The rating of Poor it still too high for this property. First, the units are NOT luxury. They are old, well used, and poorly maintained. Appliances need to be replaced. If you report a problem with one (I have had issues with my washer, dryer, garbage disposal, and oven), the issue will not be resolved. Swapping out appliances from vacant units is the way issues are "corrected". You just get another dilapidated appliance that you have to work around in your daily life. Management is non-responsive and dismissive of any concerns. They require multiple contacts and visits to the office to address any issues or concerns. Work orders are seldom completed timely and also require multiple contacts. If you do move here ... READ YOUR LEASE... and make sure CAPANO is not violating it. The company is concerned with their bottom dollar and do not care that the unit you lease is your home while you rent it.

This was a great place to live when we moved here in 2017. But ever since the new Capano management took over, this place has turned into a dump! Constant staff turnover. Months, if at all, for maintenance issues to be resolved. Lawn care is hit or miss. Rude staff. DO NOT get sucked into a lease here!

We have lived in 5 different states across 15 years prior to coming to live in Maryland and at Ponds Edge. In that time we've seen a lot of bad apartment complexes, but I can say with certainty that this is the worst place that we've lived. On the day we moved in our laundry was not working, an entire bathroom's plumbing was out of commission, and our roof had a serious leak. It takes months to get an acknowledgement for even basic maintenance tickets, and weeks of calling the office to get a response. Even then, the office will smile and placate, but never actually resolve issues. It took over 3 months and multiple complaints o the corporate office (Capano Management which recently purchased the property in January 2023 before things decidedly went downhill) to even get someone to look at the bathroom and laundry. 6 months later we still sleep on the floor in the living room every time it rains because we are unable to use our bedroom due to constant dripping water out of the ceiling and light fixtures. We had to get the city code enforcement office involved to even get them to begin pretending to fix the multiple roof leaks. The unit layout and landscaping are nice, but ultimately it isn't worth living in a place with such serious issues, poor maintenance, and ineffectual management. Please do not make our mistake and choose somewhere else to live.

I have had to contact the county and move before the end of my lease. I have had a hole in my ceiling for the past 10+ months, this hole spews brown liquid every time it rains, is separating the wall from the ceiling, and has spreading BLACK MOLD. I have reported this to the property managers and maintenance with video evidence of it getting worse every month. Do not live here, NOT safe to live!

Worst customer service. They dont seem to care about their clients. They say they are gonna do something and let you know and they never do. You call them and they drag it another day.

For 6 years the precious management did an excellent job of promptly responding to maintenance issues, noise problems and kept immaculate landscaping. Ever since the new management began last June, this property has fallen apart with incompetent staff that never respond or follow up to urgent concerns. Don’t waste your time on this soon to be dump!

I lived here for 2 and a half years for work before moving again. During my time living here I have no complaints. Dana and Roni made me feel at home from the time I signed my lease. Anytime there was a maintenance request it was fixed the same day. Highly recommend ponds edge if you are looking for a friendly and secure community in the Salisbury/Delmar area.

This has been my home going on 10 years with my little boy. It’s a very lovely place to live. I love that it’s quiet and away from town. But as soon as you drive out from the apartments everythings at arms reach. My son loves the pool and the playground. I have to say that every time I’ve ever had any kind of issues It’s been taken care of immediately . I’ve always been treated very kindly here by the staff and management. I would highly recommend these apartments over any others In this area!

I highly recommend living at Ponds Edge. The apartments are beautiful and spacious, numerous amenities like the huge pool, health center, club house or even hospitality suites for our family and friends when they visit from out of town. The location is very convenient to the beach, Philly or Baltimore but most important it's the staff that makes the Ponds Edge community special. They are all extremely responsive, business is always taken care of with a smile and a kind words.

Nice apartments and grounds well kept but at this time I can not afford it because of financial problems and I can not move until my lease is out in March 2016

Moving into an apartment after 17 yrs of being a home owner was a scary move. I moved across the country alone and the office staff here made me fell so welcome and safe. Have only had 3 work orders in the past 4 yrs and all 3 were taken care of within hours. I feel lucky to live in a community that honestly cares. I will always call Ponds Edge my beautiful home.

I am very pleasantly surprised with how spacious the apartment is. We have amazing maintenance and office staff. We have an awesome pool and gym. Close to shopping, dining, movies, and beaches.

If you are looking for a quiet, modern apartment in the Salisbury/Delmar area, look no further! The large kitchen features stainless steel appliances and an island with plenty of storage space. The open floor plan leads to the large living area which boasts a fireplace with optional heating. The bedrooms are large with decent sized closet space. The noise level here is extremely minimal. Pond's Edge offers 1-3 bedroom apartment as well as townhomes. The amenities include a resort-style swimming pool, an office area with a fax machine for your use, a playground, and a great gym. The neighborhood itself is beautiful as they do a wonderful job with the landscaping and it's close to everything while giving you a private feel. Check it out! Great place to live!

one of the best feelings in the world is to come home and feel safe where you lay your head,and that's the exact feeling you get from this apartment complex. MY neighbors are friendly and caring. My fist day I moved here I was introduce to a neighbor and was told I could ask for anything. That means a lot in today's time. To add to this wonderfulness the scenery is amazing ,beautiful ponds til with beautiful aquatic birds and fish. I love my apartment.

We only lived in the community for about a year as we moved to be near family. This was our first time living in an apartment but it was actually a relaxing time. No need for yard work and if you needed something fixed, you just picked up the phone and they repaired it immediately. The community is beautiful and there is a weight room, pool, dog park, tons of parking, etc. A great community and a wonderful staff that was always ready and able to attend to what you needed. Many professional neighbors. Very safe neighborhood that also provides garages. A bonus since we moved from a large home and did not want to get rid of a lot of items. My favorite part of the community was the ponds with fountains. Our apartment backed to one of the ponds. Nothing better after a long day at work than to get a drink and sit on our balcony listing to the fountain. I would highly recommend this community to anyone!
