Property Ratings at Port Royale
The staff at Port made applying and moving in a super easy process. I was coming from out of town and needed to rent sight unseen. Penny took pictures of the apartment I was interested in and sent them to me which really helped me make a decision. I was able to apply online and complete the entire process before I got to town. It made moving much less stressful. Once I arrived the apartment was exactly as promised.

I moved to Port Royale in January and moved out in April. While it was definitely expensive, once you’re actually living here you will see why! Apartments are so well kept as well as the grounds, pool, leasing office. Lots of beautiful hummingbirds will visit you if you put out feeders! It was so relaxing, I felt like I was on vacation during my stay. I had signed a one year lease but unfortunately had to terminate early due to personal circumstances. They made the process easy and straightforward. The employees running the leasing office were always so friendly to me, and so was the maintenance staff! I already miss my cozy apartment and balcony. If you can afford to live here, I promise you won’t be disappointed!!
So this was the first place that I lived after leaving the Army. The main selling point for me was convenience. Most apartments have community laundry vs. Port Royale has washer/dryer in each apartment. Convenience was not worth the overall cost. Now I understand they are a business and in it to make money, I have no delusions about that. I promise you, once you give them money...you will never see it again. Application fees and pet application will cost you $500-$600+. The deposit, and additional one if you have a pet...are gone. You have no change of getting them back, they are dishonest. When you move out regardless of how much time you spend cleaning they will charge you a fee to clean the apartment and a fee to clean the carpets. Also if you plan to extend the lease expect an increase in cost per month. My rent went up ~$60 because I renewed, and it will keep doing so until you move out. When moving out make sure you provide the 60 day notice as once they realize you intend to leave, the customer service stops. Unfortunately every place I've ever lived prior to this just required a 30 day notice. They will tell you they left a "letter" on your door for you, and if you don't get it then tough. There are community rules that are selectively followed. They will tell you a weight/breed limit on dogs, that you can't have grills, etc. but as you go through the complex you will notice it isn't followed. They will fine you though if they feel like it. Also if you have a dog expect monthly threats of a $75 fine for not picking up after them, even if you always do. If you're going to live here, anticipate that moving out to will cost you, on top of the deposit, upwards of $1,000 as they will hit you with any fee that they can. No matter the reason for you moving to Sierra Vista, there is no reason to waste your money at Port Royale.
Port Royale apartments are actually really great places to live! They can run a bit pricey, but they are absolutely worth it. The property is beautiful, the apartments are lovely, and you definitely feel cared for and at home. Any issues you might have are addressed in a timely manner, and the staff are all really friendly.
In August 2014, I needed a place to stay for myself for a year with the potential to accommodate my family, wife and three children with two dogs, the following year after my oldest son graduates from high school in another state. I chose Port Royale Apts (and would choose them again) for the following reasons: 1. Location. It's conveniently 5-7 minutes from the apartment gates to the Van Deman gate of Fort Huachuca, AZ taking the bypass. Other than exiting the property, getting to post are right turns which is convenient if you're in a hurry. 2. School. There is a K-12 school right next door that allowed my youngest daughter to be walked or dropped off at school in 2015. Several children in the apartments attend the neighboring school and a group of them would walk to school supervised by either a teacher who also lived in the apartments or one of the apartment staff. 3. Atmosphere. The atmosphere of this community suited families and quiet professionals. We never had to make a noise complaint for the 15 months we stayed there and all of our neighbors were very considerate. The grill, pool, gym, and main office were well maintained and available throughout our stay. 4. Parking. All residents received one assigned covered parking and all uncovered parking was first come first serve. For a family with three cars, we surprisingly did not have any issues getting uncovered parking throughout our stay. They also rent out garages which were not available in some of the others communities we considered. 5. Staff. Kelly and Amber were courteous, friendly and professional. They were always attentive and responsive to our questions and concerns. Mike and the maintenance staff were responsive and knowledgeable. Their entire staff would respond or complete a maintenance request the same day or within 24 hours. Port Royale houses a lot of military personnel and are very understanding of military concerns. Moving out was expedient and they had several cleaning services that were reasonably priced that we used for our move out. We would choose Port Royale Apts again if we needed to stay in Sierra Vista, AZ again.
We needed a place to rent after our house sold and we were waiting for our custom home to be finished. Port Royale offered month to month (corporate rate) and we wanted unfurnished so that we could put less into storage. They also have very nice single car garages for lease on site, which we used as a storage unit for our excess that wouldn't fit into the apartment (we were coming from a 1500sq foot home and the apartment is about 962.) Our garage was conveniently located directly in front of our apartment building. Kelly and Amber were incredibly professional, helpful, and pleasant. We loved going by the office to pick up packages and chat. The office always has coffee and snacks (some days danishes, some days cookies) and always fun candy in the candy dish. The apartment complex boasts an on site gym (with a brand new treadmill), a community room with computer access and foosball, and a community kitchen/party area that can be reserved and rented, I think. The pool was just resurfaced right before we moved in, and I enjoyed a few afternoons laying in the sun and cooling off in the pool. While we lived in the apartment, we scheduled a few maintenance visits such as routine bug spraying (during the monsoon season it can get buggy), filter changes on the AC, and such. When we turned in our walk through list, the apartment staff took it upon themselves the fix items that we had listed were in need of service (unclogging drains, etc.) I've never had such service in an apartment. We truly enjoyed our stay here. They were so gracious with our unknown timeline (contractors said house would be ready in 'two weeks' for about three months straight.) We let them know our situation up front and they were very accommodating. In addition to these things. they held a community night where they gave away Papa John's pizza to residents who showed up for the event and we mentioned our friends lived here and for a referral bonus, they received a very nice check (I think it was around $200 or so.) Would recommend this property to anyone looking for a quiet, well kept, safe apartment complex (it is gated.) They grounds are very pretty, we loved the fountain in the front and the main office is so nice you could forget you are in Sierra Vista (we don't have the newest architecture here, except for some restaurants.)
Port Royale boasts being the only Green Apartment Community in Sierra Vista, AZ - not only in its recycling efforts, but Army Green, with a large part of the community serving at nearby Fort Huachuca. This "quiet" community with scenic views offers more than an apartment, it offers a home.
