I have lived here a month now am quite happy. The staff is very accommodating when I had a couple of maintenance issues upon moving in. Theses were handled quickly. Love the landscaping with benches , tables, and walkways. The pool is always clean and I rarely see any trash around. It’s quiet and gated so I feel safe here. My apartment is pest free. You don’t get any pricey upgrades like in the luxury apartments but you definitely get a clean place with everything you need including a washer and dryer, dishwasher, and I have 2 ceiling fans too. So I can’t speak for others who live here but my experience has been great and I am glad I moved here.
I have never lived somewhere so gross in my entire life. I’ve never dealt with such a nightmare living anywhere in my life. From the day we moved in to our apartment, their were roaches. Everything squeaked, most of the drawers had broken tracks. I had to scrub the place when we moved in. We kept our apartment clean. But the place was infested before we even got there. We complained the entire time we were there. They had someone come and spray every once in a while. No extensive treatments were done, until we were moving out. It was so bad, it smelt so bad in our kitchen Cabinets from cockroaches. We couldn’t keep our dishes in there. They Invaded our expensive coffee maker, they lived in our internet router. Management has changed at least 3 times in the past year. Theirs always different people working in the office. Theirs always trash outside, in the grass, on the sidewalks.They had painters come, they did a horrible job. They were supposed to come back and touch up. They didn’t. Also, never notified us of them coming. Had someone on my balcony, knocking on my sliding glass door to move my plants inside.In the summer time, our AC went out, and my 2 kids, my dog, myself, and my boyfriend had to be without AC for THREE days. It was 115 outside. They gave us this gross window unit to cool one room in our apartment, and it barely did anything at all.They re did all the roofs, and didn’t tell anyone about it. So we just got woken up to people pounding on the roof at 6:30 am.They re did the parking lots. Told no one AGAIN. Walk out of my house. My car is GONE. They dragged everyone’s cars out of there spots, and moved them to another part of the complex without saying anything at all. We lived in this apartment for less then a year. We moved a month before our lease was up, because we couldn’t take it anymore. The roaches were so bad. I’d be eating at my dining room table, and you’d just see them walking on the walls. No matter how much we cleaned, vacuumed, scrubbed. Nothing worked. We set up roach motels. Didn’t work. This was a giant health concern, and it never got addressed. They charged us for every little thing you can possibly think of. Our carpet just needed to be cleaned. But nope, of course. They replaced that. I’m baffled. I honestly can not even touch everything that this apartment complex out us through. Living here was horrible. This is the only place I have ever lived, that had roaches. Ever. We’re clean people.

Lease was set to expire could not get a new lease from office then when no new lease was signed they increased rent $500 a month for going month to month. Have been trying to get a hold of a manager in the office for 2 weeks to no avail. I am either left on hold until I finally hang up or I go into the office and they say she is not in. So here it is 3 weeks later still no lease and a $500 balance outstanding on my account that accrues late fees and tax on a daily basis. This place has the worst customer service ever. This is a no start property not even deserving of a 1 star.

My ex boyfriend and I recently moved out of this apartment in September 2017. We moved into these apartmens back in August 2014. We were there for 3 years. There has been an ongoing roach problem since we moved in. They have attempted to have exterminators come and "spray" the apartments, but these apartments are and will always be infected by roaches. There are other tenants that will attest to this as well. It is DISGUSTING how many roaches crawl out in the middle of the night. Dont you dare leave any food on the counter tops because if you look away for a second, roaches have already attacked it. When you go to the apartment complex staff with any concens they just brush it off like its nothing. On several other occasions they lost our money orders that had rent payments and tried to charge us late fees and then when we went there to clear it up they stated that they found it and had just misplaced it. The walls are extemely thin and you can literally here conversations that your neighbors are having. Not only this, but there are ALWAYS police officers in the area, always always always, and the fire department is always coming to the apartment because something is going on with someone. All of the appliance, cabinets, washer/dryer are extremely old. Dishwasher is always backed up and never working always smells and you can also find tons of roaches in there as well as the cubbards and cabinets, infested with roaches. If you remove the drawers and look inside, you can see hundreds of roaches back there just hanging out, its disgusting. The only reason why we stayed in these apartments so long is because we didn't have a car and worked walking distance. Now that we have a more reliable mode of transportation, we left immediately. To sum this up, these apartments are over priced and absolutely disgusting. Dont waste your money and dont be fooled.
My family and I have been living here for the last 3 or 4 years. It is a pretty quiet place to live and right off of the I-10 and the 60 which is super convienient. Adail in the office is amazing and has always been so good to us. The maintenance staff is phenomenal and there is one man in particular who has always gone above and beyond for our family. The apartments are old and do need some updating. Everything seems to be fixed on the cheap (my bathtub is peeling because they just painted it white or something). The water bill is ridiculous however. When I first moved in I was paying $20-$30 a month, but I am now paying close to $100. There is a horrible roach problem and they will not go away! The walls are thin but that is apartment living. Other than the roach infestation, this is a decent and okay place to live.

The best thing about this apartment complex is the staff. They go out of their way to please the tenants. The grounds are always kept immaculate. Adele, and Samantha are very friendly, always have a smile, and a how are you. The pool and common areas are always clean. Just moved here 4 months ago from California, and have nothing but good things to say about this apartment. Did i mention, there is free wifi in the office : )
Summary: Roaches, scorpions, spiders galore paper thin walls Terrible neighbors Mgmt only cares about money. GREAT MAINTENANCE STAFF ON SITE! You need to spray insecticide on the outside of your own apt to keep out the roaches, scorpions, and spiders. The mgmt company sprays but they don't do an adequate job and pests still get in. No one keeps their dogs leashed, which is against the AZ leash laws and community regs. The mgmt doesn't do anything about it. There are stray cats all over, but mgmt doesn't do anything about it. The neighbors are disrespectful of each other and do not watch their children. The children have broken the sprinkler system many times and there are no repercussions from mgmt. Lot of pot smoking, which gets into everyone's apartments and stinks up their clothes. Maintenance is on site 24/7 and does a great job.
Terrible place to live. Thin walls and the staff are out for $$$ only. Won't answer question and since there's been 3 companies and the rules and attitude keeps changing. 3rd lease in hit with pet fees (have no pets) and wife has to now leave within 10 days since she isn't on lease. My wife and 8 month old were told to leave since she is breastfeeding and not on the lease. She's lived there 3 years. 2 months into our 3rd leave they want 400 and her gone. Stay away.
Probably the worst management I have dealt with. They are inconsistent and rude. They do not provide you with help and fight you every step of the way. They are cheap and everything they own breaks down. I have never had such a apartment management make me feel like they don't want me living there. Cannot wait to move and I do not recommend signing a lease with them. Green leaf sienna was better and I have been living here for 4 years.
HI GUYS PLEASE DONT COME THIS PLACE!!!!!! APARTMENT SO OLD,KITCHEN CUPBOARD ITS REALLY SMELLING,THERE IS A BIG BUG(i have a pic,if any body they wanna see i can send a pic),THEY ARE SPREYING,BUT IST NOT WORKING,U CAN HEARING UR NEIGHBORHOOD WHAT THEY DO,THEIR A/C IS NOT WORKING VERY WELL,AND U PAYING EXTREMELY BILL,
I am in my 9th year here at Ponderosa Ranch and I couldn't be happier. When I moved here from the Midwest, I wanted to live in a complex that had space between the buildings, lots of grass and trees and an atmosphere like I was used to back home. Well I have found all of that and more here at Ponderosa Ranch. The office staff is so very friendly and accommodating with any issues that may come about. And the maintenance staff is the best. If there has ever been an issue or problem, it is taken care of with a phone call or a quick trip to the office. As far as location, it is centrally located. I continue to renew yearly because I feel like I have the best of everything here. As they say, "There's no place like home" and that's at Ponderosa Ranch!
Ponderosa Ranch is a great Apt complex to live in. One of the best i have ever lived in. Maintenance is terrific and so is management. I am handicapped and everyone is so good to me Management allowed me to put linoleum in the bedrooms and i love it. I plan on staying here for a long time!
Staff is super cordial and wonderful to work with. Maintenance takes care of issues quickly. I mean these guys are good. Within in 1 hour I had my ac back up and running. The pool is rarely close for any maintenance or misuse. And they have many payment options for convenience. Overall, I recommend Ponderosa Ranch.
We liked our apartment until recently when the new management took over. They appear to be making improvements, but we are not at all happy with them. They sign for packages and keep them in the office and never notify us. They've changed the pool hours that used to be open 24/7 - now only 10-10, cutting out the hours we most often used the pool. We have been sent bills that we have already paid. Furthermore, the management seems rude and nonchalant when we experience a problem. They aren't always available at the hours stated. The old managers were so friendly and apologetic if we had issues. We will definitely be moving out as soon as our lease is up.
I have lived in these apartments for 8 months and I would say it has never been a great place to live but it has been manageable because of the location and the price wasn't too bad at first. They are located in the middle of everything and really quite to be on such a busy street. All of my neighbors are really friendly. The community itself is pretty great. However the apartments are much older, have very thin walls (I can hear my neighbors talking, showering, using the bathroom, all of their business from my couch!). And to top it off, the apartments have a really bad ROACH PROBLEM! They are every where! I spoke to some of my neighbors who say they have been battling the problem for years but it never seems to get better. Also very limited closet space and the A/C unit is so loud its hard to sleep through. I noticed when I first moved in my electric bill was extremely high. Higher than I have ever paid in a 2 bedroom apartment. SRP said it was the a/c unit eating up the energy. So i called maintenance to come take a look at it and the guy explained that because the A/C units here are smaller they take a lot more power to run. I wish I would have known that coming in. Now the new management wants to come in and up the rent by $100-$300 more?! Definitely not worth it! As soon as my lease is up I am out of here! If they are going to charge that much more I'd recommend tearing the whole place down and starting over. There is no upgrade they could ever do here to make that much rent acceptable. If you're looking for a place to live where you can get some peace of mind. This is not it! If its not fighting management to get rid of the roaches, it will be overpaying for a place that is totally not worth it! Sorry, but I have to be honest.
So I went in to get a quote on a 2bd apt and the leasing agent was extremely nice... However what bothers me is she asked her manager and came back to me with a quote of 700-750 with the 1 bath and 750-800 for the 2bath. The very next day when I went back she told me it was 800-950. The price is up by $100??? My thing is if they didn't know the REAL price they could have told me that they would follow up to give me the accurate rate.. Not going back for sure!
Even though the complex is old and it's not the most astonishing I've never had a problem and it's such an extrodinary location. All my neighbors are friendly an management is always very professional but approchable. I couldn't be happier with my living experince.
Thin walls. Sketchy office personal. Rude neighbors. THIN WALLS. NOISY air conditioner. OLD. Expensive. Not recommended.
Office staff is quick and friendly and caters too all my needs.. They Really go above and Beyond to make sure this is a great home for everyone. The location is excellent close to everything and yet such a quiet neighborhood. The prices are a little high for the age of the apartments but it is a very pleasant place to live!
the office staff dont seem to know what they are doing. when the lease was signed and the rent was agreed upon, they would change it every month saying that we owe more then that. also the walls are paper thin. i can hear people talking as they walk by, someone skateboarding by, and even ill be hearing when the neighbors are putting the keys in the lock. i wish i didnt get as long of a lease as i did get here. trust be, there are better places to live
I haven't moved in yet. I won't be moved in until October 10th, but I've spent a lot of time there. These people are great, and really helpful. There is little to no noise here, and everyone is friendly. They are diligent and on time for maintence jobs, and unlike any apartment I've ever lived in before they have 24 hour maintenece services. Someone actually shows up for that too. The office staff is professional, and they follow all the privacy codes, and all the laws and guidelines set forth by the Fair Tennant Act! I would reccomend this place to anyone!
