Dave, places would run so much smoother. He is the best!!
We rented out the apartment after a virtual tour. The overall process of quotation, booking and moving in was flawless. Katrina was coordinating the entire process for us as we were not in Yardley and we were moving in from Texas. The overall experience was very welcoming and Katrina went above and beyond. It’s been over 5 months and our stay has been very pleasant. The entire property is beautiful and the maintenance team works hard to make sure our requests are catered immediately. I highly recommend living here as the location is convenient, good facilities and great people.
I moved to polo run 4 months ago. Katrina was such a big help it was a fast move for us and she did such a good job making it go smooth and stress less. The apartment is beautiful and the area is kept nice. The manager Don is extremely nice and helpful with all of our questions and concerns. All in all I have had a very good experience here and would recommend Polo Run.
If i could give this complex 0 stars i would. Property manager Megan is very unresponsive. They’ll constantly have “technical issues” where their system “clears information” about initial money you paid to get into the building, security deposit etc. They will make up prices and numbers- so if you do not keep an appropriate paper trail you won’t find resolution- be warned. Not only do they not refund your security deposit in a timely matter- they pretend that they didn’t know you had one- and issue any Bill to collections immediately without any warning. If you do happen to get ahold of Megan it will probably take you about a month and a lawyer to get resolution so these people don’t ruin your credit. No one ever answers the phones, or emails nor are they in office. Property constantly has notes from neighbors posted on walls about complaints. Neighbors throw trash on the front lawn along with broken furniture which never gets picked up. The entire property is bad news. I would 100% not recommend it to anyone. It’s been over 3 months since I’ve moved out the property manger Megan has been utterly unresponsive with phone calls and emails over refunding our security check and falsely sending a bill to collections which Megan admitted was a mistake and still has yet to resolve.
The nickel and doming is disgusting - bought by ZPM mgmt a year ago June. Took over the water bill and raised the “Admin Fee” from 5 to 7 dollars a month x 240 units for a tidy little sum. The only improvements I’ve seen arr they painted curbs and enclosed dumpsters (where we schlep our trash)with a partial wood fence. This was supposed to become a “boutique property”, what a joke. My bike was stolen by the guy who lives 2 floors below me- saw him riding it in the parking lot. Mgmt did nothing. I have a weed dealer living directly below and catty corner, I see him selling in the parking lot. I’m out of here come September and would highly recommend no one in their right mind rent here.

The property isn’t well kept including broken trash compactor, the carpets in the units are dirty and smelly, trash is all over the residence. I advised you to move to another area in Yardley.

Apartment is in a nice area. Walking distance or a short drive to all your major needs: groceries, healthcare, ect. Also close to NJ transit which gets you right into NYC. The new management is extremely kind. I frequently see them working past office hours. They are always asking for feedback to improve the community. I move often for work and this is the only place I’ve ever rented with that had a fireplace, which was really nice during the wintertime and made it feel more “homey” than a regular apartment complex.

The location is great and I would say that’s the only true positive. You can hear your upstairs neighbors, there is ALWAYS standing water around the buildings after it rains, they need to take more pride in the appearance of the property (dead trees, overgrown trees and downed branches/trees). Also, the trash compacter is always breaking and people end up piling up their trash on the ground. A new management company took over 2 months ago and there have been no changes or improvements. The online portal they want you to use for paying rent is not reliable. Basically....don’t live here!!

The one thing that made this place different was the pond and the wild birds that would nest here. They just destroyed the property by putting up an ugly fence all around the pond! I know of 6 apartments that will be vacate soon as no one wants to live here anymore, certainly those that face the pond. Do not rent here!
The office staff used to be wonderful but since the new owners took over the whole tone of the place has changed for the worst. The buildings are very old, the floors creak loudly, you can hear people urinating in the bathroom above you, and you can hear every conversation of people walking past your door even in the back bedroom. The dumpster area is often overflowing and smelly and large amounts of discarded furniture all around, and this is where you or your company has to drive past to get to your place. The one younger maintenance guy is really good, but there is an older one who is very creepy and watches you when you are walking. I know a really nice older woman who complained about him a couple times because he was inappropriate (following her off the premises and constantly showing up when she was walking or even on her patio) and the office staff woman and manager were apparently very rude to HER and I think she is moving because of it. There just is not much good to say about this place any more and I am planning to move next year when my lease is up. You have to give 60 days notice to leave or pay thousands and thousands of dollars to break your lease, so you are really trapped here no matter how bad it is for you.
If you would be satisfied with the type of rental you will get here - save your money and rent somewhere else. Very smelly. Windows and doors don't seal very well so mosquitoes and cigarette smoke from neighbors come in and a/c leaks out. The office tries what they can - but renovated apartments are the equivalent of lipstick on a pig. I've had breathing / sinus issues since I moved in - and I'm a healthy person. I run, ride my bicycle - haven't since I moved in b/c I've had breathing difficulties. The termination clause is so horrendous that you end up paying equivalent of 4 months' rent to leave before end of your lease - which for me would be $7596. So I am stuck here for a year, hoping I don't end up with cancer or emphysema with what I am exposed to during my 1 year lease here. I would not recommend this place to any of my family or friends.
Went in a for tour and was NOT greeted by the older female manager. She never asked my name or inquired about my visit. I had to ask her name!!! Very unwelcoming and snobbish. Not once a smile nor any other leasing information discussed other than the basics. She kept looking down at her list and really seemed as if she was being bothered. Walking to the model, there was no extra talk about the property and she walked 25 paces in front of me. The most unfortunate thing, was that when she opened the door to the model, it smelled like sewage or water damage. If I had to sum up this tour, her attitude STUNK as much as that musty apartment did. No thanks, I don't need to see a two bedroom! Young Black lady with the Afro~
Polo Run in Yardley has a great location. It is 5 min from Woodbourne and Yardley train stations which go to Philadelphia (45-50 min ride). 15 min from Trenton train station which goes to NYC (70-90 min ride) Only 40 min from the jersey shore. In one direction there are farms with opportunities to pick your own fruit. Restaurants and Shopping Centers lie in the other direction. I-95 and route 1 are just a few min away and can take you to the city or to nj. Many things are walking distance. All the convenience of the city with the pleasant atmosphere of the suburbs. The development its self is very calm, with a dog park, pool, and picnic area. The people at the association will work with you through any situation you might be in and go out of their way to help get you a place. The interior is nice and spacious with may upgrades. Some of the units have very large windows and are well lit with natural light. Of the 3 units I have stayed in, the ones overlooking the small lake are my favorite. Over all the units have a good energy. Great place to live both for its location and the units.
We sold our home and wasn't sure where we wanted to go. We came to Polo Run and instantly fell in love with the staff and the environment. My wife is visually impaired and with little effort was able to find her way around. Staff constantly keeps an eye on her offering to help when it looks like she needs it. While the apartment may need some updating, it is the perfect place for us. The amenities are something that we appreciate.
The ownership recently changed and there seems to be a lot of upgrading activities going on. The clubhouse fitness room areas were remodeled, street lights were repaired, the pool was fixed, landscaping was improved, and crumbling road was replaced. There are plans to start upgrading apartments (wood flooring, granite counters, upgraded fixtures), but right now they aren't too bad - I'd say it's all average, thus my 3 star rating. Basic apartment carpeting, average appliances and fixtures. Parking is never an issue and the neighbors all seem to be professionals. Everyone is polite and I rarely hear the neighbors around me. Minor floor squeaks from the neighbor above, but that's to be expected with apartment living. The office staff seem friendly enough and the maintenance team are responsive. The location is convenient to 95 or RT 1 and grocery, gas, and drug stores are all nearby. The Oxford Valley Mall is just a few minutes away as well. You can choose between Comcast or Verizon Fios for cable & internet, and the electric bill from PECO hasn't been extraordinarily high. On the negative, the company used to provide water/trash/sewer billing, AUM, is a total scam with all of their fees. Also, there's one dumpster, so you need to drive your trash there if you don't have an apartment nearby. It's usually pretty clean, but sometimes people are too lazy to open the dumpster door, so they just pile their trash up on the steps, or they toss it into the recycling one. I don't have any pets so I can't comment on the dog park, but it seems to be used frequently. Overall, it's not a bad place to call home and I am looking forward to seeing all of the changes the new owners are planning.
