I often see homeless people near mailboxes. One night when I was trying to open the mail but couldn't get to it because there were big cockroaches crawling around the boxes, a woman came up to me and asked if these were my boxes, they were dirty. She said that these weren't my boxes and she took them and left the complex. Apparently this is how they steal mail. Now I understand why my packages never reached me. Everything is clear.
Spite saying that it’s new and updated we pretty much had everything replaced since we lived here AC garbage disposal, washer and dryer over flooded and they said they were going to replace carpet and padding, never did. Pool is always dirty, filters never emptied. Bushes are overgrown and dog poop everywhere. Takes maintenance forever to respond, management just says yes and agrees to what ever you say to get you off the phone.
This place is an absolute nightmare. I could go make a list of grievances a mile long over my three years of tenancy, but let me keep it short and simple for you. This place will take your money and light it on fire, literally. This place had several fires over the course of two months and neglected to notify residents of the possible saftey hazard of just being in the hallway. My apartment was 3 doors down from fire number one and I was not sent any notification of the danger that was outside my door. It took two more lights exploding and two months to replace the fixtures and nothing was done in the way of recompense. Also, try to have another mailing address or P.O. BOX, cause they have a thief in the complex and it only takes a slight pull to open over half of the boxes there. I’ve had packeges lifted from my front door and if it’s in that mail room, get friendly with the mail person so y’all can sync up cause if you wait a half hour, you’re not getting you package. Rent will raise 20% with no explanation and worsening conditions, if it hasn’t burned to the ground. I would do the best to stay away!!
I moved a month early but paid my final month. I get pictures of the AC being dirty, the carpet stained from the bottom and more. The AC was left the same exact way it came. The carpet and stains were not mine. The shower needed to be resurfaced but they said they’ll do it when I move due to the chemicals and my dog… now they’re charging me? The stains were old and no one pulled the carpet when I moved in. Who thinks about that when they move in? It’s run by RPM Management now and they’re literally impossible to get ahold of. They responded back a week after “all fees are valid please make your final payment”. I enjoyed my time here but knowing what I know how and the lack of customer service and how they force you into paying or it will hit your credit, I wouldn’t waste my time. Be warned. You’ll need legal counsel.
They advertise gated security, but I have lived here less than a week and packages have already been stolen from my home. I work long hours and I can't run home to collect my items before thievery occurs. Now I have to either spend more money on a package locker across town or buy an expensive ring doorbell system. Hopefully I will be making more money next year and can afford to move to a nicer place with better security. Honestly fearful of break-ins now.
I lived in this condo for two years, and when I left the administration claimed that I did some damage to the apartment, carpets, bathroom, and in fact everything was in good condition, they didn't return my deposit and I didn't get a return.
Port Royale might be our favorite apartment complex of all time. Our move in went seamlessly (thank you Blair!) and we're already enjoying the many perks within the well-maintained grounds...pool by the water to watch boats go by, dog park for our furry kiddo, bbq grill, nice gym and garage parking. The apartment has a nice kitchen, large living room and great water pressure. Tenants honor quite hours and we've already met some wonderful people. Happy with our new home.
Front office doesn't care, and seemingly has no clue. Everything takes 4 emails, 10 phone calls, and you still get charged $50 because they changed their email without telling you so THEY didn't get the insurance renewal. Want to move from a 1bedroom to a 2 bedroom....better call the front office every day and hope they remember talking to you yesterday. Only to be told no. No "list", and obviously zero inter-office communication.
The maintenance manager, Anthony, is an absolute treasure! He makes sure to assist with needs right away and ALWAYS has a solution. The team has gotten so much better since he’s arrived! It is nice to live on a property where the staff is present and attentive to their residents. Thank you to the maintenance crew for all your hard work! You are appreciated!
I lived for a year and was great ! the pool by the intracostal is fenomenal, they have wine and cheese sometimes by the canal ,the pool is beautyfull , the apartment is awesome , the manager and staff are great!
The office changes companies every few months. There's always a new group taking over which means updating payment methods, changing fees, it's a mess. On top of that, they do maintain the outside to entice new movers BUT the apartments are trash. I'm telling you, you WILL find multiple problems with your apartment when you move in. They WILL wait for you to complain (A LOT) until they fix, if they don't hear from you, they will just let you live with the broken stuff. The walls are PAPER THIN. You can hear everything from all sides. Good luck trying to sleep! For your own sanity, STAY AWAY FROM THIS PLACE.
This place is a complete DYSTOPIA. I don't know where to begin, but if you are looking for a tranquil, safe, peaceful place for you or your family, this is not it. Once the place loses is facade after your first tour of the property get ready for it to reveal itself. It's pretty obvious that the management doesn't care about you once you are a tenant. You better hope you have no major problems, and trust me they will come. But management and the maintenance team will continue to ignore you and brush you off. They will keep denying anything is broken because they don't want to put out money to replace things. I've lived here for 2 years and have never had a worst living experience. I was looking for someplace peaceful and safe. I'll start off with the landscaping 5, sometimes 6 days a week often from hours 8:30- 2pm sometimes. Do you live revving motors, chainsaws and leaf blowers to wake up too? This could be perfect for you then. This is where their whole budget goes, since it's clear the buildings are falling apart due to termites. Or maybe they could invest in some security cameras as residents suggest to help prevent crime. But hey, at least the pool area looks pretty! Then we'll move onto the neighbors. I have never been exposed to such scum in my life, and they let it in. Drug addicts, and criminals who bring in drug activity to a GATED COMMUNITY. My car has been vandalized here 2x right in front of the leasing office in broad daylight. And when me and many residents have made the plead for cameras for protection it has been brushed off. My car was first egged by a tenant that they placed under me who should have never been allowed to live in this property. He then retaliated again with spray paint. Management's response to this was atrocious. Not only did I have to reach out 2x before hearing a peep but they then not offered an apology or solution, but told me they were not responsible and also that they can not guarantee this wouldn't happen again to my property or anyone else's here at Port Royale. Renter's beware, this place is not family safe as it may have once been a few years ago.

I've been living here almost 6 months and would highly recommend Port Royale Apartments to anyone who is looking for a nice place to live. When moving in we found everyone at the leasing center to be friendly and helpful. Blair found an apartment for us quickly and with the criteria we were looking for. In the following days, Blair and Scott- the Leasing Manager, helped us smoothly through the rental process. After we moved in everyone at the leasing office including Jessica -the Property Manager, Stephanie - the Assistant Property Manager, Max and Oliver have been pleasant and helpful. The Maintenance Department including Dave and Chris have been very efficient in fixing an A/C issue and other minor repairs. Another reason why I recommend Port Royale Apartments is the buildings and grounds, including the pool areas, are kept neat and clean. Dave M.

Miserable experience and it continues even after moving out. During my time at Port Royale, I had several issues. Aside from fees being added to my bill that were not disclosed when I went for a tour, maintenance entering my apartment WITHOUT my permission, maintenance using my bathroom while doing work while I'm not home, cabinets were not installed properly causing gaps where my cats could get in (I was told this is NOT managements problem), AC did not work properly from May-Aug and again from Feb-Mar with leaks in my apartment, management is denying they verbally told me I could move out early without penalty. My March bill was prorated for early move out BUT I was then billed for the next month. Management now denies they told me I would not be charged and will not take my calls. The Regional Manager has also ignored my call and has not called me back based on my voicemail. They only accept written proof (which I have of my revised move out date but no mention of charges) and have amnesia when it comes to what was discussed over the phone and at the leasing office. They only sent me ONE bill which I called the leasing office, disputed and they agreed I did not owe. They did not send additional bills or call to follow up on the open bill and then sent me to collections. As an accountant, I know this is not proper treatment on trying to collect on a bill. DO NOT LIVE HERE. IT IS ABSOLUTE HELL.

Nice staff and wonderful community. however, the quality of the apartment units are poor. The units are full of bugs and spiders since they’re surrounded by so many trees. The washer and dryer are outdated. When they removed the carpet they didn’t make sure to seal the floors. Anytime, my neighbor is smoking marijuana, you can smell it. it’s a great community to live but the apartments need some major improvement.

Don't let the outside grounds fool you. Look at the paint on the front doors of several apartments; the terrible paint jobs are a true reflection of what is inside - low quality material that is poorly maintained. The staff is sub-par and terrible at corresponding.
Port Royale is absolutely gorgeous, from the entire community grounds to the new resident's lounge & pool on the intracoastal. We were lucky to grab one of the renovated apartments (on the water!) and it is beautiful. They did an excellent job with the remodel! The office staff have all been very helpful with the move in process. I am so thrilled we found Port Royale!
I have lived here over 5 years becauae of the view. Will move and pay more when lease comes up. Conditions of the building have gotten worse with less of a response from the staff. Elevator hasnt worked in over 2 months, people allowed to walk their pit bulls off leashes, and mold has gotten worse. Have found 3 apartments nearby that have a better record protecting their tenants. Buildings are older and not kept up very well. Would not recommend Port Royale a lot of better options.
they claim that all this bad stuff is from old reviews and they're under new management, don't buy it. these are the most dishonest people I've ever dealt with. Told me I had one lease break option which made me continue paying rent for June, then when it came to move I find I had the other and had to pay 2x rent or collectors woukd be after me. Scammed me for about $1300. a/c broke every month, Windows leak when it rains and there are still termites frquently. Don't move here just because it looks nice. Looks are just as deceiving as the people they employ.
This is the second time I have lived in this development, and I am glad I returned to an even better layout and location in this hidden complex off of the intracoastal waterway in northern Fort Lauderdale. The management is very accommodating and helpful. The grounds are maintained well. There are two pools and a gym on-site that has something for everyone to get/stay in shape. It's a beautiful complex with breathtaking views of the waterway and fellow neighbors' residences!
This location is perfect for anyone looking for a clean and relaxing environment. Feel safe with 24 hours of Security. Not only that but, also 24 hour gym access. The pool is great for pool parties with a grill on the location. Close to local stores, there is always somewhere to go for your household needs. There are also fantastic restaurants near the area. One restaurant is located right outside the community, open late. With a variety of dogs this is a very pet friendly place. Your furry little ones will feel welcomed.
small space, very little storage space, they transferred me from old unit because a/c unit leaked and flooded unit, moved me to this unit, 411, where the a/c unit leaked again AND they are charging me more rent for this unit than they charged me for old unit. :( I wish I could get out of my current lease but I was downsized to part time at my job and can't afford to move. Please help me get on my feet with free rent for some time, that way I can replace my car that was totaled in crash, get a better job too. Have a blessed day.
If you are looking for an affordable, dog friendly place to live, Port Royale is the apartment complex for you. There are many beautiful green spaces with fantastic Banyan trees here, and the residents are very conscientious about picking up after their pets. With two pools (one on the intercoastal), grilling areas, a basket ball court, a work out room, and a racquet ball court, you will have no trouble finding a way to relax and have fun. Also, restaurants and stores are just a walk away. It can be hard to find an affordable one bedroom apartment in a gated community that includes central air, a dishwasher, a washer and dryer, a porch, a microwave, storage, and blinds, but Port Royale provides it all. Even though the one bedroom apartments are a bit small, the designers really made the most of the space. More importantly, the walls are pretty solid; I rarely hear my neighbors. While the parking lots could use a little work and the exteriors of some buildings need a lift, the staff are helpful and friendly, and they get maintenance done in a timely manner. I love my apartment.
The apartment is very comfortable inside and has a nice look. The AC unit is old... And does break downs every month or two. The amenities are nice too. However, the monthly asking price (~$1900) for 2 bedroom is a little high in my opinion. Overall, worth checking out if you are a young professional in Ft. Lauderdale!
My son and I have lived here for 3 years. We moved in while he was still in school and now he is an 28 year old young man and ready for life's next adventure. I went from a single mother working in the corporate world to an entrepreneur owning her own business and engaged! Our lovely apparent grew and changed with us over the years and I will always be grateful for our REAL HOME. xo
The entrance to the community is good looking and inviting. The guard at this gated community was super helpful. The leasing professionals in the office were all friendly, helpful, and the rental office is gorgeous with great views. I cannot say enough good things about this place but you almost have to see it to believe it. The pools and fitness centers are higher quality than at other places I looked.
