Nice staff,nice neighbors pretty view. Lots of room we got a 3 bedroom and have no idea how to fill this place up,this place is brand new too so that's always a nice feeling to be the first ones.
I’ve been at Populus for quite some time. If I’m being honest I would give this complex 3.5 stars as it still has room left to grow to truly offer residents the “luxury” living experience for the cost of rent. I’m hoping management will turn things around here before more residents start moving I’m.
Having a friendly and organized leasing office, along with clean buildings, can make such a big difference in feeling at home. I'm very happy that I choose populus waterside
Apartment was brand new, literally had to take the plastic off of my dishwasher and still had the samples for laundry in my dryer! Breanna at the front desk was always happy to help and made my entire process a breeze! Location is perfect. 10/10 recommend.
Populus was great working with our whole move in process. Customer experience was excellent! We had a couple issues between applying and move in, the staff made it no issue to take care of everything. Rebecca in the front office was amazing!!
Great area, great amenities, apartment layout is perfect and all of the staff on site are friendly and courteous. I am looking forward to spending my year here and will most definitely be looking at renewing my lease for another year. The apartment came stocked with everything you would need as a first time renter. I was kept informed at every point in the application and they got me in ridiculously quick! I couldn’t be happier with it!
Staff is nice but place was/is dirty, infested with spiders and still rats/mice. The backyard, right outside my door, is holding unsanitary water. That was to have been taken care of already but appears no effort is underway still. In the beginning, it seemed there was a new maintenance issue literally every day. It’s very shoddy construction. Plumber had to come out (spent hours on a Saturday with two clogged commodes), electrical receptacle wouldn’t work, hall window not closed (which I had to get my own ladder to close), paint was not completed at least in hall (only primer), landscaping not maintained, garage doors and homes are dirty, I could go on and on. Wish I had not moved here and know others feel the same. I’m just overlooking as much as I can because I know things won’t get corrected. Also, gated is false advertising because it’s still not in place. I pay 25 a month for garbage that usually doesn’t get picked up or if so, partially.
Overall, I like my apartment and the property as a whole. It's nice and comfortable. We had a rough check-in in which it felt the property was unprepared for us to move into our unit (dirty, work still being done all around us making things stay dirty, very little information about the property such amenity updates/construction updates/trash service rules/etc). I also wish the complex would communicate better about updates and concerns in general. A monthly newsletter or some sort of periodic update would be super helpful.
So far we love living here! Our upstairs neighbors are loud hahaha but other than that we love it. The maintenance is awesome and the people in the leasing office are good too
The location of this property is A . Everything is close and easy to get to. The B2 layout of the 2 bedroom apartment is really roomy and perfect. The small extra designer touches added to these apartments make all the difference. I love the mountain view from the balcony! Would definitely recommend!
The staff from the leasing office was super attentive and nice. The amenities are really cool. The location is great. Our move in went smooth. It´s been an excellent experience overall.

This complex has all the amenities including club room, pool, beautiful fitness room, and coworking space. The location can’t be beat as it is close to almost anything you could need.
This community is in a perfect location! Close to shopping, dining, and public transportation, it makes life so convenient. The neighborhood is quiet, and I feel very safe here. I appreciate how well-connected everything is while still having a peaceful environment
The grounds are absolutely beautiful, and the community is welcoming. The staff are always super helpful in the rare case I have a problem. It honestly feels more like a luxurious resort than an apartment complex.

I recently had the pleasure of experiencing the onboarding process at Populus Waterside, and I must say, it was nothing short of exceptional. From the moment I expressed interest in their community, the team at Populus Waterside went above and beyond to ensure a smooth and welcoming transition. Seamless Communication: The communication throughout the onboarding process was impeccable. The leasing team promptly responded to all my inquiries, providing detailed information and addressing any concerns I had. Their professionalism and friendliness made me feel valued and confident in my decision to join the Populus Waterside community.
TLDR: Unfinished. Rush Build. Understaffed. Poor Customer Experience. Lack of Care. Toured and started the application process August 16th while they were offering 6 free weeks when signing a lease. After completing the application (Aug 18th) process they started running a 2-month free rent special. We asked if they could honor that for us since we had not signed the lease yet (we didn't sign the lease to move in until Aug 30th). They said their system doesn't work like that and they couldn't honor it for us. During the application process you are allowed to select which unit you are moving in to, I specifically picked a corner unit at the back of the property to enjoy a bit more privacy. On the move in day (August 30th) we were given the keys to the unit on the exact opposite corner of the building. Instead of our view being a bit of greenery our view is of 3 other apartment buildings. I was told they had a computer glitch that inverted the layout of units and the unit I applied for wasn't available. They gave us the extra 2 weeks of free rent (2 months total) to try to make up for it. I guess their system does work like that after all. On the move in day (August 30th) we also let them know our apartment wasn't clean, there was dirt and dust from the construction all over the apartment. We checked in on this twice and didn't hear anything back until September 12th letting us know the earliest the cleaning crew could get there was Monday September 16th. Over 2 weeks after we signed the lease. There was a good deal of other minor issues: a nail found in the closet of our child's bedroom. A good deal of knicks and dents on cabinetry and appliances both in bathrooms and kitchen. There is also paint on some of the moldings and appliances. Apparently, the cameras placed around the property are policy for the construction crew they have on site. However, one of the cameras is level with our 2nd story apartment which is uncomfortable. The base of the camera blocks the sidewalk to the closest entrance of our building which was pretty inconvenient for move in day. As well as the construction happening on the back of the property causing one of the entrances/exits to our building to be closed. Overall, it just seems like it is a rush build that is understaffed with ownership/leadership that doesn't care.
We love it here so much!! The apartments are very spacious and feels like home. We also love the location. We can not wait for the amenities to open up!
The overall experience from viewing the apartment, completing the application, to move in was a swift and smooth process. The staff here are excellent and very helpful. Everything is brand new and beautifully finished so that’s exciting! The apartments are quite roomy. My king size bed fits nicely. I just wish there were more handicapped parking.

The management team has been very helpful with the move in process! They have fixed problems quickly and have answered any questions I have. I love the tall ceilings in the room which makes it feel more spacious. I am excited to start living here!
Everyone is the office is super nice and helpful. The neighbors and their pets I have meet walking have been very friendly. 10/10 highly recommend!!! I do not have anything negative to say about the apartment. I love it here.

I've had a positive resident experience so far. The community is well-maintained, and the amenities are a great bonus. The staff is responsive and friendly, always willing to help with any issues. My neighbors are courteous, and the overall atmosphere is peaceful. Overall, it's been a comfortable and pleasant place to live.
Clean, modern and comfortable apartment with amazing views out to the marina. Great location. The host was friendly and helpful and enabled us to have an early check in which was greatly appreciated

I love the community. My only complaint is no one is friendly, also I think it will be a lot better if they gated the entire community. It doesn’t make any sense to have a code to get in if the rest of the apartment is open. But it’s quiet, and I feel safe.
Everyone has been very nice and extremely helpful. I’ve really enjoyed living there thus far. I am however ready to enjoy the promised amenities like the pool and gym that were on the website but are not finished yet.

I love this place. Everything is so nice and new. The staff is very friendly and does everything they can to help and ensure comfort. There is construction across the street that is extremely noisy but for me, it’s no issue. Just something to think about if noise bothers you. When the project is complete, it wouldn’t be a problem.
The apartment is very good the only problem is the noise made by the neighbor living above me. There is lack of insulation to minimize the noise
I love it here! the staff are always so polite, friendly and helpful. Whenever I have problems with anything in my unit they are so quick to solve it the same or next day without an issue.
My experience getting into the apartments was awesome! Everyone was so helpful and kind. When I viewed the apartments, it was everything it claimed to be. Nice, clean, modern, private, there’s nothing I don’t like about this place!
